Consumer Complaint: A company supposedly affiliated with my mortgage company is requiring me to get flood insurance when we do not live on a flood plain. There is only a phone number in the XXXX to call and they refuse to tell me anything or who is responsible. They do say they are affiliated with a company that sells flood insurance. There is only a XXXX XXXX to respond to. I have forwarded documentation to them that we are not on a flood plain and sent it certified mail, but they sent a second letter saying they are buying it for us and charging it to our escrow account. I have also sent duplicates to the president of Nationstar with no response either. They are going to bill us more than {$2000.00} if we do not show proof of flood insurance. The last time this came up, supposedly our former mortgage company was using a third party called XXXX who apparently was using wrong flood maps. We have checked with our county and with the main surveying company in this area asking about getting a Letter of Map Amendment for XXXX, but were told that we should not have to spend the {$1000.00} to get it done as we are not on a flood plain. It was suggested that this is a scam being perpetrated on people who live in areas where there have been minor floods in the past year. None of our neighbors received anything from their mortgage companies and judging from the complaints filed against Nationstar, there seems to be questionable practices against their mortgagees. Please help.

I am a XXXX vet on a limited income. Nationstar wants me to pay for an appraisal and title search which will cost over {$600.00} which is XXXX % of my XXXX payment. As far as I understand, they have been taking PMI for some months after the law says they have to take it off.

Consumer Complaint: We started a refinance for the property at XXXX XXXX XXXX in XXXX, CA during the month of XXXX XXXX with XXXX XXXX XXXX. The Title Company XXXX allegedly wired the money to pay off the account with NationStar on XXXX XXXX, XXXX. However, on XXXX XXXX, XXXX NationStar began calling us requesting that we send the XXXX payment. We believed that the refinance had been completed already. We had received a check for the remaining balance of the transaction from the Title Company. However, after many attempts to resolve the issue and constant phone calls, we found out that NationStar rejected the wire for the payoff on XXXX XXXX, XXXX. The reason was insufficient funds. NationStar said the wire was underfunded {$470.00} because they were charging interest for the entire month of XXXX. They charged us late fees for XXXX and threatened to send us to foreclosure if we did n't send the XXXX payment. As of today, nothing has gotten resolved. We have sent the XXXX and XXXX payment to NationStar and XXXX XXXX XXXX has begun charging mortgage payment for the month of XXXX, but the refinancing transaction has never been fully completed because the Title Company still has the wire. How can XXXX companies be charging us monthly payments? How can XXXX XXXX XXXX be charging principal and interest on money they have not yet payed to NationStar? What can we do? NationStar has multiple people answering phone calls, but they never have put a manager on the phone after repeated requests from us to speak to a manager. They are withholding information and every time we call, we must explain the whole situation to a new unknown entity. Their tactic is to put the costumer on hold for an indefinite amount of time just to answer a question. According to Mortgage connect, NationStar refused to talk to them and to send a new payoff amount unless we had a XXXX way call. We have had multiple XXXX and XXXX way calls with the loan officer at XXXX XXXX XXXX XXXX XXXX, NationStar representatives, XXXX representative XXXX XXXX, and me XXXX XXXX. During XXXX of these XXXX way calls, we were given XXXX options. First option, to send a wire payment for XXXX and upon receiving it, NationStar would send a new payoff amount to me and to the Title Company by Thursday XXXX XXXX. We were promised that the late fees from XXXX would be absolved and the delinquent status would be removed from credit records. However, NationStar did n't send the new payoff amount as promised. I called them on Thursday. The person on the phone had me verify my email and then he said he had sent it to the wrong email and that we would have to wait XXXX to 48 hours to request a new payoff amount because his system only allowed him to send XXXX per day. I called again on Friday and they sent the new payoff amount. This time, the representative I spoke to said that it was not true that they could n't send multiple payoff emails in one day. Then I contacted the Title Company XXXX only to find out that the wire is still short. This was the response from the Title Company on Friday, XXXX XXXX, XXXX. " I am still waiting for the Nationstar research team to respond. Please ask Nationstar if we were to wire the payoff today or on Monday in the amount {$170000.00} would it be short because with the payoff demand you sent me shows the total good thru XXXX/XXXX/XXXX at {$170000.00}. That is {$260.00} higher than the wire we sent and still have. XXXX XXXX '' Option XXXX was that we continue with the so called dispute, that they would have to " research '' the situation and with no time frame as to when the issue would be resolved. We have tried to get this settled in the least intrusive manner, but it seems the issue will be prolonged indefinitely and we need to take further action into this matter.

