Consumer Complaint: My house just came out of forbearance the first of XX/XX/2022. My mortgage company is Freedom Mortgage. The plan was to put the delinquent amount on the back end of my loan. The company sent me the paperwork, however there is a clause in the agreement that states I will lose my homestead tax exemption. I tried talking with several people in the company. The answer that I got was " oh its always been there, we can not change the verbiage and .... we've never heard of anyone losing their exemption. It's safe to sign. In my experience a legal document can be executed regardless of any of the reasons they gave me. I want to know what's going on with this company. concerned homeowner, XXXX XXXX XXXX

Consumer Complaint: My mortgage was switched from XXXX XXXX to Freedom Mortgage XX/XX/2021. Freedom said my insurance went up & is charging me around {$200.00} more for escrow. However, when I check the paperwork, neither my homeowners insurance, property taxes nor their FHA payment has gone up enough to charge an extra {$200.00} a month. I questioned Freedom, and they sent me a loan history, but I still can't see where the extra {$200.00} is needed. I'm a college graduate majoring in XXXX, but I'm still having trouble trying to see where the extra {$200.00} is warranted. I have contacted an attorney who is experienced with Freedom Mortgage & they don't seem to have a great reputation ( even according to your archives ). However, they want {$1000.00} up front. I don't mind paying an attorney if I can see that Freedom is in error, but I just can't see from the loan history they sent me where the extra {$200.00} charge is from.

Consumer Complaint: I was issued two checks from my homeowners insurance related to water damage that happened to my home a year ago. I had no problem getting these checks endorsed by my last mortgage holder, but my mortgage was sold to Freedom Mortgage company a couple of months ago. On XX/XX/XXXX I mailed the 2 checks as directed on the phone to their loss drafts department. On XX/XX/XXXX, I received a large packet of paperwork saying that they needed more information before endorsing my checks. They are asking for an adjusters report for the checks. My insurance did not furnish me with an adjusters report because the adjustment was done last year when the majority of the fixes on the home were done. These remaining checks, which totaled about {$10000.00}, are related to Work that has already been done. I did not receive extra documentation from my insurance company. I called and told them this, and they told me that not only would they not endorse my checks, if I didnt get this information from my insurance company in five business days the checks would be sent back to me on endorsed. The man on the phone was rude and unhelpful. Theyre basically holding my checks XXXX and saying they wont endorse them without more information from my insurance company, which my insurance company did not give me. I have emailed my insurance company and called them, but have not heard back. I feel that the mortgage company is unjustly holding my checks XXXX, and Im not going to be able to get my money in a timely matter. Whats worse, this is costing me hours out of my life of unpaid labor, without getting my checks endorse. I did not have to do this with my last mortgage lender. I completed the repairs on my house in XX/XX/XXXX, and they were all done very satisfactorily, with my house now worth more than it was before the water intrusion. The mortgage company is obstructing my ability to get the payments from my insurance company, but holding me up with paperwork that doesnt exist. Despite me sending the paperwork over two weeks ago, they are giving me an arbitrary deadline of getting more paperwork from my insurance company in five business days.They are also wasting my time. I work XXXX hours a week, and I dont have time to spend hours on the phone with my mortgage company or my insurance company over these checks.

Consumer Complaint: To whom it may concern I have my escrow account with my mortgage provider. In XXXX, Freedom mortgage purchased my mortgage and assumed all responsibilities. Freedom mortgage failed to pay my flood insurance, at a cost of {$690.00}. The company then failed to notify me, call or email me, or send the payment so I can make it. As a result, my flood insurance has expired and I had to find out right before hurricane Ian hit. As of now, the 2 insurance quotes I have are {$1800.00} through XXXX ( previous insurer ) and {$1400.00} through XXXX, which is more than double my premium. This is completely Freedoms fault since they hold a fully funded escrow account and failed to make the payment. Therefore, I am seeking the following relief : 1 ) Freedom mortgage to purchase my flood insurance, as is its responsibility. Any increase in quote above {$690.00} will be paid by them. And 2 ) Future increases of more than 20 % will be handled by the mortgage company, even if mortgage is sold to a different company. The responsibility will transfer. Or 3 ) Refund me the charge for Escrow ( at closing ) and send me back my account and Ill handle mu finances. And 4 ) Refund me all the months that Freedom left me exposed. Freedom has grossly mishandled my situation, failed to reasonably inform me back in XXXX ( I could have paid {$690.00} ) and continues to not be responsible. They need to be held accountable for their lack of action. Thank you XXXX

