Consumer Complaint: In XXXX of XXXX, XXXX XXXX and myself entered into a Covid Forbearance plan with Freedom Mortgage and remained in the covid forbearance plan until the home was sold in XX/XX/XXXX. After the home was sold, Freedom Mortgage reported 150+ day late payments to all of the Credit Reporting Agencies in error. I filed a dispute with Freedom Mortgage on XX/XX/XXXX to which they agreed that our loan was protected under the covid protections act at the time of payoff ( letter attached ). Freedom Mortgage removed the late payments under the monthly status ( credit report from XXXX confirming this attached ) but did not remove the " 5 '' code under the account status so the mortgage was still showing " 150-179 Days Past Due. '' On XX/XX/XXXX, I filed a dispute with the Credit Reporting Agencies to have the " 5 '' code removed. On XX/XX/XXXX, I spoke with a woman in the leadership department with Freedom Mortgage who stated that they will not remove that code, even though we were protected under the Covid Cares Act. After this phone conversation, Freedom Mortgage changed how to loan was reported to a " 6 '' code, now showing " 180+ Days Past Due '' and added " Collection Account '' under the account status ( dispute letter from XXXX attached ). I have letters from Freedom Mortgage stating that the loan was protected under the Covid Cares Act at the time of payoff, I have documentation from them stating that they will report the loan as current during the forbearance period, as well as copies of their website stating the same information. All late codes and collection account statuses should be removed from all Credit Reporting Agencies as agreed upon by Freedom Mortgage.

Consumer Complaint: On XX/XX/XXXX, I received a past due notice on my property taxes by XXXX XXXX XXXX. These taxes have not been paid by Freedom Mortgage since we purchased the property in XXXX. I called Freedom Mortgage and they advised me to submit an email to their Customer Service center and they would research the issue and have it paid within ( XXXX ) business days. Since then I received an email from them stating that they would have to research the issue and would have me a answer by XX/XX/XXXX. To date XX/XX/XXXX they keep telling me that they are trying to get in contact with the XXXX XXXX XXXX office but the County said they have heard nothing from Freedom Mortgage. I have emailed them the phone number, statements and follow up on a weekly basis and was told they will have to research the problem again. My property goes on a `` County for sell List '' on XX/XX/XXXX if this is not paid in full. I make all of my payments to Freedom Mortgage on time and have never been delinquent on a payment. There is an escrow account set up for this property through Freedom Mortgage and they have failed to make the appropriate payments for taxes.

To date, No one has done anything to correct my credit. Now it is keeping me from getting a new mortgage. Their lack of interest in correcting my credit report shows how much they dont care about its customers.

