Consumer Complaint: My late husband owned our home prior to our marriage and since his death XXXX/XXXX/XXXX, I have been attempting to deal with his mortgage company via their servicer, XXXX. My name was never on this mortgage or deed. Following his death I applied and was granted by bonding legal right to handle any affairs related to my husband. There are many issues I have encountered for three and one half years. The mortgage involved is # XXXX, the XXXX ID in the name of my late husband, XXXX XXXX XXXX ( SS # XXXX ) XXXX has had me apply for loan modification XXXX times to only be denied and notified me by the reply, " our investor has decided to decline to offer loan modification at this time '' with no further explanation. This mortgage has been involved in a " class action suit '', XXXX vs XXXX. This settled in XXXX XXXX. Since that time I have received over XXXX documented telephone calls from XXXX. Upon answering the calls I explained to the XXXX representative this is a difficult legal matter and I would not divulge information over the telephone that any requests for information or action need to be in written form to ensure adequate documentation. XXXX refused to put anything in writing until XXXX XXXX which were merely routine statement ( XXXX ) and notice of default ( not reg/cert ). They continue to call me each day without honoring the need for documentation. Total harassment. I never received restitution from the lawsuit, I was always sent an outdated check which was replaced XXXX times with more outdated checks. Until I spoke with the Veterans Administration on XXXX/XXXX/XXXX, I was not aware there is literally nothing I can do to resolve this. XXXX is unaware that I have this knowledge. They have drawn out this process XXXX XXXX yrs accruing huge substantial fees and penalties for the entire period. The mortgage has now been forwarded to XXXX of their legal firms, XXXX XXXX and XXXX, XXXX for foreclosure, the home is scheduled to be sold XXXX/XXXX/XXXX, and to this day I have received no notification that this has occurred. I was made aware of this by the Vet Admin representative. This was the only way I discovered this action was in the near future. Still today XXXX will not permit me to speak with the " Relationship Manager '' assigned to this mortgage. They insist I complete yet another request for loan modification package, another stalling, and return to them. Then and only then will they schedule an appointment for me to speak with the relationship manager. They send mail to my late husbands first/deceased previous wife ( XXXX XXXX XXXX ) although they were provided with a certified death certificate. I furnished certification of my court appointed bonding to handle XXXX XXXX issues following his death and receive nothing addressed to me. Documents are only addressed to deceased individuals. Fees and penalties have accumulated to such an extent there is no possibility I could ever afford them. To make matters worse when XXXX XXXX refinanced his mortgage in XXXX, he was charged more than {$10000.00} in fees when his intent was to access {$10000.00} of equity in his home. I did not think these significant fees were applied for VA guaranteed loans. Also of significant notice was the fact that XXXX XXXX underwent XXXX XXXX removal in XXXX, was totally unable to XXXX without assistance, suffered significant XXXX, and of significant importance, he suffered XXXX, he could not XXXX to read, even following 1 1/2 yrs of XXXX therapy at XXXX XXXX XXXX , XXXX No way could he read or understand what he was signing. Also an issue of noted mortgage insurance premiums on the XXXX form provided, however when I asked about this was told it was an error and would not honor request to apply for these. Such a mess I need help

Consumer Complaint: My current lender is XXXX Mortgage. I sent a payment of {$1500.00} on XXXX XXXX 2015 which was deposited by mistake into Freedom mortgage 's account. I contacted freedom mortgage and their loan servicing dept contacted me on XXXX/XXXX/2015 and advised me that they had found my check and would refund my money first to Freedom Mortgage and then to my lender XXXX. To date XXXX the money has not been sent to XXXX. I have tried to contact Freedom Mortgage and XXXX servicing several times to find out the status of my refund with no success. I need to get this money sent to XXXX so they can credit my account.

