Consumer Complaint: My Insurance company sent me a check for disaster repairs from storm damages. The check was made out to myself as well as needing endorsement from the mortgage company. The check was very clearly labeled as " For deposit only onto actt XXXX ''. My checking account. The mortgage company decided to seize the deposits and hold them from me in their account stating that it's because the loan was delinquent. At the time I sent them the check for endorsement, my mortgage was paid in full and not delinquent. They just decided to steal my insurance payment.

Under 15 USC 1666-B a creditor can not treat a payment on a credit card account under an open and consumer credit plan as late on an account for any purpose.

Consumer Complaint: I have had a loan modification in XXXX. I unfortunately had to apply for another forbearance due to loosing my job at the end of XXXX. When I called ready to resume payments they told me I have to fill out another application to see what I could qualify for. They stated I do not qualify for any payment plans. I am very capable I spreading out the money I am behind on. I could pay this amount back over 6 months to a year. I have called and tried to work them so many times they have now have a belittling tone when I call. I feel like I am being discriminated against, because I have had to make so many calls to try and get this resolved. I am afraid to call in any more because at this point I feel like they would possibly try to speed up the foreclosure process before I even have a chance to try everything to get it resolved.

Consumer Complaint: XX/XX/. Given wrong increased property taxes info. I sent a screen shot showing the correct decreased amount. After three phone calls, five holds and one hang up I finally got it corrected. I was originally told that once the new decreased property tax was confirmed, I would receive a refund check for the difference. The refund will be held in my escrow account for almost a year now. {$500.00}. On top of that the company told me that XXXX XXXX Assessor sent the wrong property tax info. Lie. As a XXXX Vet of almost XXXX XXXX XXXX on SS, I find this very disturbing. Freedom Mortgage giving out loans to Vets with inaccurate info after the loan is completed. We have been with them for years and customer service is terrible.

Consumer Complaint: Dear Sir or Madam, I am writing to file a formal complaint against Freedom Mortgage concerning my FHA loan account XXXX. I have experienced significant and ongoing issues with this lender regarding improper insurance charges and misapplication of mortgage payments. Upon the transfer of my FHA loan to Freedom Mortgage, the company added property insurance charges to my mortgage payments despite my existing coverage. After providing proof of insurance, I was advised by a Freedom Mortgage representative, XXXX ( Reference # XXXX ), to remit payment exclusive of the added insurance fees. Despite compliance and confirmation via certified mail ( Article XXXX XXXXXXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX ), the company continues to send notices claiming my payments are short, and my account statement as of XX/XX/2023, incorrectly shows an amount due of {$13000.00}. I have attempted to resolve this issue directly with Freedom Mortgage to no avail. The responses and actions taken by the company have been inadequate and unsatisfactory, leading to undue stress and financial strain. I am requesting the CFPB 's assistance in ensuring that Freedom Mortgage : Reimburses any overpayments I have made due to the erroneous insurance charges. Applies my payments correctly as per the instructions given by their representative. Adjusts my account to reflect the accurate balance after these corrections. Provides a clear and detailed account statement post-correction.

Consumer Complaint: I am dealing with Freedom Mortage Co. P.O.C ; are as follows : XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX This " Refinance '' process started back on XX/XX/2023 and as of XXXX XXXX, XXXX I have elected to withdraw from the loan process due to imposed financial burden from Freedom Mortage Co. Due to misleading loan information not disclosed from the start, false and inaccurate information provided from the Appraiser, continuous requirements after submitting the necessary documents. Not disclosing from the very start what is expected or may be required of me for this loan process. Consumer Complaint: In XX/XX/2022, my wife and I went into contract to purchase a home with an assumable VA Loan from the seller at 2.25 % APR. A closing date was set for the beginning of XX/XX/2022 due to necessity for the sellers and buyers with a clause that if closing was not met the transaction would be cancelled- a date that was 45 days from the initial contract signing. Initially Freedom Mortgage claimed that it would take 90-120 BUSINESS days to complete the processing of the assumption process even though both my wife and I had excellent credit and money on hand to pay all costs, down-payments. After a complaint from the XXXX XXXX XXXX and threats of legal action by the seller Freedom Mortgage was able to complete the entire processing in approximately 30 days, despite repeated delay tactics on the part of Freedom Mortgage. Due to our XXXX XXXX, my wife and I are being relocated and have signed a contract with another veteran to purchase our home with an assumption of the VA loan at 2.25 % APR. Again, a date was set from initial contract to closing of over 45 days to allow for processing. And once again, Freedom Mortgage is attempting to delay completion of processing by claiming they are short staffed. The buyers have provided all requested documentation to the loan processor and are being told it will take 60-90 days to review the application- even though all documentation was provided with more than 30 days to closing. Assumption loans are actually easier to process because there is no loan origination paperwork or requirements for things such as appraisals since the home and loan are already established and all that is necessary is to ensure the new buyer can take-over the loan with the remaining balance ( payments are fixed and amount of time left on loan is fixed ). However, for Freedom Mortgage a VA loan assumption is not as fiscally lucrative as selling a new loan at the current market rates of 7-8 % APR. A good proof of this is that as soon as we listed our home for sale Freedom Mortgage started calling us to advertise their services in providing a new home loan for our new location ( at market rates of course ) and promises to close in less than 30 days. Freedom Mortgage advertises itself as the number one provider of VA loans that is geared to providing quality service to veterans, yet, when it comes to the processing of VA loan assumptions ( perhaps one of the most important veteran benefits currently with high mortgage rates ), Freedom Mortgage engages in delay tactics and horrible communication to customers. The average time per XXXX to process a VA loan by ALL mortgage companies is 30-60 days. Freedom Mortgage needs to do better for their veteran customers.

Consumer Complaint: I purchased the home in XXXX. I am XXXX XXXX and set up my monthly allotment to pay for the mortgage with the information provided from Freedom mortgage. In XXXX, I received a letter stating I was going to default on my loan. I called them and was informed they had not received any payments. I then paid them {$7300.00} to get my loan caught up. I spoke with XXXX and they stated Freedom Mortgage never returned the payment to them, they had accepted and kept it. For the past 3 months I have tried to get a resolution with them. I have called frequently and get told various information. They received XXXX allotments from XXXX with each being {$3800.00} ( total of {$11000.00} ) on top of me having to pay out of my personal account. They continue to tell me they do not know where the money is and have yet to refund it to me. I really need to have my money back as they are basically stealing.

Consumer Complaint: The beginning of XX/XX/XXXX, I noticed that my mortgage payments were higher than they should be ( {$500.00} more ). Upon investigation, I realized that Freedom Mortgage created an escrow account and was taking out approximately {$500.00} per month to supposedly pay my homeowners insurance and property taxes, which I directly pay to the institutions. I wrote to Freedom Mortgage on XX/XX/XXXX requesting that they immediately remove escrow from my account and refund the total amount I had been billed for escrow since XX/XX/XXXX. I have never authorized or needed escrow because I have always, from the inception of my mortgage, paid homeowners insurance and property taxes directly to those institutions. I have received a written response dated XX/XX/XXXX which stated that my request was denied due to not meeting the XXXX criteria. I reviewed each criteria and have always and currently meet each one.
