Consumer Complaint: Now I see that XXXX/Nationstar has now incorrect information on my credit report showing I am in a forbearance program. In which, that was terminated per agreement with XXXX months ago. The balance on my account is incorrect. The payment per month does not show as well I am still waiting for all payments to be correctly reported and my FICO score to reflect I have a mortgage loan. No company is by law to retaliate against any consumer when trying to address issues with their loan can not be met by contacting the loan holder, company. XXXX/Nationstar even sent me a letter on the CFPB complaint a few weeks ago stating they would fix the issues and reinstate my FICO score since I have yet to receive any points from my VA mortgage loan. Now my credit report is worse with errors regarding my mortgage loan. Once again out of retaliation from XXXX/Nationstar. I will keep filing complaints until this serious issue is finally resolved ... going on over a year now.

Consumer Complaint: Nationstar Mortgage, dba " Mr.Cooper '' acquired the servicing of a mortgage loan on a rental property in XXXX in XX/XX/XXXX. All payments were made on time or early. The property was sold in XX/XX/XXXX and the mortgage was paid in full. At no time was this account delinquent or in any other way in violation of the terms of the mortgage. In XX/XX/XXXX I filed a chapter XXXX BK due to XXXX XXXX. I phoned Nationstar and advised them the judge did not have me forfeit the property due to it's diminished value after Hurricane Katrina ( at the time it was worth less than the owed mortgage ). I asked Nationstar to re-confirm the loan at that time. I was told that was not necessary. " Just pay the loan on time and all will be fine ''. The BK was discharged in XX/XX/XXXX. All other delinquent accounts were removed in XX/XX/XXXX. In XX/XX/XXXX I have now realized that they are currently reporting this " paid as agreed '' mortgage as a " serious delinquency '' on XXXX - one XXXX report I reviewed seemed to indicate they wrote off the entire mortgage! They also " '' updated '' the XXXX report at the end of XX/XX/XXXX ( more than 7 years after the discharge of the BK ). The update now shows the delinquency will remain on the report until XX/XX/XXXX, which would be 14 years after the discharge. A FICO score XXXX based on XXXX data shows my credit at XXXX until the " update '' of XX/XX/XXXX when the FICO decreased to XXXX. No other bureau, to my knowledge, is reporting the erroneous " serious delinquency ''. This error is causing me to pay excess home mortgage interest as well as higher insurance rates etc. When I became aware of the error in reporting the Nationstar ( Mr Cooper ) mortgage I contacted XXXX with my concern. They sent info that did not correct the reporting. I phoned them ( XXXX ) and was rudely told that I was " seriously delinquent '' and would have to contact the mortgage company. I did. I was told to file a formal request. I did. That was received on XX/XX/XXXX by Mr. Cooper. On XX/XX/XXXX they stated they mailed me a letter stating the " research required '' would exceed the 30 business days and they would need an additional period of 15 business days for the " analysts to continue working toward resolving '' the issue. I had to phone Mr. Cooper to have them send me that letter as it was never received. They did. I gave them more than the 45 business days to respond. I phoned XXXX XXXX on XX/XX/XXXX and spoke to XXXX. He was very pleasant and concerned. He advised me after he looked at the complaint and the payment history that he had " escalated the issue to the manager who would call me in two business days. '' No call was ever received. On XX/XX/XXXX I again phoned Mr. Cooper and spoke with XXXX who was also very polite and attempted to be helpful. She advised me after looking over the information pertaining to my issue that it was assigned to a researcher on XX/XX/XXXX ( more than 45 business days after I submitted the complaint ). She also advised no resolution had been reached. The time on the phone with XXXX was 42 minutes. At this point I feel Mr. Cooper has not followed through on anything and since the loan is paid off ( again-never delinquent ) they feel no obligation to correct their misinformation to XXXX and do not intend to assist in correcting the error that has caused me such problems. I reluctantly am filing this complaint. I thought Nationstar would at least resolve a rather simple reporting error - including their keeping the erroneous information on the loan and reporting it for another 7 years ( 14 years after the BK ). I have included various documents including the entire payment history with Nationstar ( downloaded from their website ), their letters to me, and some of the FICO information from XXXX. XXXX shows the mortgage closed XX/XX/XXXX. It was paid timely until XX/XX/XXXX when the entire loan was paid off.

