In fact, I have looked ahead at the respective tax and insurance payments required for XXXX, and only $ XXXX is necessary between now and those due dates with the present escrow balance.

Consumer Complaint: In XX/XX/XXXX I refinanced my home with FREEDOM MORTGAGE with the help of INLINE LENDING who handled all the paperwork. Because of XXXX they sent a XXXX to the house to have all the paperwork signed. We signed all the necessary paperwork, or so we thought, and the loan was processed. In XX/XX/XXXX I received an email from XXXX XXXX XXXX saying that they needed my signature that was missed and that they wanted me to have that document signed, to which I said OK. I then received a voicemail from a XXXX addressing me as XXXX saying that they would meet at a given location ( XXXX is my wife ). XXXX immediately checked with her attorney who advised her not to sign ANYTHING since I was going through a bankruptcy. Mind you I was the ONLY one on the loan and I was the ONLY ONE declaring bankruptcy. Since then we have received threats of the loan being called and foreclosure on the property. They also sent me a copy of a document that I signed saying that I would fix any errors that were made, however that document was only good for 365 days after the loan closed. They have also said that we intended to defraud Freedom Mortgage so that we could benefit from the missed signature in some way and that is not true... we did not even know that we missed a signature. The fact is that they neglected to do their due diligence and check all the documents prior to processing the loan. According to HUD rules when they accepted our payment of the closing costs they accepted the responsibility of ensuring that ALL THE PAPERWORK was in good order... .IN SHORT THEY PUSHED THROUGH A FRAUDULENT LOAN, BUT THEY ARE TRYING TO BLAME US FOR THE MISTAKE. On a separate note they also list my Ethnicity as XXXX on the loan which is far from the truth. I am attaching a copy of an email I received from an attorney saying that I need to comply with their requests of face eventual foreclosure of my home for a mistake that THEY made. They have intimidated, threatened and harassed me and my wife for the past few months and they continue to indulge in unethical business practices. Please address this problem... ..Thank you ... Consumer Complaint: My mortgage was purchased in XX/XX/XXXX. In XX/XX/XXXX I received notice that my mortgage was increasing by 17 % due to lack of sufficient funds in my Escrow account. However, I have been paying the mortgage since I purchase my XXXX in XXXX to the present with no problems. I was told that the increase of {$230.00} per month was due to an increase in insurance and property taxes. I checked and learned that my insurance increased by {$140.00} for the entire year and my property taxes increased by {$7.00} for the entire year. Therefore, I do not see a reason to pay an additional {$230.00} per month. Since there is no law requiring that a VA loan have an Escrow account ( even though they tried to tell me it was required ), I asked XXXX to bill me for the property insurance from now on. I also went online and paid the first installment of the property taxes. I sent confirmation of payment of my property taxes to the mortgage company, but they went ahead and made an additional payment of the property taxes. Before that happened, I had pulled together enough money to pay off the negative amount of my Escrow account. I then told them that I do not want my property taxes or insurance in Escrow, but by paying the second part of the property taxes, they put my Escrow account back in the negative. It appeared that they would not release me from Escrow. I have since learned that my Escrow is now in the black to the tune of {$440.00}. Everything is now paid, therefore, they should release me from Escrow and recalculate my mortgage payment to reflect only the loan amount at the 3.25 % interest rate. Finally, I had just broken my leg at the beginning of XXXX, and so I did loose track of the mortgage payment for one month. When I talked to them, they were definitely not easy to deal with and told me that the only way they could help me was if I would refinance ''. Refinancing would take my interest rate from 3.25 % to approximately 8.5 %. This increase in interest would not decrease my payments and does not make sense when I am unable to work for only 3 months, until the first or second week of XXXX. I can not believe they do not keep better records, and especially that they would treat a veteran like this.

Consumer Complaint: I am submitting a complaint against my current mortgage servicer, Freedom Mortgage. I originated and closed a loan with XXXX XXXX on XX/XX/2023. My loan was then transferred to Freedom Mortgage on XX/XX/2023. I had received a tax bill in the mail and had reached out to XXXXXXXX XXXX regarding this as we have an escrow account within our mortgage to have taxes and insurance paid out by the mortgage company. I also provided my most current mortgage statement to them, and after further looking into the statement, it shows that Freedom Mortgage was only collecting for Insurance and not taxes. After looking at our Closing paperwork, myself, and a representative from XXXX XXXX reached out to Freedom Mortgage to see as to why they are not collecting for Taxes. Freedom admitted that it was a servicing error on their end that taxes were removed from escrow. Freedom did not have an answer as to why they had removed taxes from the escrow account. Freedom will now start to escrow for taxes for the future and have the current tax bill be paid out of my escrow. However, Freedom confirmed that an escrow analysis will be ran next year in XXXX and because I was paying a lower amount into escrow, I will now have a shortage in my escrow account, which will impact my payment and increase it.

