Consumer Complaint: Problem 1 : As of XX/XX/XXXX I had an escrow balance of {$8300.00}. After that, I made my normal XXXX mortgage payment which included another {$1400.00} of escrow. My total escrow amount should be {$8300.00} + {$1400.00} = {$9700.00} Currently, my current escrow account shows only {$8000.00}. There is a difference of XXXX. As of today, Freedom mortgage did not make any escrow payment to anyone that could explain the discrepancy., I contacted Freedom Mortgage on XX/XX/XXXX by there secured email. I still have not receive an answer or an acknowledgement of my inquiry. Problem 2 : I have just recently refinanced with another mortgage company effective XX/XX/XXXX. XXXX XXXX taxes are due by XX/XX/XXXX. Freedom Mortgage has not made a payment to XXXX XXXX and is not responding to my request to refund me the unpaid escrow balance. Thanks

Consumer Complaint: I feel discriminated against by FREEDOM MORTGAGE for having been a recipient of federal aid under the EDD PUA program, which is given to those affected by XXXX. And for FREEDOM MORTGAGE that immediately disqualifies me from refinancing my property at the historic 2.87 % interest at adddress # -- -- - XXXX XXXX. XXXX CA, XXXX. My wife and I have never stopped paying for six years and six months our monthly payments at {$1300.00} to Freedom Mortgage Corporation with an interest of 4.75 %. But FREEDOM MORTGAGE CORPORATION has not accepted as valid the two years of taxes ( XXXX, XXXX ) where the income for EDD PUA appears. Freedom Mortgage Corporation told me that they prefer that I continue to pay high monthly payments ( {$1300.00} ) with high interest ( 4.75 % ) ; instead of paying low monthly payments ( {$990.00} ) with a low interest ( 2.87 % ). for me they are discriminating against me for asking so many questions, I think I also bothered them for telling them that they are the same company ( Freedom Mortgage ) that owns my credit. Freedom Mortgage did all the calculations for me to qualify for REFINANCING with 2.87 % under a new federal program XXXX, Freedom Morthage Corporation, made me a new contract for 30 years ( 360 months ) and calculated {$990.00} per month. First : Freedom Mortgage made me the contract with all our tax information, copies of checks and credit report ; and they made the calculations with 2.87 % interest with a monthly payment of {$990.00}. Second : Freedom Mortgage using the new federal program XXXX told me that under that program I qualify. Third : Now Freedom Mortgage tells me I don't qualify for anything. Fourth : Now I feel discriminated against for having asked them many questions, because of my low income economic status, because of my age. Fifth : I feel very sad extremely sad, for having received federal aid under the federal EDD PUA program, because for FREEDOM MORTGAGE reporting to the IRS having received help for self employment is a crime that disqualifies me from saving approximately {$300.00} per month, of 4.75 % of interest, at 2.87 % interest. Sixth : for having received federal aid EDD PUA, freedom mortgage punish me to continue paying the high fees {$1300.00} ; and higher interest 4.75 % Seventh : I told FREEDOM MORTGAGE CORPORATION that I did not want to get money from the property profit ; that I just wanted to refinance to lower the monthly payments from {$1300.00} with 4.75 % interest, to {$990.00} with an interest of 2.78 % and save me approximately {$300.00} per month, And I told them that Freedom Mortgage knows all my payment history from the beginning ; And that they might not read it would be convenient, for that reason maybe they eliminated me from the benefits of refinancing at low interest with Them Freedom Mortgage Corporation

Consumer Complaint: The problem I am currently having is with Freedom Mortgage " Loss Draft '' department. We live in XXXX, Texas, and our home was severely damaged during the ice storm event in XXXX of this year. ( XXXX XXXX ). My issue is, that Freedom Mortgages Loss draft department refuses to endorse and return my second and final insurance settlement check of {$5100.00}. We went through this with them regarding the first initial payment of {$9700.00} dollars. They held the first check, stating I was behind on my mortgage, and they weren't going to release it. I did file a complaint thru CFPB regarding that issue, and they returned the check within a week of initial complaint. Repairs got started. I sent the insurance agency the requested pictures of the completed repairs to floors and bathrooms and walls. Insurance company was satisfied with the pics of the completed repairs, and released the remaining {$5100.00} to me. Freedom Mortgage is WITHHOLDING this check from us, and refusing to endorse it, withouit an W-9 from the contractor. This is just ridiculous, when I have provided acceptable proof to the insurance company. When I contacted Freedom 's Loss draft department today, I got nothing but a hard time and total disrespect from the agent I spoke with just a few minutes ago. I am a 14 year Veteran of the United States XXXX XXXX, and this is a VA secured loan, and I honestly don't appreciate this treatment from the LOss Draft department. My wife is suffering from Covid related congestive XXXX XXXX and XXXX XXXX XXXX XXXX, and this stress has put her back in the hospital, under life threatening conditions. Please, for XXXX 's sake just endorse this check and send it back to me. We have lighting work to be completed, and some more wall painting. I do intend to file a complaint also with the mortgage assistance bureau out of XXXX, Texas. We just want this " XXXX of XXXX '' check to be endorsed and sent back, in an extremely timely fashion, so we can spend it as intended, on completing necessary home repairs, PLEASE!!

