Consumer Complaint: I purchased my home in XXXX for XXXX for {$240000.00}. It appraised for {$240000.00}. On XXXX I made a principal payment of {$1200.00} that dropped my principal to {$180000.00}, which is less than 78 % LTV and according to my original loan officer and the homeowners protection act of 1998 my PMI should automatically drop. I messaged Freedom Mortgage on XXXX and XX/XX/XXXX explaining that I was less than 78 % LTV and asking them to confirm my PMI would drop. I had multiple conversations on the phone with people, they would say my LTV was fine and another department would have to fix it, then I would get a message that my LTV is above 80 % and I need a BPO. Or they would say my LTV is fine, but XXXX XXXX is still requiring a BPO. My original mortgage officer was on this call and was emphatic that that is not the law and it should drop at 78 %. They could never tell me what their math was. So I waited for my XXXX statement to post thinking maybe the department that calculates it is behind on payment information. On XXXX I made a monthly payment, which was factored into my next statement. My current principal balance is {$180000.00}. I messaged Freedom on XXXX with my math and again asking them to confirm my PMI would drop and I wouldnt be charged it anymore. They responded today that my LTV is above 80 % and I need a BPO.

Consumer Complaint: I bought a farm in XXXX with my husband in 2009. After we moved from XXXX, my husband continued to work in XXXX and never made the transition to move over which was obviously what was originally intended as we were raising our XXXX young children. I learned later that my husband was having affairs since we all lived in XXXX and was continuing to do so while I raised our kids in XXXX. I filed for divorce once I learned of his infidelity but I could not afford the farm by myself. I did not have a job since I had just moved and I was taking care of our children by myself. I found jobs and found ways to stay afloat the best I could going in and out of the foreclosure process. I was at the farm for nearly 10 years and struggled the whole time. The property had gone into disrepair as I did not have any additional money. The market was bad and the property did not look good and so there was no way to sell it early on. I worked hard on the property for 3 years doing what I had to get it back into a state that would help it sell. I mowed, weed whacked, power washed, fixed fence, fixed garage doors, had siding put on a run-in, fixed XXXX waterers, painted rooms, got carpet put in where it needed it the most, trimmed trees, repaired electric fence and on and on. The property looked great when I finally put it on the market and the market had improved by that time. The property sold in the nick of time as I was in foreclosure proceedings once again. My neighbors could vouch for all the work I did over the years because they saw me working so hard. When I applied for a mortgage through XXXX XXXXXXXX XXXX, a 3rd party originator, I was approved for a mortgage through XXXX XXXX XXXX XXXX XXXX XXXX XXXX, Michigan. I was told that I would have to pay PMI for 10 years I believe which was an additional {$150.00} per month! I thought that was only for those who put less than 20 % down. I was putting more than half down! I was told that because my farm was in foreclosure proceedings that it was a requirement. They did not care about the circumstances whatsoever. Anyone in my position would have lost the farm to foreclosure and would not have the means to buy any house. So basically I am being punished for something that was out of my control. I did not know that I would be abandoned by my husband. He signed a 30 year mortgage with me yet I was the only one trying to stay on top of it. Most people told me to just walk away and start over. I had too much invested and felt I needed to work hard to get where I needed to be. It would have been much easier to walk away but that is not something I do. The mortgage has since be sold to Freedom Mortgage of XXXX XXXX, Florida.

