Consumer Complaint: I have been paying my mortgage by direct withdrawal for the life of the mortgage approximately 15 years. I am now being harassed by XXXX that my mortgage has not been paid since XX/XX/XXXX. I have notified them that if my mortgage has been sold the new mortgage holder apparently not getting the money. This has now been going on for more than a month. I have sent letters to all concerned parties that I am aware of Freedom Mortgage, XXXX XXXX, XXXX, and XXXX XXXX. I have not been informed of what they are doing to correct this situation. On XXXX/XXXX/15 I received an email that again my payment will be coming out of my checking account on XXXX/XXXX/15 as has been the custom since the beginning of my mortgage. I also received a late notice for my tax bill which I received the XX/XX/XXXX and sent to the mortgage company the very next day. I am sure that my credit has been jeopardized and refuse to look as I do not want to get any more upset than I already am. At this point do not know who or where to turn.

Consumer Complaint: Hello : I purchased a 95 year old foreclosed property at XXXX XXXX XXXX XXXX, XXXX, MD. I later found it had major structural problems so we demolished it. In rebuilding we came to realize the reason for the old structural problems was because it was once used as a landfill at some point thus rebuilding on a contaminated landfill will cause many issues with the new structure and also health concerns. I have been trying to communicate to the bank that that now has my loan ( not the original mortgage company who turned around and sold it to this current bank ) that I need a deferment to resolve the issues we have encountered ( the place was once a landfill/contaminated soil ). I have borrowed over XXXX to keep up with the mortgage and pay rent too. It 's not sustainable. Is there anything you can suggest I do? Thanking you for your response. XXXX XXXX

Consumer Complaint: Freedom Mortgage mailed me an offer to lower my interest rate at no cost. When I talk to the rep he reiterated that it was no cost to me. I received the forms to sign via online and discovered that they are charging interest rate reduction points of over {$2000.00} and including it in my mortgage balance. They pressed me to hurry and sign the forms that would lock me into the obligation. It is very deceptive. NO COST is a lie. They wasted my time and trust. This needs to be address before someone believes them and signs without really looking at what is on the forms. It can be confusing. Please make them stop.

We have a {$30.00} charge that I 've called every month for 3 months now to get taken care of. They give me the run around, XXXX department says I have to talk to the other and vice versa, no one seems to know whats going on. Refi department says we will not have to pay it but customer service needs to fix it. customer service says we have to talk to refi. then we get the same run around. month after month I call and then get the same run around and the charge is still on my account.

Consumer Complaint: I received the Initial Escrow Account Disclosure Statement from Freedom Mortgage. It states that the PROJECTED ESCROW BALANCE SUMMARY OVERAGE is {$3200.00} that was to be RETURNED TO ME ONCE ACCOUNT WAS CURRENT. On XXXX XXXX, 2015 I paid the XXXX 2015 monthly mortgage payment of {$1400.00} and I was current. At the bottom of the Disclosure Statement the following is stated : Federal Law requires that any escrow surplus of {$50.00} or greater for accounts that are current must be returned to you within XXXX days from the date of the analysis. Due to the delinquent status of your account, your surplus will be retained until the account becomes current. It is your responsibility to contact our a Customer Care department to request the release of any surplus when the status of your account changes. I did contact Freedom Mortgage on XXXX/XXXX/15 and requested my refund and it 's now XXXX/XXXX/15 and they have n't sent me anything, which is against the law.

Consumer Complaint: I tried logging into my account this morning to pay my mortgage for XXXX 2015. I tried on freedommortgage.com, and it would n't let me in so I called customer service, entered my SS Number, and it routed me to a lady who saw all my information, she told me my account was handled through myloancare.com let me connect you. No one answered. I tried to log into XXXX and it would n't let me either. I asked for temporary passwords from each site, each site sent me an email with a temp password, however I still am unable to log into my account. I called Freedom Mortgage back at XXXX this morning and spoke with XXXX, she stated my loan is handled through XXXX go back to them. I tried to explain to her that the XXXX website told me to go back to you - freedom mortgage, she said no, I know it 's confusing because Freedom Mortgage is the parent company to XXXX, but you need to deal with them. Right now I am frustrated with all the lies, and lack of accountability with my account. Is this a SCAM set up this way so I had to pay the {$5.00} extra dollars by phone to pay my mortgage to gain additional revenue? Which I paid by phone calling Freedom Mortgage, so they wont talk to me about my account, they wont let me log into my account, but they will take my money over the phone? I have had issues with both of these entities since day one, I have filed numerous complaints and will continue to do so, until they are held accountable for these outrageous actions and lack of accountability for my loan.

