Consumer Complaint: Re : Estate XXXX XXXX XXXX Nationstar Mortgage Loan Account Number : XXXX. I am disputing the above-referenced debt. I have produced to you and your organization proof of payments in several occasions and had requested the above records but in return you and your organization had chosen to ignore my claims, emails and calls. I am disputing this debt, because I have made all the mortgage payments and do not owe this debt. As a result, I request that you carefully review this matter and send me the final pay off amount. You should not report it to the credit reporting agencies and if you have already reported it, I demand that you immediately notify the credit reporting agencies that the debt is disputed and/or delete the trade line from my credit report. According to my records, which I am enclosing again, the discrepancy on properly crediting my payments began on or around XXXX XXXX when you bought this mortgage from XXXX. Reporting information that you know to be inaccurate, or failing to report information collectedly, violates the FDCPA and the Fair Credit Reporting Act. Please find enclosed with this letter copies of all payments made to this loan from XXXX XXXX up to the present for you to verify the debt in this account along of a copy of a letter sent to this company in reference to this issue.

Consumer Complaint: I have been trying since the XX/XX/XXXX to get my mortgage remodified. I have been denied this request 3 times by Nationstar. The last two times I feel are erroneous and I just submitted a 4th request. I have XXXX income, I eliminated by debt by filing Chapter XXXX bankruptcy, I totaled my car and have no real bills to pay and by doing so I reduced my monthly expenses by over {$1000.00} a month and yet Nationstar claims I still do n't qualify. I went thru XXXX and they ran the numbers and they said I was eligible. How can I still not qualify for anything after eliminating a huge amount of debt? And I keep getting the same exact denial reasons which ca n't be true because my monthly debt has been significantly reduced?! I am confused. Nationstar wants to continue denying my request so they can foreclose on my home and take it. They are not trying to work with me and their continuous denials of my request for mortgage assistance is a veiled attempt at stealing my home. Please have someone look into this. This has got to be against the law. I work very hard and am dong the best I can but how can I compete with a greedy mortgage company who is giving me the run around so they can steal my home?! Help! If you ca n't help then tell me who can because I am in dire need of assistance. Please do n't let them take my home!

Issue: Loan servicing, payments, escrow account

Subissue:

Consumer Complaint: XX/XX/XXXX my mortgage company Nationstar sent me a letter stating I was behind in my mortgage by few payments. I had just completed a chapter XXXX bankruptcy in XXXX. My house as well as my trustee payments were under strict compliance. I called Nationstar to resolve this issue but no one I spoke to could give me the dates of the missed payments. I spoke to a Hud councilor who referred me to the CFPB. I submitted a complaint ( case # XXXX XXXX on XXXX. Nationstar researched the problem and found XXXX payments that should have been credited to my account from their bankruptcy department. When I logged on to my account they had credited me with XXXX payments but then had taken one back out. I have since contacted the Attorney General for the state of XXXX as well as the Attorney General of XXXX. Nationstar has replied that now my missing payments were from around XX/XX/XXXX. XX/XX/XXXX was involved in a motion for relief during my bankruptcy. My previous mortgage co. XXXX had changed my house pymt but had not included the escrow amount. When XXXX realized the mistake they filed a motion for relief. I was instructed by my attorney to hold my house payments until the outcome of the hearing. The outcome that was settled on was for me to remit a payment of XXXX and to make XXXX additional pymts of XXXX each month beginning on XXXX/XXXX/XXXX. All payments were sent to and deposited by nationstar as they had purchased my mortgage at this time. I am not behind in my mortgage payments. Nationstar continues to send letters that I am behind and I just simply want them research this and get this issue resolved. I hope this information will help.

Issue: Application, originator, mortgage broker

Subissue:

Consumer Complaint: I had my mortgage reviewed under XXXX ; however, I was advised that since my mortgage is so low ( Est- {$32000.00} ), the fees associated with this were {$5200.00}. Per government guidelines, the fees could only be 3 %, which is around {$960.00} base on my loan balance. Therefore, Nationstar would NOT be able to do a modification to lower my rate. I do not understand why the fees they quotes are so high - {$5200.00} in origination, title, etc for fees seems to be an exorbitant amount. The associate stated he could ask for a supervisor to right off {$4000.00} in fees, but it would NOT be approved, so he was NOT going to ask. He pretty much told me that everything needs to be good for 'both ' sides ( company and consumer ) for this to happen, and that I just did n't owe enough money. I asked if I would receive something in writing, and he said no, since he was NOT going to put anything through, nor ask for an approval to 'write off ' {$4000.00} in fees.

