Consumer Complaint: Applied for a 1 time close construction to permeant loan with BBT. I paid BBT the required funds to perform an appraisal on the construction and provided them all the building specifications. BBT hired an appraiser who failed to act in good faith. Below are the highlights of appraisal 's issues. 1. Filled out the appraisal form with fraudulent information on the house design/features. 2. Actively fabricated information about the neighborhood. 3. Used comps there were ~1 year old instead of recent comps. Appraiser was involved with the loan on the ~1 year old comps. The above issues and many others were addressed by me in writing to BBT in early XXXX via email. BBT agreed the appraisal was wrong and submitted a halfway filled out appeal form. I called the loan officer a week later to get an update on having the appraisal appealed, and the loan officer told me that will " take a while, but I can request a new appraisal, which will come in lower ''. At that point I was flabbergasted a bank can dictate/predict an appraisal. I escalated my concerns in writing to XXXX XXXX ( head of BBT/Truist ) and XXXX has sat silently on copy while his staff act dishonestly. The loan officer has since refused to be productive with my loan. Instead of working to address my concerns and his inappropriate/illegal comment, he has attempted to pressure me into signing off on the appraisal. His boss got on one of the email chains and pretended to answer questions I never asked. On XXXX I was emailed by a new person at BBT demanding XXXX statements from my checking/savings account. She required by end of the week ( XXXX ) or else she would delay my XX/XX/XXXX closing. My closing was originally early XXXX. She pulled up my closing with zero communication and intentionally set a goal that would be impossible to meet ( those XXXX statements don't post till after XXXX is over ). It has been a month since BBT told me a second appraisal would come in lower on a phone call.

They are reporting and verifying an account as a charge-off that was included in a bankruptcy proceeding. This is against federal rules and regulations. It is inaccurate and must be removed per the FCRA. I spoke to the bankruptcy department a week ago about this issue and they did not return my call.

Consumer Complaint: I have a checking and savings account with SunTrust Bank ( now Truist, but all online banking done under the SunTrust name ). On XX/XX/XXXX, I logged in to my SunTrust application on my phone to review my checking account. I noticed a {$300.00} transfer on that date via a XXXX payment to an individual with a name I did not recognize. I have never used XXXX for payments before, and I never authorized the XXXX payment tool access to my account, it seems SunTrust has integrated it into their online banking but I've never used it. This {$300.00} transaction was the first XXXX transfer from my Checking account. I immediately reviewed my savings account as well and noticed over {$4000.00} in XXXX transactions that I had not authorized dating back to XX/XX/XXXX, in amounts varying from {$50.00} up to {$300.00}. I immediately called SunTrust and reported the account takeover as a fraud claim on XX/XX/XXXX. They opened 2 claims, one for my checking account, and one for my savings account, and recommended that I change my online banking user ID and password. I was told I would hear back within 10 business days with a determination on my fraud claim. I waited 11 business days and called again, and at that time was told that my claims had both been denied due to " inconsistent information ''. I've since reviewed their guidelines on fraud reporting and have confirmed I reported the claims timely ( 54 business days after the first savings account statement showing the fraud was sent to me, inside their 60 day rule ), and therefore I have no idea why the claims would have been denied. I was told on the phone it appeared my user ID was compromised, I could see in my account that my email address on file had been changed by someone else to an email I did not recognize, and this had been used to authorize the XXXX transactions. I was also told on the phone that I would receive a letter with the determination and rebuttal options within 2 business days in the mail. This call was on XX/XX/XXXX, and to date I have not received any documentation from SunTrust. I went to a branch location on XX/XX/XXXX, and was told by a rep that they have seen many instances of similar fraud using the XXXX app across many of their client 's accounts, and that they would email me the rebuttal documentation I'd need to get the claims re-reviewed within 24 hours, but to date on XX/XX/XXXX I have still not received anything from SunTrust regarding these claims and their denial, with no information on the investigation process or how to have it re-reviewed. It is quite clear that this was a classic account takeover, and per federal guidelines SunTrust should be obligated to reimburse me for the stolen money, but they've failed to do so and have failed to even provide me with any documentation regarding these claims at all.

Consumer Complaint: Please note that this complaint is against BB & T : On XX/XX/XXXX I attempted to transfer {$1500.00} from my XXXX XXXX account to my BB & T account. I tried to use my BB & T debit card on XX/XX/XXXX and it was declined. I checked my account and the tranfer had been reversed somehow. This caused me to have a negative balance. So, instead of moving money from the Former bank account the transfer came from BB & T. I have transferred money before and this has never been a problem. I called the former bank to make sure that they cancelled the transaction in hopes that this would reverse the transaction and the money would not be transferred from BB & T. According to the agent I spoke with, the transaction was cancelled. Fast forward to the XXXX and I am not showing the transfer in the XXXX XXXX account but I am still showing a negative balance in my BB & T account. I have called both banks numerous times. BB & T states that the transfer has gone through and that the bank that was supposed to originally transfer the funds has the money. This institution has no documentation or evidence that this transaction even occurred. Please note the attached screenshot that is the only evidence that I have. It shows the wrong transfer from BB & T to the original bank that was supposed to transfer the funds. It is very disappointing that, today, in 2021 a bank does not have the capacity to help its clients resolve such an issue. I have had a negative balance in this account for over a week BB & T has no recourse to offer.

Consumer Complaint: Truist bank returned a bill pay payment that I made to them to lower the principal of my mortgage. It was not the full payoff amount, but they decided it was too large of a payment so they sent it back to my bank. They did not notify me. I had to call them to find out they declined the payment. This is resulting in another week of interest being accrued and me having to pay it on $ XXXX. I believe this is unethical and violates fair lending practices. The online bank personnel stated I mailed the payment to the payoff address. This was inaccurate. I mailed the principal payment to the same PO Box I have used for 8 years. I did not send the payment to their payoff location. SunTrust case # XXXX.