Consumer Complaint: Deceptive mortgage lending practices by Freedom Mortgage which included bait and switch, fradulent documentation, and predatory behaviour with goal in mind to obtain funds from consumer by pushing consumer to roll fradulent closing costs into loan that the consumer is not responsible for as per agreement. There is sufficient evidence that I have been completely misled through the refinance process and provided wrong and fradulent information ( i.e. Summary of Transaction ) by Freedom Mortgage that was misleading and deceptive. It was very clear from the offer I received from Freedom Mortgage which included many verbal communications and a Summary of Transaction that I can provide a copy of that Closing Costs were covered by lender. This was the agreement and mutual understanding throughout the process all the way up to being only a week or two out from actual closing at which time it was suddenly communicated to me via a random phone call ( not even in writing ) that the offer has changed and I as the consumer I would have to pay the closing costs now. All the detials, supporting documents, and dates can be provided. With all the respect, that is very deceptive and misleading business practice that is unfair to consumers and that is ultimately costing all of us participating in the mortgage business including the government a lot of money. I do not accept this and I ask you kindly to help with this case as I 'm sure there thousands of consumers that are falling vicitim to these kinds of predatory lending practices. In the supporting documents you can clearly see that the closing costs are covered by the lender.

I decided to apply with another lender and withdraw my application from Freedom mortgage, but now they are sitting on my FHA case # and not releasing it to my current lender, which is holding up my loan!

Consumer Complaint: I started calling my mortgage company Freedom Mortgage about refinancing in XX/XX/XXXX 2015 asking what I need to do, what they need from me. after I started the process with XXXX XXXX giving him the information he asked for I went weeks no calls or call backs. after leaving many voicemails I finally got a hold of him he told me my account was transferred to a different rep leaving yet another voicemail for someone else after a couple weeks later to be told someone else had the account. three different people later finally getting a hold of XXXX XXXX who told me my account was closed because they did n't have the paperwork they needed from me which I explained to her I had turned those in to the previous rep who had the account. it was XXXX 3months and payments later she tells me she has to get with a supervisor to reopen it. I called another mortgage company to ask advice they told me I could make a complaint with CFPB. telling XXXX this the next day she called back immediately telling me the account was open and at the under writers. couple weeks go by I call her to hear they need my bank statement I send it another week goes by and she tells me my wife has to write a letter stating I have access to the account and money since it is a joint checking account. then yet another week goes by I call they want an explanation written out why the address on the account is not my house address. I would not have found any of this out had I not called. I was told to get one thing after another and did so in a timely fashion. i finally get everything to them and now XXXX payments later since starting the process its XXXX I am told we are going to get to close the XXXX then they canceled one hour before our meeting because they did n't have the right paperwork rescheduling for the XXXX they canceled again still did not have correct paperwork. they rescheduled for the XXXX and once again called to reschedule for the XXXX still not ready today. I get a call from the title company XXXX XXXX at XXXX they have not received the paperwork from Freedom Mortgage so they are unable to meet us for closing tomorrow. the title company proceeds to tell me they have been ready since XXXX XXXX for me to close however they have been and are still waiting on Freedom Mortgage. I have explained to Freedom Mortgage since day one my payments are to high and I am paying 8 % interest and in XXXX of having this loan my pay off has only moved around {$4000.00}. since XXXX I have been wasting money because it all goes to interest and I explained to them I wanted this done as soon as possible. it was hard to keep up the payment because it is so high and after XXXX I have built no equity due to this issue.