Consumer Complaint: My mortgage was sold to freedom mortgage and inwas offered a streamlined refi after submitting all requested paperwork I did not hear back for several weeks I reached out and was told by the under writers that the refi was closed with no notification to me. I contacted the person who origallny started the refi process for me he started everything up again. Things were going smoothly aside from being asked for even more documents this time which were provided. I was called asking for a pay stub which I sent in on that phone call I was told inwould get weekly up dates. 2 weeks passed and I got no update when I called I was told it was closed again with no notification to me yet again.

Consumer Complaint: Property ( condo ) located in XXXX, VA, XXXX. Loan 1 : loan number XXXX. Duration XXXX XX/XX/XXXX Loan 2 : loan number XXXX. Duration XXXX XX/XX/XXXX Loan 3 : loan number XXXX. Duration XXXX XX/XX/XXXX I had multiple loans with Freedom Mortgage ( FM ) for the same property. Loan 1 originated in XXXX and I refinanced it with FM XXXX XXXX to a lower rate, thus starting Loan 2, and then again to an even lower percentage in XXXX XXXX, thus starting Loan 3. Then in late XXXX my parents ' health deteriorated to a point where they have to move-in with me so I started looking for a house. I bought a house and put my condo on the market. It was sold very quickly, but I had an incredibly difficult time with closing paperwork because of FM 's vile incompetence. My closing was supposed to happen on XXXX XXXX but was delayed until XXXX XXXX due to the following problems. Problem 1. FM did not record the Deed of Trust when I refinanced with them from Loan 2 to Loan 3. They tried to blame XXXX XXXX XXXX and myself, but I reminded FM that I didn't pick the closing company- they did, and its not my responsibility to check if FM has completed the required documents. Instead of quickly resolving the problem, FM send me the wrong documents claiming everything was fine. I had to set-up teleconferences between XXXX XXXX and FM because FM kept sending the wrong documentation and pretended everything was fine. It took two weeks to resolve this problem. Problem 2. FM did not pay my second half of XXXX taxes at all. I found that out when the taxes were 64 days overdue and had to pay them myself ; I could not sell the condo with outstanding taxes. FM took money from me into escrow but didn't pay the taxes like they were supposed to. I called FM Tax Services and was told to email with an explanation of the problem. So I did. As of today, I am still waiting for the promised refund. I had to call them multiple times, and FM told me it was an error, but that explanation is insufficient. If I was late with my mortgage payment FM would have charged me substantial late fees. I got lucky that XXXX XXXX Country Taxpayer services did not report me to the credit bureaus. Any tax-related problems would have severely impacted my employment ; I am a government contractor with a security clearance and tax problems are not well received. I found out that FM did not pay my first half of XXXX taxes on time. Instead of XX/XX/XXXX they paid them in XX/XX/XXXX. I repeatedly asked for an explanation but was not given one. Was that even legal to withhold money like that? While I was dealing with FM to resolve this problem, I had to make multiple calls about it to their tax department. No one from FM called me back even though it was a problem of their creation, not mine. There was a class action lawsuit against FM due to harassing phone calls, so they clearly know how to make a phone call. Problem 3. On XX/XX/XXXX FM documented a loan in my name that had previously been paid off ( Loan 1 ) like it was new. That, again, prevented me from closing on the condo. No explanation was given as to why they did that. So I needed a new Certificate of Satisfaction. I organized a teleconference between FM and the title company working on my sale. FM was given the instrument number and all other required information, but they failed again and sent me the wrong Certificate of Satisfaction. This caused unnecessary delays and I almost lost the sale. I had to allow the buyer to move in prior to closing just to keep them in the deal.

