Consumer Complaint: FEMA changed the flood category of our property in late XXXX. We were not informed of this change until we received a letter in early XXXX from Freedom Mortgage indicating that flood insurance was now required. We promptly complied and obtained a flood insurance policy in late XXXX which we paid for ourselves. Freedom Mortgage is now attempting to force us to pay escrow for flood insurance. My mortgage document specifies that the buyer will provide hazard insurance including flood insurance. Freedom Mortgage is the XXXX holder of the mortgage has no right to change its original terms. I have paid for the flood insurance in a timely manner and it is in force until XX/XX/XXXX. Freedom Mortgage is demanding {$390.00} per month ( or {$4700.00} per year ), but my flood insurance policy cost {$2000.00} per year. Thus they are trying to defraud me of {$2600.00} per year. Freedom Mortgage claims that there is an escrow deficit of {$2000.00}, but since we paid for the flood insurance, there is no deficit. I made the XXXX payment in the correct amount of {$800.00}. The check, which bore the note : " Principal and interest only. No escrow '', cleared my bank on XX/XX/XXXX and was obviously on time. Freedom Mortgage assessed a late fee of {$40.00}. In addition, Freedom Mortgage did not credit my account for the {$800.00} which I paid and they accepted. The {$800.00} does not appear on the monthly statement. Also, Freedom Mortgage now claims that this account is in default despite the fact that all payments have been made on time and in the correct amount. All of these of actions are out and out fraud.

Consumer Complaint: On XX/XX/XXXX, I contacted my mortgageServicer company and requested that they remove the monthly private mortgage insurance of {$170.00} because my loan-to-value, based on a recent appraisal, decreased to 66 %. I sent them the appraisal performed by a licensed appraiser. On XX/XX/XXXX, Freedom sent a message to my mortgage account indicating they received my request, they will research it, and anticipated an answer on XX/XX/XXXX. On XX/XX/XXXX, I received a message from Freedom indicating that my account passed the 2-year seasoning period, but exceeded 80 % LTV. It then stated I could lower the LTV by paying {$33000.00} or obtaining a broker price opinion or an appraisal evaluation. On XX/XX/XXXX, two Freedom reps on the phone said the LTV was based on my home 's value at closing, 5 years ago, even though I already sent them an appraisal from a licensed appraiser that was done XX/XX/XXXX. The message they sent me on XX/XX/XXXX said I could obtain an appraisal. Now, they want me to pay for another appraisal and an appraiser they choose. It is clear, they will do whatever it takes to make it costly to me and NOT terminate my PMI and this appears to be a clear violation of The Homeowners Protection Act of 1998 ( HPA ), 12 U.S.C. 4901. et seq., also known as the PMI Cancellation Act, was signed into law on XX/XX/XXXX, became effective on XX/XX/XXXX, and was amended on XX/XX/XXXX.

Consumer Complaint: The fact that I have to file a complaint against my mortgage company to elicit some sort of timely response to a situation that they created, makes me sick. This is not in my nature ; however, after almost four months of dealing with improper credit reporting on their behalf, I am left with few other options. This all started at the beginning of XXXX last year wherein I applied for a forbearance due to hurricane Ian. I was told by the customer service representative that I would not be required to make a mortgage payment for 90-days and that the payments would begin again in XXXX of 2023. I was not contacted by anyone after this phone call. I contacted Freedom Mortgage in XXXX to ensure that I was not making any mistakes on my end and to follow up, as no one had contacted me regarding restarting my payments. I was told by the customer service representative that my was protected while in forbearance and that if I was interested I could apply to have the amount of the payments covered under the forbearance split up over the next year. I advised that I might be interested in this, but just wanted to make sure that I was doing everything correctly. A few weeks later in XXXX I received a notice from my credit monitoring service advising that I had a 90 day late on my credit report. I immediately checked my report and found that Freedom Mortgage reported me as 90 days delinquent on my account despite the fact that I was supposed to be in forbearance. I immediately contacted Freedom Mortgage and spoke with another customer service representative who advised me that the delinquency was properly reported. I advised that it was not and requested that I be transferred to a manager. I spoke with the manager and was advised that they attempted to contact me via telephone and sent a letter. I asked that she check their internal logs as I had not received any letters or any phone calls, voicemails, etc. After reviewing the internal records I was advised that they called and did not leave any messages. I informed the manager that we have be inundated with spam calls since the hurricane and that I do not answer any calls that are suspected as spam. I also advised that I never received any correspondence from them either and that there were several pieces of mail that were never received after the hurricane. The manager advised that she would speak with her supervisor and follow up with me. After a few weeks of not hearing from the supervisor I contacted her and she advised that the improper reporting was in fact their fault and that they notified their credit department so that they could correct the reporting error. I have since had to follow up again and again, as the 90 day late remains on my credit. I was told in XXXX that it should be off of my report in XXXX, and it is not. So after yet another phone call on XX/XX/2023 with customer service here I sit. I was advised that they changed the account from delinquent to current, yet they never removed the 90 day late. I have since requested a letter outlining this issue and their mistake. I have not received any correspondence from Freedom Mortgage regarding this matter whatsoever ; however, they inundate me with marketing emails and texts multiple times a week. This is completely and utterly unacceptable. I applied for forbearance in a time of need. I paid the entire amount owed under the forbearance in XXXX. My credit was stellar prior to this and dropped almost XXXX points due to Freedom Mortgages error. My loan with Freedom Mortgage is a VA loan as I am a veteran of the United States XXXX XXXX. The fact that they are making this process so arduous is reprehensible and is a clear indicator that they truly have no concern for their veteran customers.