Consumer Complaint: Mr cooper neglected to forward my mortgage payment information to the credit report companies and my credit score went down exactly 100 points. I have never paid my mortgage late, in fact it is paid up all the way through to XX/XX/XXXX ( today is XX/XX/XXXX ) .I have also paid substantial amounts each month to the principal. My co-signor and I both live in Michigan and our car insurance uses our credit score to set our rates. This credit information needs to updated immediately to prevent this from happening. Also my credit is completely tied up because it shows it as being poor. Please help.

Consumer Complaint: Several transfers were made and we ended up with Nationstar Mortgage company. Spouse passed away suddenly XX/XX/XXXX and I continued to pay the mortgage installments until the property was sold in XXXX. The sale price was based on the monthly online statement received. There were also several advertisements offering to refinance the loan. The amount outstanding on those offers matched the online statements. It was not until the sales contract was prepared that another {$4900.00} ( deferred interest ) was tacked on. Because of this add-on, I had practically no " gain '' from the sale of the property. I believe this is unfair because it should have been included on everything I had received or viewed from Nationstar during the 2 year period I was paying the note.

The debt owed was secured by a trust deed executed by XXXX XXXX XXXX, an unmarried man in favor of XXXX XXXX XXXX XXXX on or about XX/XX/XXXX. This debt was later packaged with other loans and sold to XXXX XXXX XXXX XXXX XXXX XXXX. This organization appointed XXXX XXXX as trustee to manage its investment and Nationstar was hired to be the servicer of this debt. To make repairs and improvements on the subject property, XXXX XXXX XXXX XXXX XXXX CA XXXX, I loaned XXXX XXXX in XXXX approximately {$80000.00} secured as 2nd and 3rd Trust Deeds. The 2nd was in favor of my pension plan, XXXX XXXX Mortgage Defined Benefit Pension Plan and the 3rd in favor of XXXX XXXX XXXX, a business of mine. XXXX XXXX defaulted on his debt obligation to me and I foreclosed in XX/XX/XXXX taking the property subject to the first note and trust deed in favor of XXXX XXXX XXXX XXXX XXXX with Nationstar Mortgage LLC as servicer. I advanced an additional approximately {$20000.00} to cure XXXX XXXX default on the 1st trust deed to protect the {$80000.00} I loaned XXXX XXXX. Also in XX/XX/XXXX I deeded the property from my pension plan XXXX XXXX Mortgage Defined Benefit Pension Plan obtained in the foreclosure to my wife and I. We held the property until XX/XX/XXXX as individuals and then transferred the property to a 100 % owned XXXX by my wife & I named XXXX to protect against future liabilities regarding tenant damages. On XX/XX/XXXX because its financial condition had deteriorated because of a tenant eviction and vacancies in obtaining a new tenant. XXXX file chapter XXXX, bankruptcy case # XXXX. A plan of reorganization was negotiated between XXXX XXXX and XXXX XXXX XXXX, XXXX XXXXas Trustee for XXXX XXXX XXXX XXXX XXXX and loan servicer Nationstar Mortgage LLC and finalized with a final decree dated XX/XX/XXXX. In that plan of reorganization XXXX XXXX was recognized as the owner on the subject property and the successor to the XXXX 1st mortgage debt secured against the property. As part of this settlement and plan of reorganization the payments and loan balance were modified to {$1600.00} principal & interest, plus {$240.00} escrow payment for property taxes and insurance. The loan balance was adjusted to {$280000.00}. Payments on this modified loan begin XX/XX/XXXX and continued monthly until the property was refinanced XX/XX/XXXX. During the course of the relationship with Nationstar Mortgage I, as XXXX of XXXX XXXX, was not provided with monthly statements showing the amount of the loan balance or the escrow balance for property taxes or insurance. My records indicate that two monthly payment were never credited to NHST account and the final check for the balance in the escrow account of {$1600.00} was made payable to XXXX XXXX XXXX even though all paymenst made on the loan since XX/XX/XXXX when the escrow account was set up were made by XXXX XXXX. I have attempted to contact Nationstar Mortgage but they refused to talk to me. I would like the check payable to XXXX made payable to XXXX and a refund of the two payments never credited to the account.