Consumer Complaint: I UNDERSTAND THAT you can not act as my attorney or judge, but THE CFPB IS RESPONSIBLE FOR UPHOLDING LAWS UNDER THE DODDS FRANKS ACT. And just as a police officer must arrest someone for breaking into a bank and taking money, the CFPB is responsible for doing the same with the financial institutions. You were put in place to ensure that mortgage companies abide by the rules and laws. And under Dodds Franks, laws have been broken, i should not have had to file a second modification when the first one was complete and and pay for their legal fees in addition to that. I have been trying to get a modification or loss mitigation completed for nearly two years now. Freedom mortgage company has either lost documents or denied that they were responsible for a Lien on my property. They told me i could upload documents to their site under my account which i did. Of course those documents dissapeared and i had to start over again. XX/XX/XXXX i contacted my congressmans office, and shortly after, FMC stated they had all the documents needed. A few weeks later they informed me that there was a lien on my home and i could not get loss mitigation until i had it removed. they gave me 14 days to remove. I was unable to remove as I found it was the previous mortgage company who started the lien. But i retrieved the document from the sheriffs office online, and it stated XXXX XXXX, which was the prior company, " OR THEIR SUCCESSOR '' held the lien on the propertuy. meaning FMC held the lien. yet they denied it, and went on to deny me all loss mitigation due to an unclear title. This is negligence on their part. Under Dodds Franks, they are required to make a good faith effort to do loss mitigation and modifications so people could save their homes. They must have known this was their own lien, why would they purchase the mortgage from prior company knowing their was a lien on it? So on XX/XX/XXXX i recieved a decision letter denying me all loss mitigation due to the unclear title. Shortly after i started another modification process and submitted all the documents the first week of XXXX. In XXXX i recieved a letter stating my house was to go up for sherrifs sale on XX/XX/XXXX under foreclosure. My home was suppsoed to be under review for a modification. This is called double tracking and is illegal under dodds franks. And they may state that it only appplies to the first modification, but it was their incompetence and negligence that denied the first when by law, they should have did a modification. And they have also accrued legal fees after their first denial which i should not have to pay due to their mistake and incompetence of not taking responsibilty for the lien they have on my home. I had to contact my congressmans office to inform them thyat i was denied a modification due to an unclear title. My congressman wrote them, they eventually contacted veterans unitedand found that ther Lien was indeed theirs as they are the successor. i sent them the lien back in XX/XX/XXXX explaining that it stated XXXX XXXX or their Successor held the lien, and that they were the successor. They ignored it and denied me loss mitigation regardless. this is complete and utter negligence that should not be tolerated by a professional agency that does financing with federal reserve money. If they are licensed by the federal government, then that license should be in danger of being revoked. Moving on, they put my home up for auction with a sale date of XX/XX/XXXX. After they found they were responsible for that Lien and illegally denied me loss mitigation in XXXX last year, they real quick sent a letter stating that they had all the documents requested and would have a decision within 40 days. they still had my home up for sale on XX/XX/XXXX. The only way i could block it was by filing a bankruptcy. They took this as an opportunity to send a modification soemwhere else, so that i would not recieve it on time. they completed it, and sent it out on XX/XX/XXXX to my bankruptcy attorney main office. I am supposed to have 14 days to see the modification and request changes, i never recieived that notice. Therefore i didn't even know the modification was sent out on the XXXX to main law offices in another city. my attorney is in XXXX XXXX XXXX, FMC sent the modification to XXXX. By the time it got to my attorney it was XX/XX/XXXX, and then she had to put it together and mail it to me. i didn't recieve until a few days later on a XXXX, the XXXX of XXXX. They had reral estate taxes included in the modification, and i am exempt from real estate taxes in NJ as I am 100 % military related XXXX veteran. And they know this ecause i don't think they have been paying the taxes as they recieved noticd back in XXXX from my County government that i am exempt. They also were charging me for taxes on monthly mortgage payments with my bankruptcy which i am exempt from, so i didn't pay them, and they sent a letter requesting a stay on the bankruptcy so that they can foreclose. Now they sent a letter to my congressmans office statiing that they understand that i want to file another modification, and that they may want to do an appraisal on my home that i will be charged for. They are accruing legal fees, and now want to create more fees in an attempt to make it all unaffordable for me. By law, a modification should have been completed last XXXX to XXXX when they had ALL requested documents. instead they used their own lien to destroy that process. And they have been accumulating legal fees ever since, even changing law firms so that fees would be increased. This company is a disgrace. i left work in XXXX due to military related XXXX, it took years to get the 100 % rating. i tried working a few times since but could not succeed at it. This a case where a modification should be accepted and completed. Instead these ungrateful people want to try and take my home from me. And they have used illegal tactics according to Dodds Franks. I read that the CFPB are the police and will uphold the laws and hold these mortgage companies etc. accountable. Well i feel i have a good case to warrant them to be held accountable, and i think under law they should have to grant me a modification under the interest rates from last XXXX when my review was complete. And any legal fees or other fees accrued after that, should be paid for by FMC, not me. I should not have to lose my home or pay for their legal fees etc, when it was their incompetence and negligence that caused it all.

Freedom Mortgage reported the payment was received on XX/XX/2023. Which is XXXX day past their deadline. On XX/XX/XXXX I was notified through my monitoring that Freedom Mortgage has flagged me as being 30 days delinquent on the account. After speaking with a representative of Freedom Mortgage, I proved to them I had the documentation and that I paid it on time. I plead my case that there was some error with the bank, or them receiving it, I was informed since it wasn't an error specifically on Freedom Mortgage, they wouldn't be able to update my credit report. I am only asking for a one-day adjustment.

Consumer Complaint: Freedom Mortgage acquired my mortgage loan over a year ago from my previous lender and they failed to pay my hazard insurance despite my faithfully made mortgage payments. My taxes and insurance are impounded from my mortgage. I have had the same hazard insurance for the past three years with two different lenders and had never encountered an issue or non payment until Freedom Mortgage assumed my loan. My hazard insurance policy is now cancelled due to non-payment, despite me informing Freedom Mortgage that they failed to pay it and it was on the verge of cancellation. I have made contact with Freedom Mortgage telephonically 5 times about this issue and each time I spend almost an hour on the phone with them and did not come to a resolution. They informed me that I needed to purchase another hazard insurance or they would purchase one for me at a higher cost, with less coverage than I had before. I have been without hazard insurance for over a month now and supervisor XXXX advised me that Freedom Mortgage secure insurance through their own company and I'm starting to see a pattern here because apparently this happens a lot with this lender. My previously canceled hazard insurance would not accept my business again due to Freedom Mortgage 's incompetence in paying my premiums in accordance with regulations and law. I should not have to pay more than I was paying for due to their negligence, nor should I be subjected to less coverage than I previously had.

