Consumer Complaint: The company continuously deflects responsibility and is practicing deceptive practices against me as a consumer trying to modify my loan or get a forbearance. Every-time I ask them to reach out to the original lender XXXX XXXXXXXX XXXX XXXX XXXXXXXX XXXX XXXX XXXX are the servicing lender for to help work out a payment plan due to a predatory loan they ignore me and say they are just the servicing lender and refuse to give me contact info for them ir refuse to help negotiate and try to take a neutral stance. They continuously deceive me and lead me to believe I can possibly modify the loan by sending me letters and calling only to be declined stating the loan matured now. It is a circus and they are trying to deceive me on the phone and bully me with perdonal opinions ifvreps from their modification department criticizing of why i am behind which is discriminatory and unprofessional of a banking institution fuecto my age they are trying yo intimidate me to give up my home instead of trying to help me. They want to collect XXXX but sellout on the steps for XXXX. They are deceptive and tell me to apply for modification and depending on who you get on the phone then say i should not apply. They are unfair practices and i am asking for the CFPB to also give this file to the attorney general of Georgia since Mr cooper is under investigation by over 40 other states. This is pushing me as a consumer into a foreclosure. The CFPB should sue them as Mr. Cooper has cost me several XXXX dollars in interest payments as in addition to this if a customer is in modification they can not get thru the phone lines and I was not allowed to make my payments online making it an unfair and deceptive to the consumers. I am asking them to reduce my payment by giving me a 30yr loan and not interest only like I have. I want an amortized loan as every modification the payment was higher not lower but yet they deceive you saying their modification will lower your payment when in fact they increased it. I believe they should credit me XXXX dollars in interest and modify the loan for the same XXXX! that they want to foreclose on me for.

Consumer Complaint: This is long i know, but what they did is elegantly complicated. it was easier to take excerpts out of my case i filed against them. It was dismiss rule 12 ( B ) The short explanation is : I legally inherited a home. I got a court order to pay them direct during the will contest. paid for 2 years or so. Balance got down to {$2400.00} and Nation Star Brand new Mr. Cooper blocked my payment stating i was not a party to the note and have no authority to pay them and ignored the court order. Immediately put an obscene amount of LPI on the home. Accelerated foreclosure procedures during the will contest as well. I probated will, put deed in my name. sent all rervelent info and docs in, and was still ignored. was given 6 different pay off amounts never the same number. I formally disputed the amount of LPI that was purchased as it was an illegal amount of insurance. Mr. Cooper told me to pound it, no negotiation. Since they continued Foreclosure procedures whilst this has went on, I sued them to stay the foreclosure. I was just dismissed last week on a rule 12 ( B ). This is all a bunch of BullS, and i need help. If you now want the complicated ins and outs, read the below. Since i researched this company and XXXX XXXX for over a year. i believe i stumbled on their formula for illegal foreclosures. XXXX. NationStar / Mr. Cooper have disenfranchised XXXX of any Due Right of notice per due process in the proposed litigation of said foreclosure of the above referenced property by failure too acknowledge the Plaintiff as a benefactor to real property in which debt is owed by Plaintiff with repeated violations of RESPA. 