Consumer Complaint: I receive a pre-approve letting regarding a loan offer and the letter verification code is XXXX XXXX XXXX, I called them to find out about the offer, I told them before I let her to run my credit, I asked her what credit score that they require to qualify someone, she told me that they require XXXX credit score and I told that my credit score is about XXXX, I told her that I have that I have a lot of deft, she asked me if I have any federal delinquent, I said to her that I am not sure that it is federal but I did sign up a loan with XXXX for someone he did not pay the loan and I found out and I paid the loan off with my own money just yesterday and I said to her that to her the reason that I giving you all the information in front because base on my situation if I knew I am not going to be qualified I would not let you run my credit and I interested in this offer just to pay off my deft, and she told me it should not be a problem then, so I let her running my credit then she came back telling me that my credit score is XXXX and I have a delinquent with XXXX, therefore they can not qualify me, when I asked her what score they require to qualify someone she told me XXXX and my score is XXXX according to her when I told her about the delinquency with the XXXX and I just paid off yesterday and she told me it would be fine, I also told about the level of my deft, I told her all these in front just to make sure that before I let her running my credit score and told her that I know if you let people check on your credit a lot that would diminish your credit, that is the reason why that I told you all my information in front to see if I can let you run my credit, and when she come back with her decision I tried to remind her what I told her, she was very rude and she said that she told me that she said to me that they required XXXX credit score when she did not, she told me XXXX credit score, I am filling this complaint because I feel so misled, deceived,

Consumer Complaint: We received numerous letters or ads from our mortgage company, Freedom Mortgage, stating that our house was valued at {$240000.00} and that we could refinance to use some of the equity in our house. After applying and providing scores of paperwork, we were told that our house appraised at only {$200000.00} by an appraisal company from Indiana and we could only get a new mortgage if we paid {$10000.00} for it up front. The appraisal was based on more than XXXX houses, XXXX of which was out of our district and was half the size of our house plus it was appraised at only {$170000.00} which lowered our appraisal considerably. I believe that this is a practice that is being used to scam homeowners and wish to have a federal investigation of this mortgage company.

The bank gave me their name. I spoke with a XXXX at XXXX. I contacted my Mortgage lender to see if my account had been transferred to Freedom Mortgage and they said it had not been transferred. I do n't know how they got my banking information and the amount they were trying to access is double of what I pay to my mortgage company. The name of my mortgage company is XXXX at XXXX.

Consumer Complaint: Our VA mortgage is financed thru Freedom Mortgage, they called and said they wanted to reduce our mtg. by XXXX % - just because ... he said they would send electronic documents to sign. I told him I wanted full disclosure he said no problem. When I review the e-docs I did not like what they said, did not sign and sent an email we were not interested. I have sent XXXX emails telling them we are not interested. This morning I got email that said " congratulations on you loan application, now sign these additional docs ''. We never signed anything, electronic or otherwise. I have emailed them again and still they are saying we need to submit additional docs to " lock in our rate ''. We do not want this, they are our current VA Mortgage servicer, I am now afraid of them and do not trust them. What can I do?

Consumer Complaint: I signed up for a load and this loan was transferred to Freedom Mortgage in XXXX 2015. Freedom MortgageXXXX.XXXX XXXX, IN XXXX have made over the course of the loan 12 additional principal-only payments of which only 2 had been applied correctly at the first time. All other payments were distributed as additional regular payments, splitting them intoRegular principalInterestEscrow for TaxEscrow for Insuranceonly the remaining amount was added as additional principal payment. After I noticed this the first time I was calling Freedom Mortgage to get this fixed and ask to ensure that this will not happen again. Now, 11 payments later, the issue became even worst as they now splitted the payment into 2 times a regular payment, and only applied the remainder as additional principal. Every single time I had to call and had to have the payments being adjusted. My complaint is regarding the practice used. It seems to me that they are collecting on the overpaid escrow amounts interest until the customer realizes the wrong distribution. Given my loan being not that large, extrapolated across XXXX ( if not XXXX ) customers, the money embezzled from either the customer or the banks ( how ever one looks at it ) amounts to a considerable amount. Based on my experience with Freedom Mortgage it seems to be done on purpose to extract as much money from each customer as possible. I for my part are not willing to provide loans to my mortgage company.

We were very happy until I got a letter from Freedom Mortgage and they pushing to cash out for a promotion. After speaking to my wife we said lets look into. Well that is when Freedom uncovered their mistake of not taking enough out for escrow. This is their job and not mine, why they are called XXXX XXXX. I then called Freedom back on XXXX XXXX to see what XXXX XXXX mortgage payment would be, they said it would change in XX/XX/XXXX and not to worry about it XX/XX/XXXX Well my usual payment is about {$1600.00} and when I woke up XXXX XXXX my new payment was XXXX. I went nuts and me and my wife and family barely survived. This is just wrong, after I had called, and told it would n't be going up this month. I under stand it has to go up, but give us some notice.