Consumer Complaint: Dear Whomever this May Concern : I am writing to bring to your attention a matter that has recently come to my notice and raises serious concerns regarding the activities of your company. Upon reviewing my credit report, I discovered fraudulent late payments that were inaccurately attributed to my account, apparently furnished by your company. I would like to emphasize that I have always made timely payments and have never been late on this account. The inclusion of these fraudulent late payments not only violates my right to privacy but also undermines the integrity of my financial reputation. As per the regulations outlined in the U.S. Code 1666b ( a ), it is explicitly stated that a creditor can not consider payment on a credit card account as late for any purpose. By furnishing these late payments without valid grounds, your company has committed a breach of this legal provision. I must remind you that Congress has expressed its firm stance on the importance of fair credit reporting, as it is vital to maintaining public confidence in the banking system. It is also worth noting that each financial institution is legally obligated to respect the privacy of its customers and safeguard the security and confidentiality of their nonpublic personal information, as mandated by Congress. The failure of Freedom Mortgage to fulfill this obligation has caused me significant harm and inconveniences in terms of my financial reputation due to the fraudulent activities perpetrated against me. Congress has clearly stated that unfair credit reporting practices erode public confidence, which is crucial for the proper functioning of the banking system. I hereby demand that the inaccurate late payments be promptly updated to reflect " PAID AS AGREED '' and that each late payment entry be expunged from my credit report. This corrective action must be immediately transmitted to the credit reporting agencies to prevent further damage resulting from the fraudulent reporting that has occurred. Additionally, I am fully aware of the legal consequences stipulated in the U.S. Code 6821 for anyone found guilty of making false, fictitious, or fraudulent statements or representations to customers of financial institutions. Violators of this provision are subject to liability under the U.S. Code 6823 ( a ), which may include fines under Title 18 USC 3751, reaching up to {$500000.00} for felony charges against an organization, imprisonment for up to 5 years, or both, as stated in the U.S. Code 6823 ( a ). To address this matter swiftly and effectively, I request that Freedom Mortgage provide conclusive evidence, such as a tracking number, demonstrating that an attempt was lawfully made to validate the alleged debt with me as the consumer before furnishing it on my consumer report. Failure to produce such evidence will strongly suggest that these late payments were intentionally and maliciously furnished with the intention to cause harm to both my financial reputation and overall well-being. Please be aware that failure to respond adequately within 15 days from the delivery date of this notice will be considered a non-reasonable response and deemed frivolous. In such an event, I will not hesitate to pursue legal action and obtain a default judgment against your company for the dishonorable actions committed, including but not limited to negotiable instrument misuse, bank fraud, creation of false and deceptive forms, mishandling of goods, compromise of my relationships with other financial institutions, and the undue stress caused while exercising my rights in good faith. However, I do expect you to handle this matter with due care and address all concerns raised in good faith. I sincerely urge your company to take immediate and appropriate action to rectify this situation. Your prompt cooperation is highly anticipated and greatly appreciated. Consumer Complaint: Freedom Mortgage raised our monthly payment in XX/XX/2023 after our yearly taxes went up on the home from {$2100.00} to {$2200.00}. Freedom Mortgage did not notify us of the payment increase until XXXX XXXX. I autopay our mortgage payment through my bank on the XXXX of the month and was paying the {$2100.00} because I was unaware of the increase, Freedom Mortgage turned us into the 3 credit agencies for non payment in XXXX which is incorrect. This action has caused harm to my credit and I am unable to co-sign for my son 's XXXX XXXX loan for his school. I would like the record corrected, the delinquency removed and for Freedom Mortgage to stop incorrectly reporting. I have reached out to the 3 bureaus and they said they only report what they are given from Freedom Mortgage. My wife and I have spoken to Freedom Mortgage four times and they are claiming they notified us of the monthly payment increase in XX/XX/XXXX ' but that is incorrect. They are pointing the finger and we are the damaged parties. I requested that this issue be escalated to a second level supervisor at Freedom Mortgage that reports out the credit file information and was denied. This has caused irreparable harm to our credit file. We have never been late nor neglected our payments to Freedom Mortgage.