Consumer Complaint: My loan has been sold and transferred from XXXX XXXX XXXX XXXX to Freedom Mortgage Company. I received a notice on XX/XX/XXXX from XXXX that my mortgage has been sold and that all payments should go to Freedom Mortgage Company as of XX/XX/XXXX. Despite multiple calls to Freedom, they have not set up my account, and as of today told me that my account is still not set up and I have no way to make payment. I am very concerned, as due to Freedom Mortgage Company and XXXX XXXX XXXX 's own incompetence at handling my account sale and transfer, I am at risk of becoming late on my payments and facing penalties or worse. It is a unbelievable and wrong that I am trying to pay Freedom Mortgage Company however they are unwilling or unable to accept my payment to keep my account in good standing. I suspect they are trying to not allow me to pay in order to get late payments or illegally foreclose on my home.

Consumer Complaint: We elected to utilize the COVID Forbearance Plan provided by our lender Freedom Mortgage. Once the inititial 6 month forbearance term ended, arrangements were being made for repayment of the missed payments. However, prior to repayment terms being agreed upon, Freedom Mortgage made a change to our payment by adding an additional {$500.00} to our monthly mortgage payment and reported it to the credit bureau 's which was not allowed by the COVID-19 Mortgage Relief campaign for FHA loans. Freedom Mortgage has admitted that it was an error, but has offered no remedy to fix the negative report to our credit profiles. My wife and I both have incurred a negative loss to our credit scores of XXXX points as a result of this neglegent report submitted by Freedom Mortgage Company.

Consumer Complaint: Freedom mortgage is my current loan servicer for a rental property I own. Their XXXX XXXX XXXX XXXX XXXX XXXX ID # XXXX ) reached out to me to reduce my rate. XXXX quoted me a rate and advised there would be no cost associated with that rate. As such I allowed him to continue with the application and pull credit. He later contacted me and stated that I would be charged basis points in order to be allowed that rate- not because of my credit score but because of the nature of the loan. This was never communicated to me. He never advised me that the rate he quoted me would or could have associated charges. He misled me into thinking I could get that rate assuming my credit score was as I quoted him. When I asked to speak with a manager to advise what had happened - the manager stated he should not have advised that the rate would not have associated fees. This misled me into a false understanding and I now have a hard inquiry on my credit that was completely unnecessary.

Consumer Complaint: Back in XXXX, I had to switch accounts from which my mortgage payment was withdrawn from ( to a XXXX account ). Prior to that, several months before, I was issued checks for this said XXXX account. Without my knowledge, these checks had the wrong account number on them ( two digits were switched ). Prior to switching to this new XXXX account, I had used the erroneous checks successfully and without notification from XXXX that the numbers were not correct. When I added the payment information to Freedom Mortgage using the erroneous check number, I was not immediately notified that the account information was incorrect. I received a letter from Freedom two weeks after the payment failed mentioning the account number was wrong. I thought that maybe I inputted the check number wrong, as I had no idea the account information on the check was incorrect. By the time I received any notification from Freedom Mortgage, I had a late payment and a negative credit reporting. It wasn't until this time that I realized the account information was wrong. Again, XXXX used did successfully withdraw payment to another vendor using one of these checks. I am complaining because Freedom Mortgage did not give me adequate time to find and adjust the error. In a communication with them, they claimed they called me on three separate dates. My phone records do not show any calls from them. They also said they were unable to leave voicemails. In a further communication, they said they don't always attempt to leave voicemails. I had a perfect payment history with all companies, over XXXX in liquid assets on a $ XXXX mortgage. They did not provide adequate time ( mailing a letter weeks after the delinquency ) and I could not find the error in time. Then they lied about actually calling me.

Consumer Complaint: I escrow taxes and insurance in the mortgage payment. My mortgage company is Freedom Mortgage. One day we receive a tax sale notice from our County saying that our county taxes are delinquent and there has been interest and penalty added to the balance. I immediately called the mortgage company XXXX XX/XX/2021 ) and asked what happened, they said they would escalate the case, and look into it. But we heard nothing from them. I called again today and asked for any update, there was none. I checked the tax status with the County, and the amount only grows higher due to added interest and penalty. I called the County tax division and explained what happened, and they said there is nothing they could do, and asked me to hire a lawyer. Tax sale will happen less than 40 days. A lien will be generated if no action is taken. Obviously the mortgage company did not do their job and did not pay and we are about to become a victim. Can you help us? We did not do anything wrong.
