Issue: Trouble during payment process

Consumer Complaint: Loan Number : XXXX In the month of XX/XX/2022, I received a notice from freedom mortgage informing me that my mortgage payment would increase to {$1300.00}. I immediately contacted freedom mortgage to inquire about, why I was not informed about my insurance payment increase. They explained that my mortgage insurance company had raised their price. I contacted my mortgage insurance company which was Travels insurance to find out why I had not been notified regarding this increase. XXXX apologized and explained that they had sent a letter that I never received. Within 2 days I had found another mortgage insurance provider and made sure that XXXX XXXX XXXX company ( my new mortgage insurance provider ) notified Freedom Mortgage that they would be my new insurance provider. About two weeks later, I received a check from XXXX for {$940.00} and I immediately sent that check to Freedom Mortgage for a recalculation of my escrow. About two weeks had past and I had not heard from Freedom Mortgage. So, I called Freedom Mortgage, the representative stated that they had not received the check, so I called XXXX to find out if the check had been cashed. A XXXX representative explained to me that the check had been cashed on XX/XX/2022 by Freedom Mortgage. I called Freedom Mortgage back and asked to speak with a supervisor. After informing the supervisor about my previous conversation with one of her coworkers I then explained what I had found out from XXXX. The supervisor reviewed my account and found that the {$940.00} check had been received and applied to the either the interest or principle of my loan. I informed her that the check was from my old insurance company and was to be applied to my escrow account. The check was finally properly applied and the recalculation was requested to take place. I continue to pay {$1100.00} each month. In XXXX I received a notice explaining that I had missed a payment in the month of XXXX, which is not true. I have always paid each month on time except the three months forbearance that everyone involved was aware of. I called Freedom Mortgage about this notice and was told that my XXXX payment had not been applied to my loan and that a portion of that {$1100.00} had been applied to another months payment. I have spoken to at least 5 supervisors and 5 representatives at Freedom Mortgage. It was finally explained to me that the insurance issue that had been raised by Freedom Mortgage as being the problem was not the problem at all. What I found was that when Freedom Mortgage purchased my loan, they did not do their due diligence. Freedom Mortgage had never done a recalculation of my escrow, which was purchased back of XXXX of last year. Now that Freedom Mortgage has finally done what they should have done a year ago. It seems that they are placing the blame for the escrow shortage on me. I own tractor trailers ; I am paying {$3000.00} to {$3400.00} a week in fuel operating cost. I do not have any extra funds to give especially when I had nothing to do with this shortage. In the month of XXXXXXXX XXXX XXXX while speaking with another supervisor from Freedom Mortgage, I agreed to pay {$1200.00} as my new monthly mortgage payment and I did send that {$1200.00} on XX/XX/XXXX of last month. I have increased my monthly mortgage payment by {$92.00} which should demonstrate that I am attempting work with Freedom Mortgage regarding this imbalance in my escrow. In closing, my loan is for {$160000.00} why is Freedom Mortgage giving me so much trouble when so many homeowners can not afford to pay at all? This is just another example of corporate greed that has taken over our economy and this country. I just needed to bring this to your attention because the treatment I am receiving is blatantly unjustified and simply makes no sense.

Consumer Complaint: Good Day Everyone, I had a forbearance for my mortage during the pandemic because my health was compromised and could not work. However, when the forbearance ended, Freedom mortage waited until the interest rates went up before they removed me from the foreberance. My forbearance ended in XX/XX/XXXX, they waited till XX/XX/XXXX before they finalized me back into the system with the highest interest rates ever. I was supposed to be paying between {$1200.00} to {$1400.00} with low interest rates but they waited until it went up to {$1600.00} before they brought the paperwork for me to sign. They purposely withheld the low interest rates paperwork for about 7 months. I called every XXXX weeks and they kept giving me the run around saying my name was incorrect on a paper work to sign. They stated that the low interest paperwork was handled by a XXXX party company and they can not do anything about it. That was almost 7 months of waiting. However, when the mortage interest rates skyrocketed by XXXX XXXX, in less than a week of them calling me about it, they delivered the paperwork via XXXX to my door and sent in their own payed XXXX XXXX come to house to ensure I sign their high interest rates. I believe this was done on purpose to make sure they keep me on high interest paying rates. 2. Another thing they did was that they refused to grant me access to my mortage equity. My equity grew during the pandemic, and I wanted to acess it, the mortage officer assigned to me stopped answering my calls and emails and never gave me a reason why I could not acess it. XXXX. The XXXX thing is that they they have a negative missed payment ( XX/XX/XXXX ) on my credit history. That single act have kept my for my credit scores low since XXXX. I have never missed a payment but they have that on there. This company called XXXX XXXX have done this things to me and made my life hard. Thank you. XXXX.

