Consumer Complaint: we have been making payments to the company and they are not crediting us for the account but still charging us financial charges and then refusing our payments and are not responding when we ask why, we have emailed and talked to them on the phone and still we get no place. its affecting our credit score and our bill goes up and they offer no line of credit, they our a company that bought the loan off contrywide home loans. and we never agreed to any terms or did the ever try contacting us. we are sending money to servicing and they accepted the first payment then refuse payments after that money sent to servicing on a weekly bases and they did accept and credit account then refused the other weekly payments this is not right please help as they are hurting our credit score and we are unable to refinance due to them

Consumer Complaint: We closed on a loan earlier this year and Specialized Loan Servicing is handling our loan, including the escrow. We have received letters from the city of XXXX stating our tax payment has not been sent- even though there is plenty of money sitting in the escrow account. I've called them several times and they said they would do it- in fact one of the reps was extremely rude. I called city of XXXX yesterday and it has not been paid- and was told my husband and my name would be posted in the newspaper and folks who don't pay our taxes! It's very concerning that another company can be holding our money but our reputation gets ruined because they haven't our bill. Really disappointing.

Consumer Complaint: Our Mortgage company, Specialized Loan Servicing is trying to foreclose on our home. We have been in contact with them to try to get a modification on our mortgage and was caught up on payments as of XX/XX/XXXX. Since then we fell behind on payments due to Covid19 and us being laid off from our jobs. The amount of the mortgage is {$2400.00} and the interest rate is 5 %. The mortgage company has refused to work with us for a modification and has put our home into foreclosure. My wife and I want to keep our home. We are the original owners for 42 years now. On a letter dated XX/XX/XXXX we received a letter from Specialized Loan Servicing stating that they received our recent request for modification, however, on XX/XX/XXXX we were advised that our request was denied because Specialized Loan Servicing put our home up for foreclosure sale.

Consumer Complaint: On or about XX/XX/XXXX, Loan Number # XXXX serviced by Specialized Loan Servicing, LLC ( hereafter called SLS and corporately owned by XXXX XXXX XXXX XXXX Specialized Loan Servicing, LLC ) was paid in full by wire transfer. Forwarding address was provided at the time of payoff thru the Settlement Attorney. SLS claims to have sent a check to the former property and the forwarding address. An overpayment of in excess of {$650.00} was made and the refund ( as of this complaint ) has never been received. Many attempts have been made with SLS and without any follow up. Recent attempts include XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX. Other calls have been made and can be research if needed. The reply given today is that the refund is too old for SLS to provide a refund but that they would continue to research the matter. Supervisors have been requested but are never available and the Corporate Office has an endless phone transfer system. Lenders and Servicers are required under both Federal Law ( 12 US Code Cite 2605 and 1024.17 Escrow Accounts ) and in the Commonwealth of Virginia ( Chapter # 16,6.2-1618 ) to refund escrows and provide a timely accounting. Help is needed to secure the overpayment and returned to the borrow without further delay. Also, the original recorded Release or Satisfaction of Mortgage was never received ( although a copy was provided by email ).

Consumer Complaint: Specialized loan Servicing, the mortgage servicer who currently service my loan, is refusing to have funds applied to a monthly pmt. I had made a pmt on XX/XX/XXXXwhich would be for the XX/XX/XXXX monthly pmt. They refused to have the payment be applied to the monthly payment. They applied to the principle balance. I always tried to pay my mortgage in advance, incase of financial hardship, which I'm and going through now. I may now default because unable to make monthly payment and need the cushion of the payments to be paid in advance. Speicialized loan servicing is causing a financial hardship by not applying payments correctly. On top of not applying funds correctly they refuse to send out informational statements about the account status. I have made three request for information statements to be sent out, all have been refused. They refused to make any corrections on how funds have been applied to my account, which makes me question on if other payments may have been missed applied

Consumer Complaint: My COVID-19 forbearance plan expiration is near, so I inquired the workout options available. I was requested to submit a loan assistance application for review, but the only options available are deed in lieu and sale of property. My intention to enter a forbearance plan was due to the fact that tenants residing at the subject property had been unemployed, unable to pay rent. This situation affects my ability to make mortgage payments. Without rental income throughout the forbearance period, a reinstatement or a repayment plan for the missed payments during forbearance is near impossible. Tenants are now able to make rent payments regularly, but payment deferral is not an option offered by SLS.

Consumer Complaint: At the beginning of the pandemic approx. XX/XX/2020mortgage companies offered their customers a break from payments if they were affected by the pandemic negatively. That break was called a forbearance. I was offered a forbearance and took it. I had asked the mortgage company if it was all going to be due at once or if other arrangements could be made. They assured me that other arrangements could be made for repayment other than a lump sum. These other options included modification, or adding the payments to the end of the loan. The total owed after twelve months is around XXXX, They will not offer me any options other than lump sum repayment or sale of property. I feel as though they are going to steel my home. I have been here for 25 years. What an abuse of a system that was supposed to be used to help people keep their homes not loose them. Please look into this. Consumer Complaint: Closed on new home XX/XX/2020 with XXXX XXXX and attorney. Mortgage XXXX Made payments to XXXX XXXX until I was notified that my loan had been sold. I made a total of XXXX payments to XXXX XXXX for XXXX, XXXX total {$1600.00} on XX/XX/2020. On XX/XX/2020 I began paying SLS {$800.00}. The first payment they received they put in a hold account without notification to me. On XX/XX/XXXX they applied 199 % of the {$800.00} to the principle on the mortgage because they said I never directed them as to where to apply the funds ( didn't know the funds where in a hold acct ) Now they are trying to increase my monthly mortgage payment under the guise that I do not have enough money in my escrow account. I would note that my taxes and insurance are included. Taxes increased XXXX and Insurance increase by {$190.00} per year which would justify a {$1600.00} increase IF MY ACCOUNT WAS SHORT! I have spoken to numerous customer service agents who told me " there was nothing they could do '' to " I will have the money transferred '' and you will be all set. In XXXX a CSR told me to pay XXXX and when the money transfers back I should be caught up. So I paid an additional {$110.00}. It still has not been resolved and as of today they are starting to charge me late fee 's and talking to me like I'm a dead beat.
