Consumer Complaint: I live in XXXX, Fl our city was affected by the hurricane Irma, my mortgage company Mr Cooper offered us a program of no mortgage payment for up to 6 months without any repercussion and now they tell me that I have {$10000.00} that I have to pay or make a modification for the accumulated payments, I feel deceived and frustrated because they did not explain this they offered a fictitious program because they did not have any program, they decided the program in XX/XX/XXXX 3 months after the hurricane, after they deceived with their supposed help to thousands of people, as dare to play like this with people we are always citizens who lose out with our pocket we are never protected by anyone they are scammers. Excuse my frustration

Consumer Complaint: Mr. Cooper is publishing a claim to a Debt that is not legally owed. Mr. Cooper has instructed several 3rd parties to publish a Debt Collectiot which violates the FDCPA. Mr. Cooper has instructed several parties to claim two locations of an Auction to take place on XX/XX/2018. The auction sites and websites are different from the Notice of Sale. This publishing is causing extreme harm. Two auction sites recorded on public records on the same date with two entirely different locations. And Mr. Cooper is causing SLANDER OF TITLE ; DEFAMATION OF CHARACTER AND TARNISHING MY BUSINESS REPUTATION BY publishing to a local newspaper claiming a debt is owed that is not owed, and not legally entitled to make such claim and additionally instructing to publish now another 3rd party XXXX XXXX XXXX is owed this debt. No such party is known or found exists. Nationstar - Mr. Cooper has instructed 3rd Parties to Publish a a Debt Claimed as Owed, which is a violation of the federal discharge and no such legal debt is owed. This violates the FDCPA the Fair Debt buyers act ( being a prior time barred debt ) as well as discharged. This is causing a " Defamation of Character Statement as Publishing in a Newspaper FALSE CLAIMS OF DEBT OWED and these " Untrue claims '' are tarnishing my reputation, causing harm to my business interfering with my business income. Furthering a Slander of Title and causing a Federal and State XXXX laws violated and FDCPA Violation. Causing and Instructing 3rd Parties named, as XXXX XXXX to publish a " debt as owed '' knowing this is false. Causing harm to my entire reputation by instructing 3rd Parties to publish in a local Newspaper XXXX XXXX claims that a debt is owed. This is causing great distress. and is violating the federal bankruptcy injunction that was discharged and no longer legally owed. This " Debt Collection Practice '' must immediately cease. This must immediately be stopped. This is false information and including trickery, which is illegal. In addition ; Nationstar aka Mr. Cooper is directing " other 3rd Parties '' including XXXX XXXX of XXXX XXXX, to publish a falsely claimed debt, and an Auction to be found on a site that is non existent. Then found on public records, an Auction referencing a sale to take place at a location owned by Nationstar that is " out of the State ''. There are two separate auction locations, two separate locations instructed to find details ; and none of which match. This is causing extreme harassment to threaten a foreclosure by false information published and provided. Attached show a different location to take place in XXXX on XX/XX/2018. Each communication is causing massive harm and confusion. The MLS is a local realtor MLS that publishes out to many sites having over 100K views. Attached is the Published Slanderous Newspaper showing a Collection of Debt claimed knowing this is not true or valid. Attached is the Notice of Default - which violated the CFR 1024.41 as a facially complete package was acknowledged and received. And that NOD reflects claiming a Debt Collection Attempt by a Debt Collector named as XXXX XXXX instructed solely by Mr. Cooper 's directing this false publishing.

Consumer Complaint: Our office represented the buyer of the property located at XXXX XXXX XXXX XXXX, XXXX, TN XXXX in a purchase that closed XX/XX/18. Mr. Cooper holds the seller 's mortgage secured by the collateral property. Mr. Cooper provided a payoff estoppel letter dated XX/XX/2018 that had a payoff figure of " Total Amount to Pay Loan in Full ( through XX/XX/18 ) '' of {$250000.00}. Our office remitted {$250000.00} by wire transfer XX/XX/2018 and received a wire confirmation from our escrow accountant at XXXX XXXX CST on XX/XX/18. Mr. Cooper then returned the wire to our office without explanation over 10 days later on XX/XX/2018. We contacted Mr. Cooper that day by phone but the representative was not able to provide an explanation. In a quick XXXX search, we found a notice of foreclosure and contacted the law firm referenced in the foreclosure notice. The law firm as similarly been unable to help in resolving this situation. Mr. Cooper is refusing to honor the payoff statement dated XX/XX/2018. Mr. Cooper has now provided an updated payoff statement good through XX/XX/2018. On Wednesday XX/XX/2018, a Mr. Cooper representative furnished the payoff statement good through XX/XX/2018 and verbally verified an additional {$700.00} was claimed owed. In an effort to resolve the dispute resulting from Mr. Cooper 's failure to honor its own payoff statement, our office remitted {$250000.00} by wire transfer and received confirmation of the transfer from our escrow accountant at XXXX XXXX on Wednesday, XX/XX/2018. Mr. Cooper acknowledged receipt of these funds in a phone discussion with the seller 's title company yet on XX/XX/2018, claimed yet another shortage was now owed in the amount of {$850.00}. The seller 's title company wired this shortage to Mr. Cooper on Wednesday, XX/XX/2018 and the confirmation references the transfer was completed XX/XX/18 at XXXX XXXX EST. Mr. Cooper has now called our office and requested by phone an additional {$1600.00}. Mr. Cooper has failed to honor two written payoff statements and three verbal payoff confirmations at this point.

