Consumer Complaint: I am a victim of identity theft. I have no contract nor have ever received any benefits from FREEDOM MORTGAGE. I have no knowledge of this company. I deny their claim that I owe them {$280000.00}. I have never received any cash transaction nor tangible tender in that nor any amount from them nor any of their affiliates and I decline to perform on any unverified note unless I am given the said amount above in cash. No payments will be made until an original note is produced and proof of ownership of said note is produced by affidavit. There are also forged signatures on said note that are not mine.

( the XXXX were handled poorly by a retiring staff member ) On or Before XX/XX/XXXX the SERVICER became Freedom Mortgage Corporation Address : XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, NJ, XXXX United States XXXX XXXX ( XXXX ) XXXX Website : www.freedommortgage.com This complaint is with the Mortgage Servicer the took over servicing the loan 5 business days later. 1. This was new construction and I didn't put 20 % down. ( So I guess they call that " forced escrow ''. ) 2. There was no PMI or XXXX in the loan. ( key for pushback to terminate escrow ) 3. KEY POINT - The property taxes & yearly assessments come from XXXX XXXX XXXX XXXX, TEXAS ( XXXX XXXXXXXX XXXX XXXX ) - they do not send collect taxes and the taxes are not due until XX/XX/XXXX of the following fiscal year. EXAMPLE : XXXX XXXX XXXX - Taxes XXXX XX/XX/XXXX XXXX. Freedom Mortgage - after taking over without my knowledge- they did not contact me at all - until they said I was late on a payment in XXXX KEY SIDE NOTES : *** XXXX XXXX XXXX ( XXXX ) committed to help adjust the " escrow amount '' after the FIRST XXXX XXXX XXXX XXXX. SINCE IT WAS NEW CONSTRUCTION and the escrow amount wasn't enough but we had no idea yet ) *** Will address the XXXX issues in a separate complaint. - XXXX XXXX XXXX one from Freedom Mortgage contacted me to adjust escrow - They just sent a letter in XXXX of XXXX AFTER paying the taxes in Early XX/XX/XXXX without my knowledge. 60 days early.!!! DUE XX/XX/XXXX - Letter was received XX/XX/XXXX- The yearly Escrow Analysis never includes XXXX - The yearly Escrow Analysis is off sync with my TAX PAYMENT DUE DATE - They refuse to allow me to set-the date ( last 5 years )- They pay the XXXX XXXX XXXX days early as well 5. Then they send a HUGE escrow shortage estimate. I received 3 month into XXXX XXXX. {$12000.00} + 6. Then I agree to pay the " shortage in stretch payments '' they say will catch it up 7. Then they do it again - Pay the taxes in XX/XX/XXXX that aren't due until XX/XX/XXXX - AND pay my XXXX INSURANCE 60-90 days - so how would I even review the policy ** not sure when I gave them power of attorney to review, accept and pay my insurance policies- they continue to do this for 5 years- always a higher Shortage every year - refuse to change the pay date - if they set the pay date by the original date- I NEVER spoke to anyone - agreed to the pay date or even knew they paid - plus the XXXX 's are not correct- if got an IRS AUDIT - the Tax Bills Say XX/XX/XXXX and the IRS would flag XXXX saying you paid it the previous year to get the tax break in the wrong year. 8.Then I try to terminate Escrow and they deny my request - saying I am not 80 % XXXX of the original Appraised Value at the time of sale. - BUT that's a PMI/LMPI rule for FHA loans XXXX Right? - I offered to get a new appraisal - they didn't respond - as understand it - this type loan - does NOT require escrow anyway - - the Lender- NOT the servicer asks for this condition in Higher Price loans- PLUS my house 's value is at least $ XXXX and I owe $ XXXX so this is bogus. - But they would surely take the current value for a REFI Which bring me to my last point. NOTE : I have spent XXXXXXXX XXXX XXXX XXXX XXXX XXXX and dealt with every scam - Ponzi scheme. etc. So for 5 years been scratching my head as to why would they inflate " escrow accounts '' and never allow a customer to catch up .. HMMM XXXX. OK here goes - my suspicion of predatory Bank Practices - They do a yearly ESTIMATE! but they hold me to the AMOUNT - They have my/everyone 's complete credit information - They have advanced financial modeling and analytics software - They service XXXX XXXX Loans and they are " One of the nations largest non-bank mortgage lenders/servicers '' - They have to drive year over year revenue growth *** SO - They do the following - Inflate escrow accounts just enough to drop their customers credit scores a tier *** by stripping their liquidity with the BLOATED ESCROW i.e. the money they used to pay down monthly credit cards - then when the yearly assessments go out- they do a blitzkrieg REFI CAMPAIGN to they Loan Servicing Customers *** to REFI and FIX the perpetual shortage *** at a higher % rate because of their lower credit scores They have made my shortage higher every year- I paid what they told me should have caught it up after 5 years. The taxes and home owners insurance haven't increased 250 % every year. They have fluctuated maybe $ XXXX. ( only {$75.00} a month ) Every year when I get the Yearly Estimate- with a a higher shortage. I get pounded by calls, texts, and emails about a REFI! How can I pay what they say will rectify the shortage and NEVER be caught up - FOR FIVE YEARS ... I did the math - because they are either inept or their doing it on purpose. No other option.. I have stacks of docs over the last 5 years and will wait for you to tell me which ones you would like me to submit Lastly- I need to fix this ASAP - as I need to sell my house and buy another one ..and as I explained. They stripped my liquidity and I could have paid {$10000.00} towards debt each year... which my credit score would still be TOP TIER. Please help