2. NationStar / Mr. Cooper is in default by refusing monies from the plaintiff that would have otherwise satisfied the monies due in question. NationStar/Mr. Cooper did take XXXX of dollars from the Plaintiff towards the note in question down to a principal balance of only {$2400.00}. Plaintiff had only SIX MONTHS left to the note. As soon as the Defendants took earnest monies from the plaintiff then failed and refused to take payment, it placed the Plaintiff as party to the note with vested interest and injury. Defendants took over {$12000.00} ( paid via a federal instrument ) from the plaintiff, whilst being a tangible valid benefactor of the deed in question. At which point defendants refused payments from the plaintiff. Payments ordered by this court too be paid from the plaintiff too the defendants, see XXXX XXXX XXXX XXXXXXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX. The plaintiff is now a valid deed holder, with over {$12000.00} vested in too the Defendants with risk too losing all equity coupled with earnest money paid. ( {$68000.00} + loss too plaintiff ) The plaintiff is an injured party. ( Breach of fiduciary Responsibility ) ; Alabama Code Title 7. Commercial Code 7-3-307. 3. NationStar / Mr. Cooper has purposefully with wanton disregard too fair and equitable billing practices : over insure the above property at distress to the plaintiff. Being the Deed Holder with lean by the defendants in such an egregious amount applied through trickery and fraud that which the Plaintiff is a responsible party too pay. This injures the Plaintiff as he is a responsible party with interest vested. 4. Mr. Cooper / Nationstar have improperly appraised the home in which has caused harm to the plaintiff. Universal Citation : AL Code 34-27A-60 ( 2013 ) This allowed a vehicle of fraud to inflate insurance premium sums owed under lean to the Plaintiff. Which in turn injures the Plaintiff financially. 5. NationStar and Mr. Cooper have lied to the Plaintiff on several accounts concerning the servicing of mortgage that XXXX has inherited which is a clear violation of Truth in Lending Act and fair servicing of loans. ( CFB Alabama ) Now that the plaintiff is a valid legal deed holder with earnest moneys applied too, the Defendants injured the plaintiff in this regard in turn injures the Plaintiff financially. 6. Nationstar and Mr. Cooper have purposefully charged the account in MISC. fees to too gain ill gotten fruits and profits : in that ; have charged several XXXX dollars in home inspection fees whilst being an occupied dwelling XXXX XXXX XXXX ), servicing fees, late fees, attorneys fees prior to foreclosure, XXXX. fees that are not definitive or labeled under RESPA. XXXX XXXX XXXX XXXX XXXX. Nationstar Mortgage LLC XXXX XXXX, case number XXXX, in the U.S. District Court for the Southern District of Florida . Being that the plaintiff is a responsible party to the debt, the Plaintiff is injured in this reguard in turn injures the Plaintiff financially. 7. Mr. Cooper and NationStar have disregarded all notifications from all council that was involved with the litigation of said property in its will contest, which has harmed the plaintiff by forcing the property deeper in to debt, a debt payable by the Plaintiff for real property. Plaintiff notified the defendants on several occasions that he is sole benefactor and beneficiary too the estate with earnest money applied too, and was still ignored in violation of XXXX XXXX XXXX act, Alabama Code Title 7. The plaintiff has been injured by the wanton disregard of the plaintiffs earnest attempts in satisfying and negotiating the proposed debt that he is a deed holder too, in turn injures the Plaintiff financially. Mr. Cooper and NationStar have completely failed in every aspect of proper notification of billing to said account, defendants blocked the plaintiff digitally by shutting his online access down, and blocking payments. Mr. Cooper / Nationstar have created negative Feed Back Loops too purposefully preclude an individual/ Customer from ever reaching a proper department that has proper authority to dictate policy and official billing. This has infringed on the plaintiffs rights of : Discloser, fair loan servicing rights too customers, infringes on the plaintiffs rights of Civil Due Process, and violates Federal Mortgage Disclosure Requirements under the Truth in Lending Act, the Alabama XXXX, and RESPA. This has injured the plaintiff and again left him remedy-less and in turn injures the Plaintiff financially injured. XXXX. Mr. Cooper and XXXX XXXX have illegally self insured the home. In the course of Nationstars mortgage servicing activities, Nationstar engaged in the following