Consumer Complaint: In accordance with the Federal Reporting Act, this creditor, Freedom Mortgage has violated my rights. Under 15 USC 1681 Section 602 states that I have the right to privacy, 15 USC 1681 604A Section 2 states that a consumer reporting agency can not furnish an account without my written instruction. Under 15 USC 1681 section 623 ( a ) ( 7 ) states, Negative Information Notice Section 623 ( a ) ( 7 ) ; 15 U.S.C. 1681s-2 ( a ) ( 7 ) ; 12 CFR 1022.1 ( b ) ( 2 ) ( ii ) Section 623 ( a ) ( 7 ) requires a financial institution to provide consumers with a notice either before it provides negative information to a nationwide consumer reporting agency, or within 30 days after reporting the negative information. None of these actions were appropriately taken.

Consumer Complaint: I am writing this letter to report deceptive activity of Freedom Mortgage regarding Loss Mitigation. We signed a loss mitigation form and submitted it to the bank in XXXX of 2022 ; however, the I found that the information was incorrect, therefore Freedom corrected the information and reissued the Loss Mitigation Loan docs for us to sign in the following month. Las month I received a XXXX of a copy of the loss mitigation documents that I signed. They were the correct documents. In addition, the correct loan modification documents have been posted to my account. In the meantime, I recieved a notification of activity from the county accessor of activity. So I paid for the document that was file on our property, identified as Modification, on XX/XX/XXXX. It is the incorrect document. I do not know how in the WORLD this can be an oversight when, doing this process there is so much quality assurance that occurrs to ensure that the information is correct. But the papers the accessor recorded are stamped and the papers that were correct and signed for the same modification are stamped. I would have never know these documents were filed with the county if I did not sign up for those notifications. I am a minority. Freedom mortgage has been previously fined by the CFBP for incorrect treatment of minorities as well as numerous lawsuits regarding their loss mitigation practices. But this is just blatently and entirely insane. I should be able to trust my mortgage company. And if God did not give me a dream about their shady practices, I would have been shafted long time ago. I don't even get a portion of the money you all collect from them in fines but this activity is absolutely insane. They take payments that have been canceled. They mislead consumers and I have documented screen shot proof of all that. But since that is not my initial complaint, I will leave you with these terribly blatent illegal discrepancies. Have a great time fining and making another collection from them on my behalf, because I am more than positive that they have done this with several consumers. I have uploaded the incorrect paperwork filed at the county accessors, the copy of the paperwork I signed and all the records recorded on my account with them online, and with the dates they were recored. I also have screen shots of all those files and corresponding dates, however I did not upload those.

Since XXXX they have been charging me for XXXX XXXXnsurance which I already had and sent them proof of coverage. I paid off my mortgage on XX/XX/XXXX in full, but since the escrow account was incorrect they continued to charge me and requested additional money. Because of this they proceeded to report me as delinquent and it effected my and my XXXX XXXX XXXX. I feel this not right, because it was their fault for not correcting my escrow account when I had sent numerous proof that I had flood insurance because they chose to ignore it this is the outcome which is not my fault. I have exceptional credit payment history as so does my XXXX. I want to have this late payment reversed.

Consumer Complaint: My mortgage on my property was bought by Freedom Mortgage company in XXXX and a escrow analysis was done at the end of XXXX. I was in Florida at the time they did the escrow analysis and I did not have a payment coupon book which was sent to my primary home. I sent in the shortage lump sum to Freedom Mortgage for the escrow analysis, and I sent in my normal payment for XX/XX/XXXX since i paid the shortage. When I received my statement for XXXX, it had some outrageous amount on it. I called Freedom Mortgage on XX/XX/XXXX to straighten it out. I was told by the representative that my lump sum escrow payment was not applied and it was sitting in the unapplied funds. I was also told I have to pay the erroneous amount in order for Freedom Mortgage to correct the situation. Since he confirmed with me that the amount due was wrong and I did not have the extra money to pay it, I requested to talk to a supervisor. The representative argued with me for 5 minutes to the point of us yelling at each other before he finally relented and let me talk to a supervisor and her name was XXXX. After explaining the issue to her she promptly told us what my correct monthly payment would be which was approximately {$20.00} more than my prior payment. I promptly paid her that day for my shortage in XXXX and my XXXX payment at the correct amount. She then told me she would write a letter to the escrow department and make sure the lump sum escrow payment i sent in would be applied. So XX/XX/XXXX, I was current and up to date on my mortgage loan. XXXX assured me that she would contact the correct department to have my {$20.00} shortage from XXXX payment applied promptly. She advised me it would take a few days to go through. Since that day I have received numerous statements with incorrect payment information. I have received 2 hardship folders and received threatening letters stating they are reporting me to the credit department. I realized that obviously this was not corrected as XXXX told me. I have made numerous phone calls, written letters, fax messages explaining the situation as I am now. I have called XXXX the supervisor at her extension that she gave me and left messages for her to contact me because she told me to contact her if I had any issues. I have heard nothing back from Freedom Mortgage. In the meantime I am getting notices from my Credit Card companies that my credit score has fallen dramatically and they are closing my credit card, and I continue to get negative mail from Freedom Mortgage which tells me the situation is still not corrected. I have exhausted countless hours with this company trying to fix this and Freedom Mortgage is ruining my credit score. Obviously they are not going to correct the situation, so this is why I am asking for outside help. ( I am including two folders which has all my dates and payment records that explain the whole story from the beginning ).