Consumer Complaint: I'm filing a complaint against Freedom Mortgage who is my mortgage lender. In late XXXX, I scheduled a payment online through their portal. That payment was scheduled for the month of XXXX. I schedule payments through my bank account monthly and thought my payment was good to go. I logged in to my account again at the beginning of XXXX to pay my XXXX mortgage and see that I'm past due. I immediately call to discuss what happened and ask that the error be rectified. I was directed to their website to file an online inquiry. I did that and it has now been over 3 weeks and no one has responded nor reached out to me. I'm a co-borrower on the mortgage. My ex-fianc is the other co-borrower. He and I signed together for our home in XXXX of 2020. On XX/XX/XXXX, there was a XXXX XXXX XXXXt in our home and the police were called. I now have a retraining order against him ( XXXX XXXX ) for battery. I also canceled his mobile phone line under my account and have no idea what his new phone number is. When I called to discuss the situation, I was advised that Freedom Mortgage had attempted to reach out to the cell phone number provided for him ( XXXX ). Obviously, that number was no longer in service and he never called to update his phone number. I've been making all the mortgage payments from XXXX going forward. He has not helped nor contributed any amount towards the mortgage. I asked why I had not been contacted to let me know that my payment did not process successfully. My phone number was never once called. I don't know if they sent any mail correspondence because I have never seen any correspondence from Freedom Mortgage in my mailbox. We have a child together and alternate " nesting '' in the home on opposite schedules. He has access to the mailbox as well. If I'm on the account and also financially responsible for the mortgage, why was I never communicated to regarding the missing payment? I would have absolutely reprocessed the payment and immediately made another payment. There are some discrepancies in how Freedom Mortgage follows their " processes '' and calling all phone numbers on the account is not part of them. Their website is also glitchy and now I'm being penalized for their error in the payment not processing and for the fact that they never reached out to me to let me know that it hadn't processed. I'm in unique situation where I legally have no contact with the other borrower because of their abusive behavior and I was NEVER contacted to let me know about the payment that I thought I made and did not successfully process. I was advised that my request to remove the late payment from my credit reporting had been denied by Freedom Mortgage. Once again, I received no phone calls about my inquiry or any explanation. I'm now a vXXXX XXXX XXXX XXXXXXXX and in the near future, will need to sell my current home and get one for me and my XXXX XXXX. My credit report dropped over 100 points with his late payment and I'm concerned that this will impact my ability to qualify for a future mortgage for my kids. This late payment is completely inaccurate and I feel like the company should be investigated for not following the right procedures/protocols in trying to notify all consumers/parties involved that they did not receive a payment before taking on an almost {$100.00} late fee and a hit to their credit report. I'm asking for Freedom Mortgage sent a request to all 3 credit bureaus requesting to delete my late payment and refund me the late payment they charged me as a result of their inaccuracies and insufficient contact attempts.

Consumer Complaint: I applied to a Colorado XXXX state program and they paid Freedom Mortgage {$17000.00} to bring the mortgage current on XX/XX/XXXX. Freedom Mortgage cashed the check, and put the funds into suspension. They have refused to apply the funds to the mortgage balance and are attempting to make me pay over {$19000.00} to bring it current ( additional interest, fees, and the new monthly payment ) and threatening to take my home. The state paid everything that was past due. Freedom Mortgage is stating they dont have to apply those funds because those funds are their own and not he state didnt pay this. They in fact did. Theyve stolen funds from the state of Colorado and are attempting to steal additional funds from me disguised as interest and fees and providing negative credit information as a result.

Consumer Complaint: Freedom Mortgage helped me with a Loan modification due to Covid-19. Once my Forbearance was over I received a Promissory Note that I had to sign and get notarized detailing principle amount, Unpaid principal amount, new principal amount. It also stated the new balance with interest rate the same at 2.750 % beginning XX/XX/XXXX. This promissory note is on file in my statement section with Freedom Mortgage dated XX/XX/XXXX which I assumed is the day they received it since I had it notarized XX/XX/XXXX So after a few months after I haven't seen any changes with my account still stuck in lost mitigation. I called and they said something was wrong with my name in the system and that it was taking longer than expected to move on from lost mitigation. I did continue making payments with my new monthly payments based on the information on file with my modification based on the adjusted amount and interest at 2.750 % I called again asking what is taking so long and someone from freedom mortgage said that the account was being held up due to that spelling of my last name. However once he looked at the paper work the person stated that was no error on the paper work and my name was correct. If I remember correctly he said that I should receive last documents to sign to finalized everything. Once I received paper work some time in XXXX and due to my schedule I barely made the deadline to mail them but I did without reading it as I should have cause the final paper work did not match my Promissory note with the interest rate now 2.990 % When my account was out of lost mitigation I did notice the interest rate change. I called immediately to inquire about this and I was told on two different occasions that this was an error and they would sent it to the higher up management and to expect a call one this was done. NO one ever called me so finally today XX/XX/XXXX Someone told me is would not change back to the 2.750 % and it will be 2.990 % Called back after reviewing paper work and I knowing I was told and in writing the interest rate would remain at 2.750 % along with it being wrong I was told but another person she would submit my concern about the promissory note with the original agreement I made the Freedom mortgage. Was told that they cant promise another outcome but would note that originally there was a hold up on my paper work with name spelling but that was never the case and the promissory note did state the agreed 2.750 % .... I have to call back Tuesday to see the outcome. Truly frustrated that the modification did change due to them prolonging this process when back in XXXX a agreement was made and but they said my last name was wrong on paper work when it was not. I was told this would be a simple process and now It doesn't seem so.

Most recently, a check they sent to the Property Tax office bounced. While the company has apparently attempted to address the issue by paying additional amounts to cover fees/interest/etc, they have failed to bring my property tax account into good standing even once. Each tax bill carrying over additional penalties and interest from the previous billing period.
