Consumer Complaint: I have received continuous collections calls from my mortgage company, Freedom Mortgage. on Wednesday, XXXX at XXXX MST, Thursday XX/XX/XXXX at XXXX MST and today, Friday XX/XX/XXXX at XXXX and spoke with XXXX who identified her " teller ID '' as XXXX. I also continue to receive several offers for FHA Streamline refinancing, which is ironic, because Freedom Mortgage nearly foreclosed on my house just a few months ago. I 've contacted the numbers provided on the offers and have been informed by several employees that I should not be receiving these offers and should not be receiving collections calls because the payments are being made by a third party due to the HHF program I am currently on. Freedom Mortgage continues to exhibit the bondage of the predatory loan they originated, as my home in just 16 months is nearly $ XXXX under the value, although it was a new build. They begin foreclosure processes, offer FHA Streamline and call for collections, all without knowing what one department is doing versus the next. I would like for some remedy to occur for the constant harassment I experience through and from this lender.

Consumer Complaint: I originated a mortgage with Guaranteed Rate. The close date was XX/XX/XXXX, or XX/XX/XXXX. My mortgage was then transferred to Freedom Mortgage. I have my homeowner 's insurance and property taxes escrowed into my monthly mortgage payment. I currently have a escrow balance of around {$4800.00} at Freedom Mortgage. My real estate taxes were due XX/XX/XXXX to the city of XXXX, Michigan. They have not been paid, and penalties and interest has accrued. The total tax bill that is currently due is around {$2800.00}. I first found out that my taxes were not paid on XXXX XXXX, XXXX. I just found out from Freedom Mortgage that the estimated payment date is going to be XXXX XXXX. The problem with this is that the City of XXXX is going to transfer my property taxes to XXXX County and a lien will be placed on my property. This is going to happen on XXXX XXXX. So, this is a very serious situation. I can not have this happen. I have been speaking to someone directly at Freedom for the past week. Her extension is XXXX. She said they escalated it to their claims department, but I can not get any further idea when it will be paid. I told them that my property taxes will be transferred to XXXX XXXX, Michigan on XXXX XXXX, but I am getting nervous as to if it 'll be paid. Consumer Complaint: I have multiple 30 year loans on different properties and through different servicers. Over the course of the last several years, they 've all been transferred several times to different servicers. The worst case is when the originator transfers it to a servicer then transfers it back to themselves a few years later ( Freedom Mortgage ). In this last case, I had not caught that the address for the servicer changed and the old servicer stopped forwarding my payments. As a result, they returned the payment and I was charged a late fee by freedom mortgage. Had I not caught this in the first month, I would also have a late payment on my credit. There is something wrong here. Putting the {$100.00} late fee aside, the damage that can be done to someone 's credit over this passing back and forth of loans can be quite severe. It seems that there should be legislation that protects consumers against this. At the very least, the old servicer should continue to forward payments until they 've gotten a hold of the customer ( using all necessary means - snail mail, phone and email, they had all those on file ). I did n't get a single call from either Freedom or the " old '' Freedom ( their past servicer, XXXX ) and just a letter from each. Considering that this action can cause a severe amount of damage to a consumer 's credit, something needs to be done about this. When approaching Freedom, they did not offer to remove the late fee which leads me to believe had it been over 30 days, they would not have worked with me to remove the notice from my credit either.

Consumer Complaint: I am in the process of closing escrow on a new home, escrow is supposed to close XX/XX/XXXX. I have sold my current home, and both my home now and my new home should close escrow on the XXXX. XXXX title has requested a payoff on my current loan from freedom mortgage about 2 days ago, should only take 24 hours to respond. Freedom mortgage still has not responded. I called freedom mortgage today which is XX/XX/XXXX, talked to a woman who said she would fax ticor title right away. She also said it would take ten minutes. She also offered to e mail me a copy of the payoff and I agreed. It 's been 3 hours and still no response. I reminded freedom as to how important it is for them to respond to XXXX XXXX as I have 2 weeks until I 've got ta move and it just seems as if they do n't care.

Consumer Complaint: Good afternoon. In XX/XX/XXXX we began a refinance process with our current mortgage company, Freedom Mortgage. Of course, as requested, we submitted all paperwork and documentation as it was requested and in a very timely manner. We were told that we would close on several different dates, all of which never happened. Yesterday we were told that our rate had expired and that we would be responsible for the penalty even though we had followed all of the directions and requests. The penalty would increase our mortgage payment by over {$100.00} a month ... .not making any sense to refinance if that 's the case. We were told even though we had done what we were responsible for, we would pay the penalty and there was nothing they could do. Unacceptable