Consumer Complaint: I closed on a house in XXXX, my first mortgage payments to Freedom Mortgage Corporation weren't due until XX/XX/2023. On XX/XX/2023, I made a {$1000.00} payment to the principal, which processed on the XXXX. The money was taken out of my bank account, and appeared as a payment on my statement from Freedom Mortgage. Late XXXX I received a notice in the mail saying Freedom Mortgage had sold my mortgage to XXXX XXXX XXXX XXXX XXXX XXXXXXXX, and that payments after XX/XX/XXXX should be sent to XXXX XXXX. I called both companies to confirm my XXXX payment should be sent to XXXX XXXX instead of Freedom Mortgage. When I checked my Freedom Mortgage statement, it showed my XX/XX/XXXX payment had been reversed, but the money was not returned to me, and my original principal balance had been transferred to XXXX XXXX. I called both companies again XX/XX/XXXX on a conference call to confirm my {$1000.00} payment was mad to Freedom, but not received by XXXX XXXX. Freedom said they would have to audit the transfer to determine where my money went and would call me in 2 days. On XX/XX/XXXX, they didn't call, I had to call, and they said they had up to 60 days from the date of my mortgage being sold for the money to be transferred to XXXX XXXX. After 60 days, on XX/XX/XXXX, I called both companies again on a conference call to get another update, but Freedom Mortgage at first claimed I hadn't made a {$1000.00} payment in XXXX, then claimed to have found it and claimed to have sent a check to XXXX XXXX on XX/XX/XXXX, which XXXX XXXX had not received. Then Freedom Mortgage asked for another 2 weeks to trace the check to see if it had been cashed or not, and if they could cancel the old check and send a new one. I told Freedom this was unacceptable and I would be filing a complaint. Then Freedom said I should hear back by Monday, and if not to call them. It is currently Monday and once again they have not followed up with me.

We have documentation where we paid the mortgage past due amount on XX/XX/ but was operating on PST time. We were not aware this time difference would cause our mortgage to be 30 days late. I am XXXX and have just recently finished XXXX school. We have previous conversations with Freedom Mortgage about options to get a forbearance. XXXX and I was able to make the payment ON Freedom Mortgage 's website when we were able to receive service at the XXXX XXXX ON XX/XX/ from our bank that was released from our bank on XXXX The time on my phone shows the payment was made at XXXX EST and XXXX PST ( while the location was in PST ). Due to the confusion regarding timelines in which payments are posted, our credit has taken a significant hit. We were planning on refinancing later or taking out a HELOC but will no longer be able to do this due to the negative reporting of 30 days late. May there be a review of our account and a one time exception to not have this payment considered late? We have documentation of our travel, time of actual payment and payment releasing from our bank account. Thank you for this consideration.

Consumer Complaint: Freedom Mortgage has been pure XXXX to work with on getting my deceased father 's house out of probate. They have given confusing instructions. I was appointed as Personal Representative by the Second District Court of the State of XXXX in XXXX Utah for my father on XX/XX/XXXX. I confirmed on XX/XX/XXXX that Freedom received the required probate documents. We spent a week of getting nothing but roadblocks as I tried to resolve the situation. The plan is for me to take a hardship withdrawal from my XXXX XXXX though XXXX administered by XXXX. I've requested a breech letter, so that my XXXX can release the funds. This is a VA backed Loan and the loan technician is XXXX XXXX and she has been great to work with, but she can only do so much Freedom Mortgage needs to provide the documentation needed for me to bring the mortgage current. I called Freedom Mortgage multiple times. On XX/XX/2023 I talked with a representative and I Identified myself as my Father 's representative through probate. She said I needed permissions from the co-borrower. Per the VA there is no co-borrower. Per the Second District Court of the State of XXXX I am the representative of the only borrower on the loan. The late XXXX XXXX XXXX XXXX. The probate case number is XXXX and is filed at the XXXX XXXX XXXX XXXX XXXX XXXX Utah at XXXX XXXX XXXX XXXX Utah XXXX. This is a direct violation of the court order. They later required me send a copy of my Driver 's License. Something the first representative, whom later hung up on me never advised me, Their e-mail system sent me multiple rejections on the e-mail for the driver 's license image. I am the XXXX XXXX in XXXX of the deceased and only borrower and have Power of Attorney on my his surviving spouse. Me and My Mom want to assume the loan, and I have access to the funds to assume the loan. Freedon Mortgage does nothing but drag out the process, give confusing and contradicating instructions. it's almost like they want to foreclose on the home of an XXXX veteran 's widow so they can resell the property at a higher interest rate and my family loose everything. We need Freedom Mortgage to comply with the requests that both myself and the loan agent at the VA have requested, and we need it done in the next few business days.