Consumer Complaint: On XX/XX/XXXX the Vermont Homeowner Assistance Program sent {$11000.00} to Freedom Mortgage to cover the balance of my forbearance and cure my delinquency through the month of XX/XX/XXXX, making my first payment after the forbearance due XX/XX/XXXX. They have not applied the funds, despite confirmation from both VHAP and VT Legal Aid that the funds were distributed and sending documentation as proof. During this time, I have received multiple phone calls from Freedom regarding the issue, and been given different and contradicting information from customer service reps each time Ive called. on XX/XX/XXXX they told me I was behind {$120.00} due to my taxes increasing, despite VHAP paying through the month of XXXX. I paid that amount on that day trying to do the right thing because I didnt want my account to be delinquent. Then I received another phone call from freedom XX/XX/XXXX informing me that I owed an extra {$940.00} that was due XX/XX/XXXX which includes a {$21.00} late charge. The representative informed me he would put a ticket in for Freedom to apply the funds from the state and to waive the late fee, but stated the state has still not sent the funds and encouraged me to call them to ask what date it would be sent. A couple days later in the mail I received a statement from Freedom Mortgage dated XX/XX/XXXX, so before I called on the XXXX, that does show they received the funds from VHAP back in XXXX ( they list XX/XX/XXXX ) and on the statement it has a section for account information and listed underneath is the outstanding principal, interest, rate, etc. and then unapplied funds for which it says {$940.00}. Im not sure how the representative put a ticket in on the XXXX for some thing that was already showing on my account as unapplied funds on the XXXX according to my mortgage statement, or how he was not able to see that they have in fact, received the funds from VHAP. Throughout this process, I have been working with Vermont legal aid ( XXXX XXXX ) and I was encouraged to make a complaint and also send a notice of error to Freedom Mortgage. Vermont legal aid was also going to reach out to the VHAP program manager who could then reach out to freedom mortgage to see whats going on. Im waiting to hear back regarding that. But I no longer trust the amounts given to me by Freedom Mortgage representatives, they worked with the representative at VHAP to determine the amount that would bring my mortgage current through XX/XX/XXXX, Im not sure why I was asked to pay that {$120.00} on XX/XX/XXXX or why its still saying that my account is delinquent {$940.00}. Despite being low income, I had a plan for after the forbearance to take out a jr. lein until I found out about the VHAP program, and other than the forbearance period ( which Freedom Mortgage knew about, and approved ) I have never made a late payment and I have pretty good credit score in the 700s. I dont want this to have a negative impact on my credit score. I also had an issue with Freedom Mortgage as my forbearance was ending, prior to all of this. I called to make the arrangements in XX/XX/XXXX, and they spoke with me about the programs available, told me it was a waterfall effect, and they would see if I qualified for any of them and I would be sent a letter with my options. When asked if I could afford my mortgage payments I said it would be nice if they were lowered because its difficult for me on a fixed income, Im on SSDI, but I would like to resume my regular payments if refinancing would increase my payment amount. I was going to take a look at the list of options and then decide from there, however, the Freedom Mortgage representative signed me up without my consent for the refinance plus Junior lien option and I was sent paperwork for that to sign in front of a notary. I called back and the representative I spoke to that time recommended that I dont take the refinance because it would increase my interest rate from 2.75 % to over 7 % and increase my payment from {$840.00} to {$1200.00} per month. The only person this would benefit is Freedom Mortgage, not me as low income home owner and Im glad I read the paperwork well before signing because thats not what I was expecting to receive. I was instructed to file a complaint with loss mitigation through email, and thats what I did for that issue, and they did send me the updated paperwork for only the Junior lien. Then I was approved for the VHAP grant and my caseworker at Vermont legal aid instructed me not to sign the paperwork from Freedom Mortgage. Thats when the issue with the funds as described above came about. So Id like to make a formal complaint regarding the completely different information I received from various customer service representatives at Freedom Mortgage, that they attempted to have me sign paperwork for a loan refinance that in no way had any benefit to myself, or would help me continue to make my mortgage payments. They have received funds from VHAP that they havent applied to my account, and are still saying that I owe them money and took a payment from me ( {$120.00} ) that Im not sure they needed to and is now asking me to pay even more in order to say current, with a late fee.