Consumer Complaint: Thanks to CFPB I was able to secure a HAMP agreement with Nationstar last month and have successfully initiated payments under this agreement. However, I have repeated received certified notices, emails and messages that my mortgage is default and my home may foreclosed on. I do not trust Nationstar primarily because their systems do not appear to accurately reflect the status of my HAMP agreement. I have gotten repeated calls to contact Nationstar about the status of my mortgage which appears to be in direct contradiction of my HAMP agreement. I have pointed this out to Nationstar and they have proceeded to send me foreclosure threats event though the terms of my HAMP agreement do not permit the firm from foreclosing on my home while I go through the trial period. Nationstar has verbally told me that as long as I pay the mortgage within the month it is due there will be no penalty but I get different stories from different people and do not feel as though I have been told the complete truth about how the HAMP agreement works nor have I received explanatory documentation that details my HAMP agreement. I am concerned that Nationstar is attempting to foreclose because I have significant equity in the home and have not yet sold my house which is on the market. I would like more assurance from Nationstar, in writing, and clear documentation of the terms and agreements in the HAMP trial period.

Consumer Complaint: Hello. I pay my mortgage monthly every month prior to the due date. I split each monthly payment into ( 2 ) partial payments using online bill pay, because of the way that I am paid. Nationstar misapplied my payments ( 3 ) months in a row. Each month and each time I called Nationstar before it was 30 days delinquent. Each time/month they said they corrected my payment and each time that they would set up a " tier '' system so that my payment would get applied correctly. Each month, I had to call multiple times, as my payment would not get corrected again and again. Each time they said my credit score would not be affected. To make a long story short, I monitor my credit and noticed it dropped over XXXX points from the last time I viewed my score. Nationstar reported my payment as 30 days late in XXXX 2015 and I have proof through my online banking that it was paid EARLY!! Please help get this inaccurate and false information removed from my credit report. Thank you.

Consumer Complaint: Hello. I live in an " XXXX '' rated XXXX area as designated by XXXX. Therefore I require Flood Insurance. My house has a replacement value of {$160000.00} and I owe less than {$130000.00} on the house. My mortgage with NationalStar Mortgage was satisfied with my policy of {$180000.00} as this was more than both the amount I owed the bank and also was more than my replacement value. Then more than two years into the loan I received a letter saying I was not in compliance. I called NS and shared the requirements as stated on their letter to prove that I was in compliance. The issue went away for about seven months. Then I received a letter in which they changed the requirements whereby I had to meet one of two criteria 1 ) match the amount of my homeowners policy or 2 ) carry {$250000.00} ( the max under XXXX rules ). I disagreed by way of numerous calls. NationStar then took out an expensive supplemental policy for me to bridge what they say is a gap. This has created a real hardship as it has pushed our monthly to a place where we are exhausting our savings. I want to know if this is legal or simply unethical. True that I can refinance with someone else, but not without expense and an expense that I should not be subjected to if not for the predatory ways of this lender.

Issue: Settlement process and costs

Subissue:

Consumer Complaint: We started a refinance process with Nationstar Mortgage in XXXX of 2015. They jnformed is that we had to get approval and then we had to go through a trial period until they would complete the paperwork. During our trial period we would report as late but as soon as the refinance went through, it would be XXXX out as long as the trial period payments were made on time. It took over a month but finally we were approved for our trial payment. We made our payments on time. We still recived collection calls that after a few minutes the lightbulb would go off and they would appologize for calling. We wathed our credit score drop even further during this trial but just hoped that the refinance would be quick. Finally 3 months were up. It took us trying to call several times to find out the next steps. Finally they said paperwork was being sent out. A week passed and we never received it, another several calls were placed. Finally someone called us back saying that the paperwork was mailed but that they would email it. A few days after we recieved the email, the overnight package with the paperwork arrived on our door. We scrounged up our witnesses and put time we didnt have ( XXXX ) and went to a bank were they could notorize the paperwork. Paperwork was sent back through fax. We waited several weeks and finally tried to get in contact with them again, several messages later we finally recieved a callback and found out there was a document missing, we refaxed it. Something was still wrong. We had to start over, We took more time out, had witnesses take time out of their day and start the process over, that was XXXX XXXX. We XXXX the paperwork back to them, with the holidays and all the craziness of having XXXX, time got away from me but I really thought our paperwork had gone through. XX/XX/XXXX I review my credit report and it shows me 8 months past due with Nationstar, several were 120 days. I sumitted a claim to dispute which they fought. Tried several times to call again, once being hung up on because they were having system issues. Finally got ahold of someone and was told that once again something wasnt right about our paperwork and it had to be redone and that is why I was still reflecting so far past due ( even though I have continued to make my payments on time every month ). Today I recieced notice that one of my credit cards was being cancelled because of newly serious delinquency. The only account showing deliquent is Nationstar. i want all negative credit marks removed now and I dint want any additional work from us to complete the refinance on our mortgage. This has gone on long enough and our credit and time has been effected enough.