Consumer Complaint: Freedom Mortgage services my loan. I made my XXXX payment on XX/XX/15, on Freedom Mortgage 's website. I receive an email confirmation of my payment. On XX/XX/XXXX, I realized the payment did not get processed. On XX/XX/XXXX, I called Freedom Mortgage and discussed the issue with the representative and faxed the information I had showing I made the payment. On XX/XX/XXXX, I made both my XXXX payment ( again ) and the XXXX payment. I sent Freedom the confirmation number I received when I originally made the XXXX payment. In addition, I included the transaction history from their website showing I made the payment. I never have missed a payment and sent them the information showing I made the payment. Apparently, when I entered my checking account information when I tried to make the payment in XXXX, I mistyped one number of the account number. I did not realize that as I received an email confirmation that the payment was received. I sent Freedom everything I could think of to prove I made the payment and they are not reversing the late reporting. This has caused my score to plummet almost XXXX points and has severely damaged my credit rating. I attached a document from XXXX 's site showing the payment history. You can see on XX/XX/15, that I made the payment. The payment was reversed on the XXXX, but I was not aware of this until I realized the payment never processed. I also can send a copy of my bank statement showing I had more than enough in my account to cover this payment. Freedom Mortgage did not call or email me to make me aware of this issue.

Consumer Complaint: An insurance claim was filed on our barn due to damage from snow load. We first contacted Freedom Mortgage Company on XX/XX/XXXX regarding the insurance check process since the checks were made out to Freedom Mortgage, myself, and my wife. On XX/XX/XXXX we sent Freedom Mortgage Company XXXX checks from our insurance company totaling {$52000.00}. Both of the checks were signed by my wife and myself as directed by the mortgage company. One of the checks stated " For Deposit only '' with our bank account number on it. Instead of sending us back our check that stated " For Deposit only '', Freedom Mortgage cashed our check and held all of our money. Is that not against the law?? We have contacted them multiple times attempting to resolve the problem, ( dates including XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX all from XXXX ). I requested to speak with a supervisor on XX/XX/XXXX at Freedom Mortgage Loss Draft Department and was told one would contact me in XXXX hours, it is now XX/XX/XXXX and I have yet to hear from a supervisor regarding this issue. An inspector came out to our property on XX/XX/XXXX to view the completed work so that he could notify Freedom Mortgage that the work was in fact completed. On XX/XX/XXXX, we received 75 % of our insurance money from Freedom Mortgage via a check. We should have received the full amount back from Freedom Mortgage since the work is complete, but they are insisting our contractor complete a " Waiver of Lien '' form. They refuse to give us the remainder of our money even though the work is complete. Due to the length of time this process has taken it has created a financial hardship for us, causing us to have to pay for materials, labor, etc out of our own pocket. We are now coming up on a month of Freedom Mortgage holding our money, which could have been used to pay the contractor or it could have been accruing interest in our bank account, but instead is supposedly being held in our escrow account. If that is the case, then any interest accrued should be mine and not Freedom Mortgage. This whole process has been nothing but a nightmare. Freedom Mortgage has been extremely difficult to deal with and I am concerned that they are breaking the law by cashing our check when it explicitly states " For Deposit only '' with account number following.

Consumer Complaint: Hello, back in XXXX my checking account was hacked. So I had to set up a new checking account. I provided Freedom Mortgage with all my new information. Now, in XXXX it was reported that Im delinquent on my account. Freedom mortgage has been contacted by my at least 9 times since XXXX because they are unable to take my payment from my new account. The problem is on their end because all of my other bills have been coming out with no problems. Every month since XXXX Ive had to call them and give them my new account information because they fail to update their system so I had to pay the bill over the phone because they cant setup my reoccurring payment. Let be also known that I HAVE made every payment. Now my credit is down XXXX points. I have a stellar credit record with NO DELINQUENCIES until now because theyre absolutely horrible. Once again I have to take time from my day to fix a problem I didnt create.