Consumer Complaint: In XXXX of XXXX, I received an account statement that informed me that I would begin paying escrow payments to Freedom Mortgage on XX/XX/XXXX along with my mortgage payment. There was no reason as to why this was going to occur, it just stated your new balance is. I originally closed on my home with a different servicer ( XXXX XXXX ) where the original loan was without escrow. I wanted to pay for my own insurance and taxes because sometimes mortgage companies underestimate the figures leaving you scrambling to make up the difference. Eventually the loan was bought by XXXX XXXX and now Freedom. While with XXXX, we purchased insurance with XXXX and from XX/XX/XXXX until XX/XX/XXXX XXXX covered our home. Earlier in that month we decided to shop around for insurance that was competitive in pricing, but also gave us some insurance breaks with our vehicles as well. So we decided to go with auto owners insurance, and our insurance agent with XXXX XXXX XXXX XXXX assured me that there would be no lapse in coverage seeing that XXXX XXXX would end on XX/XX/XXXX at XXXX ( XXXX XXXX ) and XXXX XXXX coverage would kick in at XXXX ( XXXX XXXX ) of XX/XX/XXXX. Freedom mortgage is telling me that I had a lapse in coverage and with this lapse in coverage their system automatically forces me to pay into escrow. Basically, they have signed me up for force-placed insurance even after I reached out to them on XXXX XXXX ( faxed them all documents on XX/XX/XXXX ) with documentation proving that I did not have a lapse in coverage. I provided every monthly payment history for auto owners from XX/XX/XXXX to XX/XX/XXXX to show them that I had coverage. I even included a renewal letter with XXXX to show them I had insurance with XXXX up until XX/XX/XXXX, and that the policy would renew on XX/XX/XXXX at XXXX XXXX of that day, but I decided not to renew because we were going with auto owners whose coverage started at XXXX XXXX on XX/XX/XXXX. I did my due diligence to get them to rectify the situation, and I spoke with them today to ask them why they did not take care of getting the loan out of escrow, and they said because of the insurance lapse. I provided documentation showing them that this was not so, and the error is within their judgement. I have seen complaints online about Freedom mortgage getting kickbacks from an insurance company and for them to try to enroll me into some kind of force-placed insurance policy is not right. Im already taking care of my business and making sure my home is covered and my taxes are paid. I need help getting this fixed because they certainly are not willing to listen to reason. Also, I did not receive any correspondence in XXXX XXXX XXXX or XXXXXXXX XXXX XXXX stating that my insurance coverage had lapsed. I only was notified with a XX/XX/XXXX account statement that my mortgage was going to increase in XX/XX/XXXX XXXX

Consumer Complaint: I was let go by my previous employer, because of a XXXX XXXX XXXX XXXX that I disclosed upon hire, because their biggest life insurance carrier wouldn't access my appointment. ( although the other 2 carriers did ). I was out of work for 3 weeks, before taking a job with a former employer. In the beginning of XXXX, I called Freedom mortgage to request a 1 month payment deferral, and they refused saying they don't do that. On the phone I was told this several times by numerous agents over the course of this month. However, upon my 2nd request for payment help, I received a packet which was 27 pages long and listed options including a payment deferral. After receiving this packet, I called again asking for it, since I saw it in writing and they still refused to help. I asked to make partial payments in the middle of XXXX, but was told not possible. Towards the end of XXXX, I was told possible, but then was advised to check into a HELOC or 2nd mortgage, which I did, but was told would have to refinance, which would raise my interest at least a full point or 2, which was unacceptable, so I backed out.

Consumer Complaint: On XX/XX/XXXX i was transfer from XXXX XXXX to this company Freedom mortgage, since XX/XX/XXXX when I started this complain that as I found today havent been resolve, I have lost my job due to the incorrect reporting on my account to the credit agencies, I was denied plenty credit application including the refinance I was trying to do with another companies in order to get rid of this horrible company, the not only report my account status incorrect but they shown that I owe them money when they had all the money that was transfer from XXXX XXXX Still I paid them all as of today and they agreed to send the information to the agencies in order to fix my credit with the truth and the same day I pay the last month I was holding g in order for them to fix this. They reported to the agencies that I was late 90 days when that was completely a lie. I am tired of fighting with this company for over 9 months in order to fix this and they only laugh on my to the point that in XX/XX/XXXX I lost my job because all the bad things they reported incorrectly to my account. I have spoken to 49 agents, 12 supervisor, 7 back-up team members and 2 customer care manager and only supervisor XXXX was the only one that was able to start a real dispute with all the departments involved on this. The same that was in communication with XXXX from the credit department who offered me to pay the month of XXXX which I was holding it in other to force them to fix the issue and he was going to send a letter to the agencies in order to fix my credit. Turns out m, they reported 90 days late the same day and as of today no- financial company, field that I work in, they want to hire me because my credit is a mess and low due to this disaster they made in my life. I am recurring to you in faith that I have the solution in order to clean my name and recover my credit score since they put me in the low level ever. Please help me out. If you need to contact me.