Consumer Complaint: RE : Nationstar Mortgage LLC ( AKA. Mr. Cooper ) I purchased a home financed by a VA mortgage through NationStar Mortgage LLC on XX/XX/XXXX. When I received my first bill, I realized the amount was wrong, in that it was approximately {$200.00} too little ( Approximately {$1800.00}, should be {$2000.00} ). This {$2000.00} reflects my mortgage, and insurance, and taxes paid in escrow. I pointed this error out to NationStar immediately, and paid {$2000.00} towards my payment, as it should be. The error was in the amount calculated for taxes. I continued to pay my mortgage in the amount of {$2000.00} for the remainder of the year. On or about XX/XX/XXXX, I received a letter from the town of pending lien, that my taxes had not been paid. I notified NationStar, and was assured that it would be taken care of. On or about XX/XX/XXXX I was sent a follow up notice of pending lien, and I called the city tax-collector and confirmed that NationStar had not dispersed the taxes due. I again called NationStar, and they again assured me that it would be sent to their tax department to take care of and that I should not worry about it. On the date the lien attached, I called the city tax collector to confirm that the taxes had been paid. They told me the taxes had not been paid, and a lien would be in the mail the following day. I called NationStar again, and after 20 minutes on the phone, they apologized profusely and assured me that it would be taken care of. I received the Lien in the mail a few days later, and again called the tax collector, and again called NationStar, and was told the same thing again. To date interest of {$110.00} has accrued, a lien fee has gone on the public record of my house, attached to my name, and a lien fee of {$24.00} has attached, a total of {$1400.00} has gone unpaid in taxes, and I have over {$3000.00} in my escrow account with NationStar that they will not release to pay them. Today on XX/XX/XXXX, I again called NationStar, and was told that they called the tax collector, and the tax collector said nothing was due. I live in a city where the tax collector picks up the phone on the first ring, and can answer my questions in seconds. I have called personally called the tax collector 4 times, and they immediately are familiar with my address, and the exact amount due on unpaid taxes and the status of my lien. There is no scenario in which NationStar is being honest by saying they called the tax collector. There is only a small handful of employees in that office, and every time I've called the person answering the phone is not familiar with anyone from NationStar calling about this lien, although they are always familiar with the lien within seconds as if they have a clipboard in front of them with limited liens on property in this smaller city.

I was in the process of a Loan Modification with XXXX when sold to Nationstar, I continued the process of the Loan Modifacation. I provided Nationstar with all necessary documents and was give an address from a representative to an office that had been closed and moved after me calling back 2 weeks after not hearing from Nationstar to be told that. Once again I sent paperwork in only for this time the paperwork apparently went to a different building and was not " delivered '' to the underwriting department. 3rd time sending paperwork in, Nationstar received it. Upon checking on status, via- online, phone, no one could give me a status update. A few weeks later, I received a letter in mail stating that " bowworrer denied loan Modifacation " NOT TRUE. Nationstar was Not willing to work with me on anything and was very unprofessional. I was talked to like a dog as well. Upon reading News Paper In classifieds, I seen that they were foreclosing on my home, without notice, I might add. I immediately contacted my lawyer and he went and stopped foreclosure at courthouse steps. On XX/XX/XXXX My lawyer and i filed a complaint in XXXX Court for violations of the home affordable modification program and breach of contract. XX/XX/XXXX, Nationstar removed the litigation to the United States count for the Eastern District. I have Case number when needed. Section. 12 of my court documents State Each party agrees to pay its own attorneys fees and cost. In Agreed order of dismissal as stated follows- It is hereby ordered Md adjudged that the plaintiffs complaint is hereby DISSMISSED with PREJUDICE, with each party to bear it's own cost and fees, however as of mortgage statement it is showing that I owe lender paid expenses as follows- 1. Property Inspection Fees {$420.00} 2.Legal Fees {$1100.00} Totaling {$1500.00}, In which I am not supposed to be paying, court ordered. Next, during the litigation process, I received letter staying that I could not make payments at this time. I sent payments in by check, just to be returned back to me. Upon Nationstar not accepting payments from my lawyer and I, Nationstar was reporting to all XXXX major credit bruearus that I was late. I have been trying to work with Nationstar and other Credit repair services for them to correct there wrong doings. I need Nationstarto remove delinquent status to all three credit bruearus. I have documented everything. This is just a taste of what I have been through. Help would be greatly appreciated. Thank you.