Consumer Complaint: Back in XXXX of XXXX, I received a letter from Freedom Morgage that my escrow check had not been cashed in 180 days. I called the company and asked them to have the check re-issued to my current address in XXXX as the house I owned in XXXX was sold in XXXX and I was no longer at the address. The representative tried to initially tell me that I need to update my information online but since paying off my mortgage, I have not had online access to freedom mortgage account. I then called in XXXX and asked that the check that was issued in XXXX, be canceled and re-issued to my new XXXX address. There staff assured me it would be canceled and re-issued within 7 - 10 business days and I expressed I needed the funds for the closing a new house. I called Freedom Mortgage after 7 - 10 days and the rep said it was still in progress and needed to wait another few days. Then I call the last week of XXXX, and the representative tells me that the check that was mailed in XXXX was mailed to XXXX address, which was a lie as I never received any direct mail, only forwarded mail. I then asked the representative to cancel and re-issue the check and that I would call daily to check the status. This is where it gets interesting in their lack of documentation and overall care for consumer data. I called Tuesday, XX/XX/XXXX, and spoke to XXXX, employee ID XXXX who said that he doesn't see a check was re-issued, then said he did see that was in the process of being re-issued and going to be sent to the XXXX address. Then I receive a call from XXXX, employee ID XXXX, who says that the check was sent to the XXXX address, and that the newly re-issued check would also be sent to the XXXX address. Then I call XX/XX/XXXX and XXXX, employee ID XXXX who tells me the checks were mailed to the XXXX address oringally and that all the information I received up until that point was inaccurate. At this point I'm at a loss on how to get my escrow funds that are owed to me so I can assist in purchasing another home. The amount of pain and suffering I've endured is ridicouls for any one borrower to endure especially with all the things that are going on in the world today.

Consumer Complaint: I have been trying since XX/XX/2022 to have my mortgage company ( Freedom Mortgage ) remove my PMI. Initially they said they have to order a Broker Price Opinion and stated they will send me a letter which I need to sign and send back to them so that they can order a broker price opinion. Facts Pertaining to my case. 1 ) Original Loan Amount {$270000.00} 2 ) Original Value of the home {$300000.00} 3 ) Original Loan to equity ratio 90 % 4 ) Current Principal Balance {$260000.00} 5 ) Current Value of the home ( As per XXXX XXXX XXXX XXXX XXXX ) {$340000.00} 6 ) Current Loan to equity ratio 77.56 % I have protested with the appraisal board and also appealed with Appraisal Review Board of the county and this is the value they appraise the property. I have attached the appraisal report. Hence I requested my mortgage lender to cancel the PMI since my LTV is less than 80 % but they have given one excuse or another to avoid this. When I spoke to them on XX/XX/2022 they are stating the loan needs to be at least 2 years old for them to do this. I have read through the entire loan trust deed and no where does it mention that it has to be 2 years before they can order a broker price opinion. The initially sent me another person 's loan deed to me ( which is a gross violation of another person 's privacy ) and when I called again on XX/XX/2022 and reported this they sent me my correct document and no where in the document it is mentioned that I have to wait for 2 years before having the PMI removed. They are forcing me to pay the PMI even when I have made all my payments on time and even made some additional principal payments in the XXXX year of my loan. I am paying {$43.00} each month for PMI which is not necessary at this point since the Loan to equity value is well below the required 80 %. It is only fair that the mortgage lender cancels this insurance and stop charging me for it. I have all the calls recorded and can provide them to you as well. The customer service representatives disconnect the call every time when I point out that the loan agreement does not stipulate a 2 year waiting period. I have attached the county appraisal report along with the evidence they used, an offer from XXXX offering {$340000.00} for the house, Realtors comparable sales analysis. Am not sure what else I need to do to prove to mortgage lender that the property value has significantly increased thereby increasing my equity.