Issue: Loan servicing, payments, escrow account

Subissue:

Consumer Complaint: My mortgage payment is collected by Nationstar Mortgage. And I am forced to pay additional funds each month into an escrow account for taxes and insurance in stead of being allowed to make my own payments. Last year I received an invoice for hurricane insurance ( also required by the lender ) directly. I paid it and submitted proof of payment to Nationstar. Nationstar proceeded to pay it as well, in spite of the prior proof of payment,. Subsequently Nationstar was reimbursed by the insurer, but has refused to reimburse me, claiming that they need it to keep my escrow account above the minimum required balance. However, as they do every year, Nationstar still increased my monthly escrow payment again for the next year. Their explanation for why they had to increase my monthly payment in spite of retaining the {$790.00} they were reimbursed by the insurance company has been totally inadequate. They simply manipulate the actual date of payments and/or escrow calculation such that the account briefly falls below the minimum balance allowed by law and then use that as an excuse to jack up the payments or in this case refuse to reimburse me for the payment I made. Finally I would like to make it very clear that Nationstar intentionally made the double payment when fully aware that they had proof in house that the payment had already been made.

Issue: Loan servicing, payments, escrow account

Subissue:

Consumer Complaint: I had a mortgage through XXXX XXXX which I had been paying on for several years. Recently they sold my mortgage to Nationstar Mortgage. When I got my statement it showed where they are charging me the legal fees for their transaction of purchasing the mortgage. They are charging me for a title search and numerous other fees which are just labeled " legal fees '' and the total comes out to {$3000.00}. I have made two payments to this company since they purchased my mortgage of {$500.00} each, however they only applied {$400.00} of it to my principal and interest and applied the other {$590.00} to these legal fees. The remainder of the legal fees has been rolled into my principal. My complaint is that I do n't see how this can be legal to make me pay legal fees and title search fees for something I did not apply for, ask for, nor give consent for. I do not see how it is legal for them to charge me closing fees for buying my mortgage when I did not ask or apply for a refinance or anything. I was not behind on mortgage payments to XXXX and actually pay extra principal with each payment. I can not fathom that it is legal nor proper for these mortgage companies to charge me legal fees and closing costs for a mortgage that I did not apply for. Please get back to me soon because they have already ripped my off for almost {$600.00} for these fees which I did not ask for.

Issue: Loan servicing, payments, escrow account

Subissue:

Consumer Complaint: We have been the victim of criminal and systematic loan fraud by XXXX different Loan Servicing Companies. First, a company called XXXX produced and had us sign a fraudulent HUD statement that appeared to make our payment appear low. When the payments were made there was an escrow shortage and the payments kept climbing. After my dad died, we had approximately {$1500.00} stolen from our escrow account by loancare and they PAID SOMEONE ELSE 'S PROPERTY TAXES WITH OUR ESCROW. They used this shortage to DOUBLED OUR HOUSE PAYMENT. When confronted, they never corrected any of the issues and they sold the loan to Nationstar. Nationstar, after discovering the criminal fraud on the HUD statement, has never corrected the issue and they have now engaged in their own predatory loan practices. The escrow due/paid each year is XXXX a year for taxes and insurance in 2015, but they collected almost {$6000.00} for this XXXX bill in 2015. The payment went up yet again and now is almost double the original amount on the fraudulent HUD statement. I think they are actually preying on widows and widowers intentionally. The fraud started when my husband died and it has accelerated. I had a complete nervous breakdown and my son had to rescue the home from foreclosure. 35 years we had a loan and no problems. This behavior I have witnessed is intentional, criminal and it needs to be stopped. The fraud seems to be concentrated around escrow manipulation in numerous forms. HELP!!!! Please and thanks!!!