unlawful acts and practices in this States County of XXXX : a. failing to properly oversee third party vendors retained for servicing, foreclosure operations, and insurance. ( Nation Star sub group subsidiarys and vendors in example ; Mr. Cooper, XXXX, XXXX XXXX XXXXXXXX debt collection team, XXXX XXXX XXXX, and others in conduct of home inspection and debt collection, billing and etc. but not limited too. b. failing to accurately service the payments made by the plaintiff. c. Threatening foreclosure and conveying conflicting messages to the plaintiff engaged in loss mitigation and not continue actions whilst plaintiff actively attempted pursuing loss mitigation in the plaintiffs deeded property through Right. At which point, the defendants were again in default against the Plaintiff. Failure too comply with Alabama XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX and transfer of the Property or a Beneficial Interest XXXX XXXX XXXX f. Which there is a template for. XXXX XXXX Foreclosure. If you say, stay or stem the foreclosure, XXXX XXXX XXXX gets hired again to send out another letter for {$5500.00}. In XXXX 180 days a customer is hit with {$11000.00} in attorneys fees. XXXX XXXX XXXX doesnt return calls or correspondences. XXXX XXXX XXXX specifically states they do not take notices for their client or services. You cant even serve a notice to XXXX XXXX XXXX. They do indeed represent Mr. Cooper Nation Star in every regard of law, but pretend they are just a debt collector. They act as a double buffer for NationStar / Mr. Cooper. If you sue Mr. Cooper you may indeed go against XXXX XXXX XXXX XXXX XXXX XXXXXXXX dual and triple track in the area of law. Which is an illegal conflict of interest. They operate as a debt collector for Mr.Cooper under deeds of trust, and represent them as council in litigation they are being sued for concerning the root debt recovery generated by XXXXXXXX XXXX XXXXXXXX. In this particular situation, it benefits XXXXXXXX XXXX XXXXXXXX to XXXX in secret. There is no true bipartisan behavior. Mr. Cooper / Nation star take everything mail wise to their actual office location but for anything legal. Why would Mr. cooper take the most non official things to their actual office but not the most legal things like civil processes? Also why does a company underneath the guise of XXXX XXXX XXXX out of Michigan clear across the country take all of their mail to their home office but for legal services directed too Mr. Cooper Nation Stars mail box in a Post office by the XXXX XXXX? I pose XXXX more question before the answer : why does a company in Michigan under investigation with the FBI for Mortgage Fraud use the same mail box as Mr. Cooper? How and why are they connected? If you are defrauding XXXXXXXX XXXX XXXX of customers on a daily basis, you have to expect that some of them are smart enough to send you legal service to stop their foreclosures that are ticking on a Calander. So if a customer sends a legal binding instrument that has it own ticking clock attached to it to stem a foreclosure, you can easily say you never got it. Thats Why Mr. Cooper and XXXX have XXXX XXXX and others unnamed alike to mix up your mail. Mr. Cooper, Nationstar, XXXX XXXX XXXX, and XXXXXXXX XXXX XXXXXXXX figured out a way for all of them to remain ambiguous to their legal mail. If you didnt get legal notice, you can continue to accelerate a foreclosure. In short : Nation Star, Mr. Cooper, and XXXXXXXX XXXX XXXXXXXX ; play a calendar game on your payments. Issue pay off quotes in time frames they know can never be effectuated or fulfilled, so they can continue a foreclosure. All the while if you ever file suit against them, they use their own policies as a shield to Rule 12 ( B ) dismissals to claim you have no claim against them. To my dismay I discovered that MR. Cooper continuously submitted inaccurate information to the credit bureaus even after have a notation on my account to not do so. Mr cooper submitted over 10 months of late payments to the bureaus. I was approved in XX/XX/XXXX to be a participant in the home owners assistance program. I want the correct information sent to the bureaus so that my credit report reflect accurate reporting regarding my mortgage payments.