Consumer Complaint: In late XX/XX/XXXX we received a letter from Freedom Mortgage stating that our XXXX XXXX XXXX XXXX owners ( XXXX ) insurance expired '' ( see attached ). Thus far, our Homeowners Association 's ( HOA 's ) master hazard policy 's hurricane coverage has always been sufficient for Freedom Mortgage. I tried uploading proof of both the HOA 's master hazard coverage and my homeowner 's coverage, both of which are not expired, but the link provided in the letter was broken ( see attached ). The next morning, I mailed a copy of these documents to the address provided in the letter and called Freedom Mortgage to ask about the letter. They stated that Freedom Mortgage now requires condo owners to have wind coverage in their unit owners ' insurance in addition to the master hazard coverage. In the conversation, the agent also made a comment about how the policy had actually been in effect since the previous XXXX, and they should really be charging us for the past XXXX months. The agent also provided an email address to submit the proof of insurance when I pointed out that the link in their letter was broken. After talking to Freedom Mortgage, I called our insurance agent to purchase the coverage Freedom Mortgage said was required. This coverage was immediately put into place ( see attached ), and proof of insurance was sent to Freedom Mortgage, both by myself and my insurance agent. In XXXX, we received a letter from Freedom Mortgage stating that we still needed to provide proof of wind insurance from XX/XX/XXXX through purchasing our new wind policy in XX/XX/XXXX ( see attached ), or we'd be required to pay for the insurance they purchased on our behalf without our knowledge ( and at a cost that's over XXXX times higher than what we purchased ourselves as soon as we received notice of the requirement ). I contacted our insurance agent, who told me it's not possible to purchase retroactive insurance. My husband has contacted Freedom Mortgage regarding the retroactive insurance charges, and we have yet to receive clear information from Freedom Mortgage. We purchased wind insurance as soon as we were told it was required and our condo suffered no wind damage in the intervening XXXX months when this insurance was supposedly required without our knowledge. We should not have to pay nearly {$2000.00} for a product that we were not aware we were required to purchase, we did not use, and, given that it covers the past, we can never use.

Consumer Complaint: On XX/XX/2021 I was approved for a COVID Relief Mortage Modification, but it required my ex-wife to sign the documents. Because I had an injunction against her that was not possible, so I explained that to the bank rep, and they requested I provide my final divorce decree, so I did. Next, they requested I have my ex-wife sign a quit claim deed. However, the County Comptroller informed me that the recorded deed did not have my ex-wife listed, so a quit claim was not required. That was explained to the bank rep and a supervisor, but they insisted they had a deed with her name listed, so I requested a copy of the document and received the " Mortgage '' instrument, which was also recorded with the County Comptroller, but the comptroller explained that was not the deed, but a security instrument on the banks behalf that only they can modify. That was explained to the bank rep, but they insisted I had to submit a quit claim deed. I further explained to the bank that the final divorce decree states it may be used in lieu of my ex-wife 's signature to modify the mortgage because she failed to comply with the judge 's order to sign the document. The bank rep notated the account and informed me it was going to be reviewed by their underwriting department. Those events spanned approximately 5 months before I received yet another letter requesting a quit claim. I did not know what else to do and my account changed from " Loss Mitigation '' back to delinquent.

Consumer Complaint: During my divorce my ex wife was awarded the house and was told she had to refinance into her name because it was a VA loan in my name with just her on the deed. I had to find a new place to live and had an apartment and was paying both rent and mortgage payments until XX/XX/2019 because I could no longer pay both along with child support. Recently I found out that my ex wife abandoned the house and it has been in default since I made that last payment in XX/XX/2019. She made no payments and never refinanced the house while I became homeless and lost my job because of her. I've moved back to the house and notified my lender and I was told that it just went into foreclosure status with no sale date. They have given me a packet to help stop it and your company was on it. I do not want to lose my home or not able to get another VA loan due to this.. any help or advice will help.Thank you!

Consumer Complaint: Hello, My mortgage bank has been denying a few times to : 1- refinance 2.-several attempts of modification denials for no acceptable reason I also intended to apply for a program related to covid apparently a fair interest rate was to be in the process but was never completed, this has been rejected due to timing the institution caused, eventually higher and higher interest seems to be in their plans for my modification loan to be considered, I was born in XXXX, I'm an elderly getting approaching XXXX XXXX XXXX, I fell I'm been ignored maybe because my age, my lack of English and other facts such as not able to hire an attorney to defend my situation, people in that institution are very rude not polite and I can never get in contact with a " single contact '' that was supposed to be assigned to me. I just want to be able to retire comfortably with a mortgage payment that they promised me, I have been making my mortgage payments on time and I still receive threats of my home will face foreclosure. Consumer Complaint: Freedom Mortgage has reported that they started foreclosure on my home while I was being considered for a loan modification. They are also charging me foreclosure fees, The foreclosure should have never been started during my process of trying to get a loan modification through the loss mitigation department. All requested paperwork was submitted multiple times and I also worked with a supervisor that sent all requested documents as well.
