Consumer Complaint: I always make mortgage payments early, often a month ahead of due dates. The mortgage servicer does not apply payments when received and often holds them, I can only assume to bar me from avoiding accrual of interest. When I pay early it is to avoid full interest.

XX/XX/year> Consumer Financial Protection Bureau XXXX XXXX XXXX XXXX XXXX XXXX XXXX Request for Assistance in Validating Debt Collection Rights by Specialized Loan Servicing LLC Dear Consumer Financial Protection Bureau, I am writing to seek your assistance with a matter that deeply concerns my financial well-being and peace of mind. Specialized Loan Servicing LLC ( SLS ) has been attempting to collect a mortgage debt from me, claiming they have purchased this debt from XXXX XXXX. Given the lack of transparency and the refusal to accept payments, combined with SLS 's past litigation history for similar issues, I have significant doubts regarding their legal standing and compliance with necessary regulatory requirements to enforce this debt collection. Consumer Complaint: In XX/XX/XXXX, I was approved to take part in a state program ( Mortgage Assistance Alabama ). I'm having issues with Specialized Loans inaccuracy when it comes to payments that they have received from the ( XXXX XXXX and from me. Also, I'm having a push-back with making payments to this company. However, I will start with the discrepancies in payments and money that they have received. On XX/XX/XXXX, the ( MAA Program ) sent Specialized Loans {$17000.00} towards my mortgage. On XXXX, they received a payment in the amount of {$950.00}, On XX/XX/XXXX, they received ( {$950.00} ), XX/XX/XXXX ( {$950.00} ) was sent, and on XX/XX/XXXX an amount of ( {$95000.00} ) was sent and Specialized Loans sent it back to ( XXXX ). On XX/XX/XXXX a payment in the amount of ( {$1100.00} ) was sent to ( SLS ) but they received it early on XX/XX/XXXX ). Due to the increase in my mortgage payment an additional payment of ( {$140.00} ) was sent to cover the increase. In addition, On XX/XX/XXXX was paid for XXXX in the amount of ( {$1100.00} ) and on XX/XX/XXXX another payment was also paid for XXXX payment in the amount of ( {$1100.00} ), On XX/XX/XXXX, a payment of ( {$1100.00} ) was scheduled and paid on XXXX, XXXX, XXXX, i XXXX XXXX a payment of ( {$1100.00} ) was scheduled and paid on XX/XX/XXXX, on ( XXXX ) a payment was scheduled and paid on ( XXXX, In XX/XX/XXXX ( {$1100.00} ), and a payment for XXXX was paid on XXXX, a payment for XXXX was paid on ( XX/XX/XXXX, a payment for XXXX was paid on ( XXXX, and a payment for XX/XX/XXXX was paid on XXXX. I called on XXXX wanting to make a payment for XX/XX/XXXX and was told that I was delinquent for XX/XX/XXXX, XX/XX/XXXX, and for XX/XX/XXXX. I told them that received the payments for those months. I was unable to make the payment after being on the phone almost XXXX minutes. So, I called back on XX/XX/XXXX, and the customer service representative stated that I owed in the area of ( {$3000.00}, however ; she allowed to me to make a payment of ( {$1100.00} ) and I stated that XXXX has already been paid by the ( XXXX Program ) and for my payment to go towards XXXX. I called back on XX/XX/XXXX to make the XXXX 's payment and I was on hold for approximately ( 20 ) minutes, then the phone was disconnected. I tried calling back again and it kept happening. I thought perhaps its technical difficulties. However, I soon learned that it was ( SLS ). For example, I called on XX/XX/XXXX while at work and was put on hold for almost an hour, and was told that I now owed for XXXX, XXXX, XXXX and for XXXX. I told the representative that that was in accurate. I kept asking if I could make a payment and kept telling me about a possible foreclosure, I called on XX/XX/XXXX, and asked if I could make XXXX 's payment and she allowed me to do so if I sent her my history of payments that was paid to them through the XXXX XXXX XXXX XXXXXXXX and payments that I had make. I did in fact email the documents labeled ( XXXX, XXXX, XXXX and XXXX ). I never heard anything back from this company. No one reached to help me resolve this issue. I tried to call back in XX/XX/XXXX, and the customer representative who said his name was ( XXXX ) refused to take a payment from me. He did give me the spill on my account and referencing foreclosure. I listened and he kept going for a substantial amount of time, so I interjected and asked if I could read off my history of payments. He told me to be quiet and let him talk. I stated that he had been talking for at least twenty minutes. I repeatedly asked if I could please make a payment, so I could get to the hospital. He refused. I stated to ( XXXX ) that his actions was unbelievable and that I will record the rest of our conversation, so people can hear and believe that I'm not fabricating what I'm saying. I then requested for another customer representative and someone who said his name was ( XXXX ) answered. He gave me his spill, and I asked him if I could make a payment and he refused. He didn't say why he was refusing, but I was never able to make a payment. I have received letters referencing foreclosure. I have also submitted monthly statements labeled ( XXXX & XXXX ) which shows discrepancies of when the payments were made. XXXX XXXX XXXX who is the underwriter for the ( XXXX ) program on numerous occasions has went over all of the payments that this company has received and she has stated that no payments were missed for XXXX XXXX XXXX. She stated that she can attest to the payments. Her contact information is ( XXXX ).