My VA case manager ( Contact information below ) Confirmed and will verify in writing upon request that thru no fault of my own and Freedom Mortgages complete mismanagement has led up to the pending foreclosure and Refuses to cooperate and provide the VA documents up several requests. 1.It was confirmed by my VA case manager that qualify for Covid partial Relief funds and that I was approved for this by Freedom Mortgage twice in XXXX.and Freedom Mortgage then denied the funds in the same year. XXXX. It was Confirmed by the VA that I was eligible for the funds under the VA guidelines. Freedom Mortgage admitted via e mail that its a " flaw '' in the automated underwing system and the VA is correct and that is the reason I was denied. XXXX Freedom Mortgage refuses to cooperate with the VA or myself by refusing to provide turn down letter documentation after several requests in writing from the VA. XXXXThe VA asked my to contact SC Senator XXXX XXXX office for congressional intervention an investigation. I have spoke to XXXX XXXX Office and they have contacted the VA at this time. XXXX. I have send another Full Loss Mitigation Package to Freedom Mortgage and send the requested documents dozens of times however the lender states I refused to send in documents and I was turned down. XXXX. The Covid Relief funds and not income based and do not require documents. 7.Freedom Mortgage claims I was denied a VA loan modification however the VA has no record of the request being mad in their system no do they have a VA turndown from the lender after several requests. XXXX. The VA has asked Freedom Mortgage to send me the link to apply for the Covid relief funds I was approved by them again Twice and refuses to cooperate. On XX/XX/XXXX The VA and I attempted to contact the VA three times on a joint call and was hung up on. The VA and I agree my file is flagged internally and they will not speak to me. XXXX. Freedom Mortgage refuses to provide Underwriter contact information for direct resolution. XXXX When the VA e mails Freedom Mortgage and CC me on the request Freedom Mortgage systematically removes me from the e mail in my opinion an attempt to conceal the validation of their liability from me Bullet Points 1. I received a previous loan mod from Freedom Mortgage without following the VA guidelines or obtaining approval from the VA. 2. I was current on my mortgage when I called FM and was told by Freedom Mortgage ( FM ) that I was approved for Covid relief and have a screen shot of the approval ( S ). 3. I was approved for partial covid relief. The VA confirmed and the lender acknowledged that the loan was denied by an Automated Underwriting System and the Underwriter never looked into it. The VA can explain this in further detail. 4.At no point did I lose my job I had an income decline due to Covid. 5. The lender claims " I could not afford my mortgage payment " This is a false statement. 6. I was told by a customer service manager on the phone in XX/XX/XXXX That " I was approved for Covid '' " Ignore the requests to provide income documentation, this is a flaw in the system. '' This is on a recorded line. 7. My loan has been in loss mitigation for over a year '' I have called DOZENS of times for an the lender could not provide any answers or they cold not understand what was going on. XXXX. In XX/XX/XXXX I sent a FULL loan modification package to the lender.. I had to resend the documents dozens of times and the lender confirmed reciept. XXXX. The lender told the VA I was turned down because I did not send the income documents which is a lie. XXXX The Lender told me I did not qualify for a VA loan modification however the VA has no record of the request being made. XXXX. The lender refuses to answer the VA 'S request for my Covid Relief Turndown Letter. XXXX The VA Told the lender that I DID Qualify for Covid relief and should have been approved a year ago however the Lender refuses to send me the Link to apply again for Covid relief and is Ignoring the VA. XXXX XXXX Loan Administration Department of Veteran Affairs XXXX ext. Consumer Complaint: My mortgage was purchased by Freedom Mortgage mid XXXX, which began servicing my loan in XX/XX/XXXX. Then in XXXX XXXX XXXXXXXX Freedom, Mortgage began billing the entire yearly amount charged for my loan 's mortgage insurance every month... So suddenly, I'm paying {$4200.00} per year for PMI, compared to around {$350.00} per year for the 3 previous years on a {$130000.00} loan. Clearly a clerical error was made, and the first person I talked with at Freedom Mortgage 's escrow department researched the situation, and agreed with me wholeheartedly. She even went as far as to decrease my mortgage payment ( which had increased by around {$400.00} per month due to the error ) by the max allowed for her while they " addressed my concerns. '' Well, I never got any response, and when I called back no one had any idea there was a problem. This went on for the first 3 months of XXXX, with me eventually requesting some sort of response each time, and still, nothing. At this point I have had no less than 10 conversations with Freedom Mortgage regarding this, and have been promised a response 4 times and never received one. Additionally, I am currently in process to terminate PMI on this loan, an while I am over 22 % on the original LTV, Freedom Mortgage still required I pay the {$100.00} fee to consider termination, which as I understand, shouldn't be required. Furthermore, I have repeatedly requested Freedom Mortgage to contact me via email, as I live in a location where cellular service is questionable at best. I even went so far as to include a formal written request to be contacted only by email, with my PMI termination request, which they commented on in my XXXX XXXXomplaint, but ignored completely during the process. To this date, I still have not been contacted once via email by Freedom Mortgage, other than a daily message about their next scam product. I have made repeated requests for this to be looked into, and Freedom Mortgage has made no attempts to address my complaints and has been unable to provide me with any proof that the amount they are charging is actually being paid out. Currently I am owed around {$2000.00} by Freedom Mortgage, and at this point have little recourse but to hire a lawyer, as I can not even get useful communication from this business. Unfortunately, the majority of my interactions with Freedom Mortgage 's employees, like the email request situation, lead me to believe very few, if any of them are actually competent enough for the job they are attempting to do.