We have never been late, not even one day. On or about XXXX XXXX, we received a letter from XXXX XXXX advising us that the servicing of our mortgage was being transferred, effective XXXX XXXX, 2015 to : Freedom Mortgage CorporationXXXX XXXX XXXX, XXXX XXXX - XXXXWe called Freedom Mortgage Corporation on XXXX XXXX, 2015, seeking our new loan/account number. A female in Customer Service advised us that the information I was seeking would not be available until XXXX XXXX, 2015. Checking the Freedom Mortgage Corporation website on XXXX XXXX, 2015, a notice was " pinned '' to the Home Page, advising that account numbers would not be available until XXXX XXXX, 2015. On XXXX XXXX, 2015 we called Freedom Mortgage Corporation Customer advised that our new Account Number was Freedom Mortgage Corporation Loan XXXX. I was advised that the XXXX 2015 Payment, under U.S. Government Regulations, not considered late for 30 days from the date of the mortgage transfer date. On XXXX XXXX, 2015, from the XXXX XXXX XXXX USPS, we mailed Check Number XXXX, payable to Freedom Mortgage Corporation and Loan Number XXXX - XXXX 2015, clearly marked on the memo line of our check to : Freedom Mortgage CorporationXXXX XXXX XXXX, XXXX XXXX - XXXX checked our XXXX XXXX XXXX XXXX, ( Routing Number XXXX ), Account No. XXXX, every few days to see if our check had been presented. We also checked our Freedom Mortgage Account page to see if our check had been posted. We observed neither of these actions, still on XXXX XXXX, 2015. On XXXX XXXX, 2015 to protect our XXXX Account and preserve our credit standing, we transferred from savings {$1100.00} to our " House Account '' XXXX. We went online to the Freedom Mortgage Corporation website and issued from XXXX XXXX an ACH debit in the amount of {$1100.00} and received Confirmation No. XXXX. On XXXX XXXX, 2015, on the XXXX Online site, we issued a Stop Payment Order on our check XXXX that was either lost or mishandled by Freedom Mortgage Corporation. We paid the {$25.00} SPO fee to XXXX. Part of the pride of home ownership is also the pride of making mortgage loan payments on time. When we check XXXX and Online Complaints for Freedom Mortgage Corporation, we were aghast at the XXXX complaints, many about misplaced payments, misapplied payments and untruthful statements by Customer Service personnel. We had heard of Predatory Mortgage Corporations. We were careful in choosing XXXX XXXX XXXX and had no say in the transfer of our mortgage to a predatory mortgage corporation. We request that Freedom Mortgage Corporation credit our escrow account with the {$360.00} that appears on our XXXX XXXX XXXX 2015 statement, ( attached ) ; instead of the {$200.00} that appears as an escrow balance on the Freedom Mortgage Corporation XXXX XXXX, 2015 online statement, a variance of {$160.00}. We request that Freedom Mortgage reimburse us the {$25.00} XXXX Stop Payment Order fee. We request that Freedom Mortgage Corporation forward to us our check XXXX marked canceled.

My monthly payment was paid through auto-deduct each month, on-time and was {$3100.00} ( principal- {$670.00} ; interest- {$1300.00}, and ; escrow- {$1100.00} XXXX. I refinanced and paid off this mortgage XX/XX/XXXX and Freedom provided the following payoff statement to my lender ( this was prior to receiving my XXXX payment, which resulted in a lower principal of {$420000.00} XXXX : Principal- {$430000.00} ; Accrued interest- {$4000.00} ; escrow advance- {$1100.00} ; unpaid late charges- {$250.00}, and ; recording fee- {$86.00}. The total payoff due was {$430000.00}. I have called Freedom multiple times to ask them to remove the late charges & recording fees and their reps said these should n't have been charged and are incorrect, but to my knowledge, they have n't been removed. Additionally, I asked for a breakdown of why they indicated {$4000.00} of accrued interest when my monthly interest is only {$1300.00} -- which means they collected over 3 months of interest at my closing. They said they would send me documents to support their figures and show an accounting of their figures, and how much I was owed back, and that I would receive these by XXXX, but I have not received them as of XXXX. I called them back XXXX and their message said their call volume is too high, so I would need to call back another time, and then it disconnected me. It seems to me that their accounting is erroneous, inaccurate and potentially fraudulent, and that they have no intention of correcting this, or giving the consumer any documents to refute their erroneous calculations.