Consumer Complaint: i have sent the check numbers with amounts of each check that cleared thru my bank but the company says i have not made a payment for the past 7 months, i have proof demonstrated by the cashed checks at my bank. i provided this proof at least 5 times over the past year as this is an on going accusation of this company. each time they send me a statement saying I owe over {$3000.00} to be satisfied in a month or they will foreclose. I called 2 days ago and finally got a live person on the phone which was no help at all as the person was rude, condesending and accusatory and told me to shut up so he could talk. I called to make arrangements to satisfy the balance in question but was told the statement was correct and I was to stop talking over him and it did not matter that I was called to ask for modification as I had recently had XXXX XXXX XXXX and was still under the cardiologist care. I got off the call with NO results and very frustrated about my mortgage. I did not appreciate being talked to like a child ( i am an educated XXXX yr old man ) by some punk who refused to listen to me. sincerely XXXX XXXX

Consumer Complaint: My mother and father passed away and their house went into foreclosure. I want to save the house. I don't want to sell it or lose it to the servicing company. I would get a heloc or refinance, but banks won't help if property is in foreclosure. It isn't my debt but I would honor it. Consumer Complaint: My Mortgage was sold to SLS Mortgage XXXX XXXX out of XXXX Colorado, at the end of XXXX. Since they took the loan over, they have been double charging me for escrow. My payments should be based on the taxes and insurance owed, and they are doubling it. Escrow should be based on the YEARLY totals and divided into XXXX equal payments, any shortages would be due to an increase in either insurance or taxes due. My taxes and insurance have both recently gone down, and I am still paying double escrow. I contacted them in XXXX of XXXX, XXXX, XXXX, XXXX, and XXXX by phone. Nothing has been done towards the correcting of my escrow payments. I have sent a written request in XXXX of XXXX and have received a letter that they are reviewing it. It's been well over 30 days, and it doesn't take 30 days to take XXXX invoices and add them together and divide by XXXX! This company has already been fined for mischievous behaviors, and apparently believe they are not required by law to follow Mortgage Lending Laws. I sent a check in XX/XX/XXXX for a total of {$2100.00} for ESCROW payment only, and of course they misapplied the payment ; still haven't corrected the escrow, haven't complied with my request for a corrected Escrow Analysis. PLEASE HELP!

Consumer Complaint: In XX/XX/2023, I was 4 months behind, and I applied for loan assistance/Forbearance. My reason for this was a temporary decrease in income. The application asked for documentation of that change in income. I already had the loan, so I had no idea it would be trated as a new loan application. I was called 2 months later and told the the application was closed because I didn't provide proof of income. I had provided my tax returns and proof of lower income, but they wanted proof of income for current repayment. I understood the request but no one had told be that. I resubmitted the application with proof of income, and in XXXX I was declined because I was over 90 days past due. So I waited 5 months to be told that if I caught the loan up to within 60 days I could have qualified, but no one told me that. I also was under the impression that the loan would be on hold while under review, so now I'm in a posiiton that requires me to get out from being 8 months behind to qualify for re-submission. I offered to pay a double payment then triple payments to get under 90 days but I was told that might not be enough to stop foreclosure. So what they are telling me is that if I had been told in XXXX when I first applied that I should make a payment to get under 90 days past due, I would have qualified but now I may get foreclosed on because I can't recover 8 months that quickly.

IS POINTLESS, NO HELP!! SO NO CHOICE BUT TO FILE COMPLAINT WITH YOU. AFTER LAST COMPLAINT, THEY SENT LETTER SAYING " INCORRECT CALCULATION OF INTEREST DUE " & ANOTHER LETTER " MY ACCOUNT WAS UNDERBILLED "!!!!!! EACH MONTH I DON'T KNOW WHAT MY PAYMENT IS!!!! I ASKED WHY CAN'T I GET A REGULAR, SAME PAYMENT STATEMENT, SAME AMOUNT EVRY MONTH INSTEAD OF THIS BABBLING, MAKES NO SENSE LETTERS EACH MONTH THAT SAYS NOTHING!!!!!! HOW IS IT POSSIBLE TO HAVE A LOAN, MINE IS 10.12 % A MONTH ON {$130000.00} LOAN, THE SAME AMOUNT MONTHLY???? Consumer Complaint: My home insurance provider sent two payment requests to my mortgage lender Specialized Loan Servicing ( SLS ) for the XXXX period. First payment requests was made on XX/XX/XXXX and the second on XX/XX/XXXX. However, Specialized Loan Servicing intentionally chose not to process the payments and without informing me, leaving me without home insurance for an entire month. Despite my unawareness, SLS billed me a hefty amount of {$170.00} for the lapse in my home insurance coverage from XX/XX/XXXX to XX/XX/XXXX, charging an exorbitant rate. I called SLS and spoke to XXXX on XX/XX/XXXX she promised that a manager will call me back and no one did. I called again on XX/XX/XXXX and spoke to XXXX and again no one called me back. I emailed them on XX/XX/XXXX and they did not reply. On XX/XX/XXXX they charged {$170.00} under : " Escrow Disbursement : Forced Placed Hazard Insurance ''. This was a deliberate and deceptive trick to keep me without home insurance without my knowledge so they can charge {$170.00} for the lapse time. Please advise