Now after 2 months, no response except, " Updated financials are needed ''. NOT ONCE in the last 2 months, when I have called at least every week, they need updated information. Every time I call, I can not speak with anyone who actually can make a decision since it is " in review ''. Consumer Complaint: I had a loan through XXXX in a division called " XXXX. '' This was initiated in XXXX of XXXX. The loan was sold to Freedom Mortgage in XXXX of XXXX ; this is when my problems began. I did n't know where my loan was until about halfway through XXXX and my lender kept saying I had a balance of XXXX, and I had no idea why. Finally I called XXXX before the XXXX ( because I did n't want extra charges ) and they told me who the loan had been sold to and said they should have reached out to me. They did n't. I called them several times until I finally was able to get the information I needed to access my mortgage. I was then informed that since the loan was bough in XXXX, they give me 60 days to make my first payment. I was to sell my house at the end of XXXX where I was already under contract. I informed them of this and the first person I talked to informed me that I just should have the payoff go directly to them if it occurred during 60 days and then I would n't have to make a payment. Starting the next week, I started getting daily calls from Freedom Mortgage. The fees started piling up as well. Every time I called them ( since they would always call when I was at work ), I would have to start all over again to tell them the story. By the end of the conversation, we always seemed on the same page. Yet the calls kept coming. I finally was able to get into my online account and I noticed several charges. Apparently, they were charging me for " reaching out to me '' since I made no attempt to contact them ( which obviously was n't the case. ) I found out the buyer of my house had to push closing back a couple of weeks, so then I decided to pay the mortgage. When I got online, they also charged me not once, not twice, but three times for a payoff quote requested by the title company. When I looked into it, the title company asked for a payoff date of XXXX XXXX, and each time Freedom Mortgage would date it just a week or two out. At this point I had XXXX charges for {$30.00} and XXXX charge for {$15.00}. I told them I was online to pay and the guys said he would " wave '' the {$15.00} phone charge fee if I can just do it over the phone ; and after that he could look into the charges ; but until my account was current ( which it was never behind ), they wo n't do anything about the charges. I paid 2 months and then he told me he would send an email to get the rest taken care of. In about a week, there were XXXX reversals ; XXXX of {$30.00}, and XXXX of {$15.00}. I was happy just to get them to do anything ; so I stopped calling for a bit. The title company called me a day or two before closing and told me they STILL had n't received a payoff and they 've left several requests ; that it may go quicker if I called. I did and through much hassle, they said it was taken care of. It was n't. I had to call again the next day, and the lady told me they require 2 weeks. I informed her it had been 2 months. She told me there was nothing that can be done. I talked to a supervisor and the next day they had a payoff quote. I closed, I thought all was done and they title company even paid XXXX more, just in case. On a hunch I went back on the website and noticed that they had added back on every charge, another XXXX {$30.00} charges, a {$26.00} charge, and another {$15.00} charge ; basically taking all of the " cushion '' money the title Company set up. I called them again and was told it could take up to 2 weeks before they could get back to me about what these charges are. I called again about 5 days later and they said the same thing, but transferred me to another person who was able to look into things. He more or less told me he could n't do anything about it, but could escalate it again, and hopefully I would hear from them in writing in the next month or so. I ca n't believe a Company would do something like this, not alone be this unethical. Please help.

Consumer Complaint: I refinanced my loan 3 years ago. I have never received a statement during this time frame and thought I could only make my mortgage payments on line. Each time I made a payment I was charged an extra fee of {$5.00} to {$10.00} each transaction. There is no where on the web site advising me of my right to mail in a payment and not have to pay the extra fee. I have been trying to reach customer service for a mailing address and so far have been on hold for over 2 hours and it is XXXX. ( open till XXXX per web page )

Consumer Complaint: In 2013 my wife and I moved to XXXX to help our son with his XXXX children who was recently divorced. Because of his job requirements to travel often during this particular time frame we decided to rent our home for a few years or at least until they were old enough or until his travel requirements would change. A few months after we moved we got behind so we submitted a request to our lender for a hardship mortgage modification because of my wife losing her job and soon became XXXX from XXXX a year before. Making mortgage payments soon became a struggle. We soon became desperate and eventually heard about a company via a radio ad called XXXX XXXX out of XXXX Utah. Needless to say it was the biggest mistake I have done in my life. They painted a rosy picture of course and it sounded so promising. They inform not to make any Mortgage payments and not to contact anyone but them and they would do everything. All we had to do was pay m a money instead of making regular mortgage payments. we 're at the brink of losing our home. Both of us are over XXXX and our credit is about to be ruined over this. can someone please shed some light on this situation for us.

Consumer Complaint: Freedom Mortgage purchased my loan from XXXX XXXX in XXXX 2015. I made the first payment to Freedom on XXXX XXXX, 2015. Freedom is now saying I did not make the payment but I have a receipt indicating they cashed the check and have the money. I have talked with them every month since and they tell me they will research the issue and call me back - they never do but have sent collection notices, foreclosure paperwork, and have tried to assess late fees. It is now up to me to produce a copy of the deposited check for them to review. They have been anything but helpful unless it involves them sending me late notices and collection notices.
