Issue: Applying for a mortgage or refinancing an existing mortgage

Subissue: Application denials

Consumer Complaint: Over the last two year, I have submitted a mortgage application with every major bank and credit union in the United States. Initially, I am approved and offered loan terms. The very next minute, or day, the mortgage opportunity is taken from me. I have dealt with this on going problem for a long time, and likewise I have submitted multiple mortgage application, that are Initially approved, my credit is ran, my assets are verified and I am given a loan originator to work with and a loan number. In the various loan petals, I am tasked with items that need to be furnished to the loan company. Often times the tasks I am required to complete are done in the same day as the application itself. Just like that, the mortgage offer is resented, and when I inquire about the flip-flop act, to date no bank or loan company will share any info other than my credit score does not meet the mortgage company or banks standard. As I explain to the various, institutions the assets I hold and the job I have, can afford to pay outright for multie multi million dollar homes. The ability to pay the loan off is a effortless task. Next when I inquire about What adverse or derogatory items are on my credit while looking at the credit report there literally are no items on my report. I'm always told that I don't have enough credit established. Furthermore when I try to establish credit or raise my credit I get denied ; and have been every time for a secure credit card or unsecured credit card or any other credit building instrument. Literally I own XXXX XXXX dollars in assets, and I can't qualify for a mortgage. Unfortunately some of those assets are illiquid and I don't want to withdraw those funds ; athough if it meant getting a home I would. My total debt is {$14000.00}. I'm not a underwriter however I'm pretty sure my debt income ratio or my debt asset ratio is Better than 99 % of the United States Citizens and that would include those that turned me down after they proved me. So at this point I'm stuck between a rock and a hard place, with no outlet simple put I'm trapped, and unfairly. I've applied so many times to all major banks and every major mortgage lender or hard money lender, that I'm exhausting my ability to inquire and apply for a mortgage. Banks including XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, HSBC, XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, and other all have approved my application, and 24 hours later despite the info provided by me as requested ; the offer ( s ) are withdrawn. Two of the three credit bureaus don't even generate a XXXX score. The other lists my score above XXXX, which is the national requirment to extend a FHA loan. I have also tried non traditional methods to qualify for a loan, including supplemental credit qualifications, no document loans, and stated income mortgages, among various others. In total I estimate that I have submitted nearly XXXX mortgage applications. Of those XXXX ; XXXX of those applications were approved, and also withdrawn.

Issue: Closing an account

Subissue: Company closed your account

Consumer Complaint: I'm XXXX XXXX, a customer of HSBC Bank USA, N.A. I had a checking account : XXXX and a saving account : XXXX. On XX/XX/2023. HSBC Bank USA, N.A. sent a letter to my mailing address, saying that they are going to close my account by XX/XX/2023, due to the Rules of HSBC Bank USA. After I read the rules, I definitely confirmed that I didn't do anything not allowed by rules they provided. All I do is transfer my money from my own another account to the HSBC, and use debit card to shopping or ACH to XXXX. These are all standard use of a bank account in USA. I have asked their to provide the reason, but they said they have the right to close my account without any reason just like I agreed when I open this account. So they closed my account and didn't provide any reason. After that, they made another poor operation. They uploaded my information to HSBC Group and HSBC in other countries, they transfer my private information abroad without my agreement! Then, they use this information to ask HSBC in other countries also close my account, also without any reason, especially I didn't break any rule provided by HSBC USA.

Issue: Trouble during payment process

Subissue: Trying to communicate with the company to fix an issue while managing or servicing yo

Consumer Complaint: I contacted HSBC concerning my payments history and statements for year XX/XX/XXXX-XX/XX/XXXX. I also informed the HSBC Rep that I had gotten the escrow check that was set XX/XX/XXXX. I informed the HSBC Rep that the check had my name and my Ex husbands name. I informed the HSBC that the previous check had my name only. The HsbC Rep instructed me to send the divorce decree and quit claims deed. I forwarded the information immediately. I called later to confirm that they received the information. The HSBC Rep sent the payment history to my email address and instructed me to call Tuesday to get the statements. I called Tuesday and got the statements. The HSBC Rep stated that someone should be contacting you concerning the escrow check.