They gave no details and let us know only after the mainstream media got a hold of the news. Aside from that catastrophe, contacting them is an ONGOING NIGHTMARE. You try to call them and get an actual human being. Their website has one phone number on it hidden within many links to click thru before you get to it. Their automated machine is garbage. Consumer Complaint: I began a mortgage forbearance in XX/XX/2023 with Mr. Cooper due to financial hardship from a sudden layoff. The agreement was for a 12-month forbearance, granted in increments of 2-3 months, with regular check-ins. This was understood as a procedural formality, not a reassessment of my eligibility. In XX/XX/2023, when I sought to extend my forbearance to complete the agreed 12 months, I was unexpectedly denied with no explanation provided. Despite multiple attempts to understand this denial, representatives of Mr. Cooper have neither provided a reason nor demonstrated awareness of VA circulars regarding the foreclosure moratorium. This situation has significantly impacted me. After the layoff, my income was limited to VA disability. I was extremely transparent and I also disclosed to Mr. Cooper that I was undergoing extensive treatment for severe XXXX, a latent condition stemming from my military service that manifested due to my sudden unemployment. Mr. Coopers actions suggest a disregard for the VAs guidelines and an intent to foreclose on my property prematurely, without offering the full 12-month forbearance period or any alternative support. They also feign ignorance about the multitude of VA circulars and guidance that tells them what theyre doing is in direct contradiction to the VAs guidance. This approach not only undermines my financial planning based on the initial forbearance agreement but also exacerbates my current mental health and financial challenges. As a veteran, homeowner, and client of Mr. Cooper, I find this outcome unacceptable and seek immediate intervention to rectify the situation.

This took place via telephone call with the mortgage servicer Representative a Mr. Cooper, which operates under Nationstar Mortgages, LLC ). The representative stated a a result of the escrow evaluation the monthly escrow would be reduced from {$760.00} to $ XXXXBased un this conversation the change in the monthly payment would take effect XXXX. I received an invoice dated XXXX XXXX, XXXX with the old amount of escrow and due date of XXXX, XXXX XXXX. This was followed by another invoice dated XXXX XXXX, XXXX with the revised escrow commencing on XXXX XXXX, XXXX. Note there is over {$1000.00} in escrow account. I have tried contacting Mr. Cooper on 15 occasions but have yet to speak with a customer representative .This organization has set up an automated call response system which takes you in circles. On XXXX, XXXX I was able to speak with a representative by selecting a mortgage refinance option. This individual could not help me and stated the department that could was not available. In addition to the escrow issue I received a letter dated XXXX XXXX, XXXX informing me of a Data Breach and that some of my personal may have been hacked on XXXX XXXX, XXXX and I should contact a third party to determine if my identity has be compromised. I find this a complete dereliction of fiduciary responsibility and could this be why there is no representatives available to take phone calls.

Consumer Complaint: On XX/XX/XXXX I submitted information to all companies that were listed on my credit report. I never gave written or verbal consent for any company to report anything on my report except the date the account was open, pay status, and loan type. Per 15 USC 6801 it is policy of the congress that each financial institution has an affirmative and continuing obligation to respect the privacy of its customers and to protect the security and confidentiality of those customers non-public personal information.

Consumer Complaint: I applied for a Loan Modification that was approved. I had no idea how much the actual modifciation was for, however was told I had to make XXXX ( XXXX ) payments in order to get the full details. I made the payments then they sent a modification that was incorrect, had incorrect math by nearly XXXX and I could not qualify for the payment as it was more than double my earlier payment, They withdrew the modification advising they were investigating the math, and the overall XXXX and principle amount and appraisal of the property. However they received the appraisal and it was XXXX under the amount of the modification. While I was waiting on the corrected modification I have been still making payments of nearly XXXX per month that I can not afford of qualify to pay. Then they transferred the servicer to a new servicer. I have requested a copy of the modification that is signed by the prior servicer, notarized and recorded. They do not have one and have said it was never signed as it was to be changed, yet no one will change it. I have been paying on a modification of a loan that is over XXXX, on a house only worth XXXX. The math is totally wrong and they have been collecting my payments and applying them to a loan that has never been ratified. NO one is helping me and I have provided over XXXX pages of back up. Yet I missed a payment and they called me ASAP for payment arrangement. Everyone refuses to talk to me and when they do they say its under review. Its been going on over a year now. I do not know what to do. Im very scared and worried