I was made aware after logging onto my XXXX app to make a payment to my credit card - there were no communication from Freedom Mortgage regarding the transfer. I called Freedom Mortgage on XX/XX/2023 confirming the transfer and also as the information on my XXXX account was misleading and incorrect. I spoke to a representative who forwarded me the statement of account, and confirmed the payment I made on XX/XX/2023 for XX/XX/2023. He further stated and confirmed that he saw that my account was updated with my XX/XX/2023 payment on XX/XX/2023. He made a request for his department to update my statement and resend to XXXXXXXX XXXX and also told me they have 60 days to make the information correct. To date the information is not correct and XXXX keeps calling me. I would like for Freedom Mortgage to honor their contract and update my account with XXXX for my XX/XX/2023 payment. Freedom Mortgage stated in their communication to me that they will accept payment up to XX/XX/2023 and I made my payment on XXXX XXXX. Also, I would like for any interest or fees accrued on my account to be removed. I have a 100 % on time payments with all credit cards, etc. and this bothers me that Freedom Mortgage refuses to honor their contract of service. I am very distraught and cry because Freedom Mortgage abuses their authority and is disregarding my efforts. They have not responded to date to my inquiry nor as they updated my account with XXXX. Please assist me on any or all legal formalities I can take.

On XX/XX/XXXX I received notification that my loan was being transferred to XXXX ( XXXX XXXX XXXX ) effective XXXX XXXX XXXX. In the letter it stated that my loan terms and payment would not change, everything would remain the same except a new servicer would be collecting my mortgage payment. In the letter it restated my loan amount, interest rate, escrow payment, etc. My monthly payment was $ XXXX. On XX/XX/XXXX, XXXX drafted {$1400.00} from my bank account. I called XXXX on XX/XX/XXXX to find out why a different amount was drafted, XXXX stated that {$1400.00} was the information they received from Freedom. I asked for their documentation but they said they needed to get additional documentation from Freedom, to confirm the {$1400.00} payment. The XXXX representative mentioned that my escrow account increased but couldn't say what - property taxes or insurance. To date I have never received any documentation for my mortgage payment increase from FREEDOM or from XXXX. XXXX stated that they haven't received any documentation, that they are willing to share with me, as to why my payment has increased, but have put in a request from FREEDOM. I spoke with XXXX today, XXXX and my account has been sent to an escalation department and someone will be working on my dispute. XXXX stated that they would put a stop payment on my auto draft until this can get resolved. My concern is that even if my mortgage payment increased over XXXX XXXXXXXX due to escrow analysis, why was I never informed? That is a direct violation of RESPA. Also, what caused a XXXX XXXXXXXX increase? That is a fairly substantial increase.

Consumer Complaint: Over a month ago we called Freedom Mortgage after we received a letter from the bank, XXXX XXXX, letting us know the Escrow check that we cashed did not go through and was denied by the paying financial intuition : Refer to Maker. This letter from XXXX XXXX was issued on XX/XX/XXXX. We attempted to cash the check on XX/XX/XXXX. This was the second escrow check we requested from XXXX XXXX as our initial check they sent us never made it to our house. We had to call and request a new one be issued and sent to us. As stated in our note from Freedom Mortgage " An escrow surplus check XXXX, which was sent to you on XX/XX/2023, in the amount of {$540.00}, was voided on XX/XX/2023, and reissued on XX/XX/2023, with the check number XXXX. Further we reviewed and determined that the check number XXXX was cashed on XX/XX/2023. Enclosed is a copy of your payment history for your review and records '' The issue lies that we NEVER received the money as XXXX XXXX was unable to retrieve the {$540.00} from Freedom Mortgage. We have made multiple attempts to further understand why the XXXX institutions do not talk to one another, but we have not seen the {$540.00} and have made multiple attempts through all of Freedom Mortgage channels. We have also called XXXX XXXX Multiple times to ensure we are not missing anything and the money was not placed in our account. All their records indicate they were unable to retrieve the money.

Consumer Complaint: Freedom Mortgage company gave me advice on how to do a loan assumption following the deaths of my wife and father in law who originally owned the mortgage. I followed their advice to the letter. They said to wait for me to receive paperwork packets. They'd always send the paperwork AFTER the deadline to answer. Then I'd call and request an explanation and they'd give excuses and promise to extend the deadline to file my assumption. I was told that making payments to the loan I didn't own would NOT HELP me in the process. In the background, my wife and I were doing a loan modification to repay the forbearance due to covid. My wife passed away during the process. A year after we filed for the mortgage re structuring, they finally sent the correct paperwork to fill out. But, by then my wife had passed away. When I called the mortgage company, they said they'd send a new set of paperwork for just myself to fill out. At the same time, they were calling and mailing me to say that I was now delinquent on my loan. But my delinquency was due to their failure to provide me with the necessary paperwork in a timely manner. They then used this " delinquent debt '' to foreclose on the property unless I could make the entire arrears payment immediately. So, they extorted {$30000.00} out of me to avoid becoming homeless. Emptying my entire savings.