Issue: Problem with a purchase shown on your statement

Subissue: Credit card company isn't resolving a dispute about a purchase on your statement

Consumer Complaint: In XX/XX/XXXXXXXX I contact HSBC USA as there were four items on my credit card that I did not recornize - the total amount was {$230.00}. We cancelled the card and I had asked them NOT to provide a new card. Well they did set up a new card but did not send to me. I was checking with HSBC on the status of the dispute and they advised me that I owed them {$210.00}. I went back to my statements to try and figure out where this amount came from. HSBC had allowed a payment for my insurance company of {$99.00} to go through the new card ( even though this was NOT authorized by me ). This I agree and I will pay. They also included a dispute that was settled in XX/XX/XXXXXXXX and one that I had been trying to get removed from the credit card since then and had no success, even though I have a letter stating that the dispute was settled. When I spoke with them today they told me I needed to send that letter again to them through email and also fax??? I didn't know that we had faxes anymore. They also told me this would take a number of months to fix. I CAN NOT afford to pay this disputed amount of {$540.00} so if I don't pay it then my credit is ruined. Also, I can not get back the XXXX dispute of {$230.00} because they applied it to a credit card I do not have. On top of all of this, HSBC closed my accounts ( that I have had with them for over 15 years ) at the end of XXXX. They sent over {$150000.00} via XXXX XXXX to my home in XXXX and left it on the front step. I was out of the country at that time. They bounced my paycheck and all of my end of month bills because I did not find out until XX/XX/XXXX that they did this and that was because I went online and could not see my accounts. They had priviledged information on knowing I had XXXX HSBC bank accounts and that was used against me and they closed my accounts because I would not tell them my income in XXXX - even though XXXX had just confirmed all of that information the month before. I can not locate a statement for the new account

Issue: Other transaction problem

Subissue:

Consumer Complaint: I am banking with HSBC. I tried transferring money to myself ( my own account ) in another country on XX/XX/XXXX but the bank blocked it and reported it as fraud. I called them and they kept saying in order to protect the account the fraud system suspected fraud even though this transfer is to myself! In addition, they block the money and did not make the money available back in the account until after XXXX hrs. Again on XX/XX/XXXX i initiated a transfer to my cousin who needs support and the bank blocked it again for suspected fraud, when i called them they said that i need to call them every time before i do a transaction so it doesnt get blocked! This is no longer fraud protection but rather infringement and oversight of the account blocking any and all transactions! In addition, they keep the blocked money on hold with them for XXXX where i lose interest and lose time receiving the money. All of this happens even though i have to securely login and generate an XXXX to initiate the transaction which obviously proves that this is a legitimate transaction.

Issue: Communication tactics

Subissue: You told them to stop contacting you, but they keep trying

Consumer Complaint: The original issuer could not provide a reason for the charge in writing, which, according to the Federal Trade Commission 's website is required.I have now filed an identity theft report with IdentityTheft .gov and informed the debt collection company of this and they are still contacting me with hang up calls and letters indicating they are unable to validate my claim. I have sent them, and they did receive, a validation form in which I have declared that I do not owe the amount in question.

Subissue: Threatened to sue you for very old debt

Consumer Complaint: to start, I received a call from XXXX XXXX ( XXXX ) on my cell phone, given a phone number ( XXXX ) to call with a Document number. I called and was told I was going to be sued and taken to court if I disputed the amount owed ( {$2100.00} as told by them and be charged court fees which would amount to over {$5000.00}. I was given an option to pay in installments and given a monthly amount ( XXXX ) to pay within 12 months. If paid in XXXX lump sum, the price would be cut in half ( {$1000.00} ). I agreed and gave them my information and received by email a form with my credit card information and for me to review and sign for consent. There was no other information on the paper but it said it came from a document control service and dropbox. There was no other information. I received a text from my bank to authorize or not and I decided not to have the payment go through because it was suspicious.