Consumer Complaint: My ex wife and I divorced in XX/XX/XXXX. I left our house in XX/XX/XXXX, and the divorce was finalized in XX/XX/XXXX. I gave her the house in the divorce decree, as there was no way she could afford to refinance at that time. I wanted my son to grow up in a safe place, so I did not put any forcing function to refinance in the divorce agreement. The house was financed through XXXX XXXX XXXX. In XX/XX/XXXX and XX/XX/XXXX, I attempted to obtain a consolidation loan to take care of my debts that I absorbed in the divorce. I took on $ XXXX in negative debt equity including 5 credit cards, a timeshare, and other debts I knew would not be taken care of by anyone other than me. The bank told me NO - debt to income ratio was too high, and if I wanted that to change, I had to refinance the house out of my name. Okay - flash forward to XX/XX/XXXX and XX/XX/XXXX. The ex missed some house payments. Nationstar took over the mortgage, did a loan modification, and told my ex that she didn't need my signature on anything because the divorce decree gave her the house. Then, they turned right around and left my name on the mortgage... Still financially obligated even though I was not party to the loan modification, nor did I sign anything in that process. I didn't find out about that until XX/XX/XXXX, when I was in the process of repairing my credit, and was given an opportunity to finance a car through a XXXX XXXX pre-approval deal. I was good one month, and the next month when I went back to check on options, I was turned down because I had missed a mortgage payment. I talked it over with the ex, and we petitioned Mr. Cooper ( who assumed the loan from Nationstar ) on XX/XX/XXXX for an assumption - get the house out of my name and just move forward. They denied that assumption on XX/XX/XXXX - said we did not qualify because of the consolidation. They had a chance to fix this at no cost to anyone - they decided not to. So, at the end of the day, I am obligated to a contract that I was not party to, yet somehow I am financially and legally liable for the house - even though my signature wasn't necessary for these institutions to do a loan modification in my name. If I had the money to refinance long ago, I would have, but she wouldn't have qualified on her own. She qualifies on her own now, as the modification eliminated the HELOC and left her with a lot of equity in the property ( almost 40 % equity based on the total loan and HELOC price ). I didn't know it was legal for someone to involuntarily include you in a contract that left you financially and legally liable for something. I didn't know that banks could ignore or leave out a party to an agreement yet still enforce financial liability on someone without their knowledge or consent. The burden of proof is on the banks to produce the documents with my signature for the modification of the loan, which they can't. Because I never saw that paperwork - I certainly didn't sign it. I talked this over with a lawyer who told me that is how they do business, and without a lot of financial resources to challenge them, they get away with this kind of stuff all the time. That is not right. As a small business owner, if I put someone else 's name on a document they had no knowledge of, I have committed contract fraud and can lose my business and even end up in jail depending on how much money was involved. It doesn't seem right that a bank has the authority to financially obligate someone to a contract they were never party to - especially after telling the ex she doesn't need my info because the divorce decree gave her the house. If that decree is good enough to nullify the need for my signature, it should also nullify the financial obligation during a modification process. If they don't need my signature to modify the loan, they don't need my name and credit on the mortgage. They should most certainly not put my name and endorsement on a contract I did not even see - much less sign. I want my name off of all financial documents related to the house at no cost to me - after all this, that is the minimum required to make this right. The banks should be held accountable for doing the right thing. Committing forgery and fraud by adding my name to a contract while acknowledging that I am not needed for the mortgage at all and then executing said contract without my signature or knowledge is beyond the realm of legality. This has negatively affected my debt to income ratio for far too long now. Up to the time of the modification, that decision was mine. After that time, the bank took away that choice for me, and they should pay for that. I have struggled with horrific credit since XX/XX/XXXX because the debt to income ratio was so lopsided, and I could not leverage anything to help me. I have paid 29.99 % interest on multiple vehicles. I have been turned down or denied many things because of my poor credit score - all of which could have been alleviated had the banks done the right thing in XX/XX/XXXX so that I could consolidate and get back on my feet.