Consumer Complaint: I had a mortgage with Nationstar Mortgage ( account XXXX ) that was foreclosed. The mortgage had been passed to several other sources including XXXX XXXX XXXX ( account XXXX ). The first delinquency prior to charge off was prior to XX/XX/2011. But it has been passed around so many times that each company updates the date of last activity to when they got it. These accounts are OUTSIDE FEDERAL OBSOLESCENCE. and need to be removed. I have disputed them with XXXX XXXX and they have remained. I disputed it with the bureaus and they left them. I am filing this against the mortgage companies now

Consumer Complaint: I have a mortgage with Nationstar now known as Mr. Cooper. I was filing an appeal regarding my taxes and since I had not had my appeal hearing the taxes due were 85 % of the possible taxes due. Nationstar paid this amount. Early XX/XX/XXXX as a result of my appeal there was an additional amount due of {$240.00} due. I received a past due bill from the county. I contacted my mortgage company on XX/XX/XXXX and was given an address to email the bill and was told it would be taken care of. Well it hasnt. I called back about 10 days later and spoke to a XXXX who advised that she had escalated it and that it would be taken care of by XX/XX/XXXX. Still not handled. I called yesterday XX/XX/XXXX and spoke to XXXX. She said I didnt have any past due taxes. I explained the situation to her again and she advised that if it was approved it would be paid within 5 days. I asked to speak to a manager. I spoke to XXXX and she advised that she would send the information again and that it would take 5 days but told me that she would contact me today. I heard nothing. I have an escrow account with them and they are not taking care of this issue.

Consumer Complaint: In XX/XX/XXXX-XX/XX/XXXX I was in the process of trying to settle an old mortgage with XXXX and, unfortunately we could not reach an agreement. Approximately 10 days ago I contacted XXXX to try and settle the account and after speaking with the representative, we were again unable to reach a settlement amount. During the conversation, the rep mentioned that the reason we had not heard from them was that there was a " Cease and Decist '' letter on file. The rep then asked if I wanted to remove the letter so they could contact me regarding any specials or promotions and I declined. She attempted to persuade me to remove the letter a few more times and I said no. Then 2 days ago, my wife received a voice mail with an aggressive message from the rep stating we needed to call right away! I can not believe they would blatantly disregard our Cease and Decist letter and also our request via phone to not be contacted. This is NOT ok.

Consumer Complaint: I was given an amount to get my house out of foreclosure that was being auctioned on XX/XX/18. They said included were all fees, attorney, interest, late fees principle etc. I paid the amount on XX/XX/18 and the auction was ceased. When I received my new monthly bill which should have been for just my monthly mortgage payment of {$890.00} they tacked on additional fees totaling {$360.00}. I asked for the quote that was given to me that totaled the reinstatement fee {$9500.00} and was told they can not send that to me even though that is what they quoted and I paid. So I asked also for the tapes from the last 3 month of the conversations between me and Mr Cooper and was told I can not have them either. If I wanted both of these things I would have to get a subpoena from the court to get the quote and tape copies. Lastly, they state they are my mortgage provider than they say they are a debt collector, which are they? I was in the wrong on getting back on my mortgage due to different life changing reasons, this is highway robbery that I feel they are doing to me and probably others. Any help that I can get to receive what I have asked for and to get the {$360.00} removed from my account which I really feel I do not owe. I've been charged enough and paid for it. Thanks

Mr. Cooper has not since it took over from Nationstar Mortgage reach out to me to discuss the issues concerning my HAMP Loan Modification which I applied for in XXXX, and which is yet to be resolved. The foreclosure sale notice which I received from XXXX XXXX, XXXX claimed that I should find a copy of the advertisement of the foreclosure sale as published in XXXX XXXX XXXX ; that is not true. The claim is false as I did not find any copy of the advertisement enclosed in the letter.

Consumer Complaint: I filed a chapter XXXX bankruptcy in XXXX, which I did not include an reaffirmation for my mortgage in the bankruptcy agreement. My bankruptcy has been closed. I've been paying my mortgage over the years, but the mortgage company will not allow my mortgage payment status to report on my credit report. The mortgage company has switched hands four different times since I purchased the home in XXXX. The mortgage company I have now is telling me they need a copy of the affirmation agreement from my chapter XXXX bankruptcy. I'm unable to provide this information because I did not include a reaffirmation agreement with the bankruptcy. My mortgage is the biggest asset I have and it not reporting on my credit report has affected my credit tremendously. I'm unable to obtain credit or purchase things. Please help me. I think this is so unfair. I even spoke with my bankruptcy Lawyer who assisted with my Bankruptcy in XXXX and she suggested I contact CFPB to file this complaint. Please please help me. This mortgage company has been accepting my payments faithfully for many many years, but won't allow my payment to appear on my credit report. I think this is an injustice and something needs to be done about this as soon as possible. Thank you

Consumer Complaint: I paid XXXX on my mortgage in XXXX with XXXX XXXX XXXX XXXX. The branch I would normally use was vacant suddenly in XXXX, so I went to the next tired over to that branch. In XXXX, they sold my loan to Nationstar and I requested my payments log. The 3 payment I made in XXXX are no where in the paperwork. Nationstar has been saying I'm behind since they bought the loan and I can't refinance but these payments XXXX were never applied, thus showing me as behind even though there are no missed payments and had been on auto pay. I've sent both companies this receipt and asked to update my payoff amount to reflect the payments for the receipt I have. I've sent notice of Error letter certified mail, fax, and email. Nothing. I figured XXXX wouldn't correct the ER they made so I sent Nationstar/Mr. Cooper this info twice and they won't acknowledge not update my loan either. I want to pay off my loan but I can't get an accurate payoff amount and they're saying I'm behind but I'm not, the payment was never credited to my account.