Consumer Complaint: In XXXX of XXXX, I received a letter stating that my mortgage payment was being increased from XXXX to XXXX per month due to an escrow shortage of XXXX. I spoke with a representative who stated that if I paid the shortage in full, my payments would not increase so, I paid the shortage in full. After paying the shortage, the company still raised my payments from XXXX a month to XXXX the following month. I went into my account last week to pay my mortgage and saw that it was raised from XXXX a month to XXXX a month due to an escrow shortage of XXXX. I called the mortgage company and was told by the representative that my payment last year was never applied to my escrow account. When I asked what happened to the funds, I was given no response and was told in so many words, that I had to pay the penalty for their employee 's incompetence. I tried to explain that this year 's increase would have me paying double the amount of the shortage, but was met with a non-caring response by the representative. I have never had this issue with any of the previous mortgage companies, and my gut is telling me that this company is purposely misappropriating their customers funds for the purpose of increasing mortgage payments. I don't feel that this is a fair practice, and I think that they are trying to prey upon retirees on a fixed income and eventually take our homes. There are already far too many of us on the streets as it is, we don't need a company trying to make more of us homeless. Will someone please look into this? The company is Freedom Mortgage. Thank you, XXXX XXXX

Issue: Struggling to pay mortgage

Subissue:

Consumer Complaint: Freedom Mortgage is doing everything they can to steal my home through foreclosure auction. I have a government backed USDA loan and have been submitting documents to them electronically for over 4 months, and they have been intentionally misrepresenting my status, and misplacing document. This past week they told me I had to get the requested documents in to them by XX/XX/XXXX otherwise they would move to foreclosure, and they verified it was all received on XX/XX/XXXX, then today they added new items to the list and said my house is going to foreclosure sale on XX/XX/XXXX. This is unethical and illegal. When I spoke with a supervisor today after they told me I still had a sale date he told me they have XXXX XXXX loans and we can't expect them to keep track of every document on every loan. EXCUSE ME???? They are trying to sell my house!! They filed a legal notice in court stamped XX/XX/XXXX and they give me 20 days to respond to dispute the ruling. This deadline would fall after the foreclosure sale date, which is a violation of Pennsylvania law ( document attached ). I have a valid dispute, I have been providing documents to Freedom mortgage for 4 months straight and have electronic records to back up my claims. I fell behind on my mortgage in XXXX due to XXXX and they were going to auction my house in XXXX, but I was able to get them to offer me the CARES forbearance since this is a USDA loan. At end of forbearance I began sending in paperwork ( have electronic records ) but this is a shell game, they run you in circles over and over. A full package was sent on XX/XX/XXXX. Each time when I would follow up it would be something different that they were missing, even though I have proof that these items had been submitted before. When it seemed that I had all of the documents in, they said I had filled out the wrong Freedom mortgage assistance form, I filled one out for FHA instead of USDA or something like that, even though Freedom is the one who sent me that form. CARES program recipients are guaranteed to be reviewed for modification, but Freedom does not want to follow the rules and instead sell my house if XXXX out of the XXXX documents I sent them is on the wrong form!!! This is the second time in last three months they have received the documents in time but still tried to sell the house, had a deadline to submit by XX/XX/XXXX they would postpone the upcoming sale date. Documents were emailed to them before the XXXX and Freedom told me the papers were in their system but the right person had not reviewed them yet so we are selling the house, but finally got it stopped. Followed up on XX/XX/XXXX they said they had everything, but when I check in week later they said they did not have XXXX taxes ( sent in XXXX ) so send on XXXX XXXX, then they told me that the financial statement was missing the signature page so I sent that again on XX/XX/XXXX, then they said they did not have all the pages of the financial statement so I sent it again on XXXX XXXX, along with taxes again and they said it was fine because it was all in before XXXX XXXX so sale date would be cancelled. When I called in today the agent told me that they had just found that XXXX things were missing -- a " properly filled out 4506 form '' and the tax return was not signed on Page 2. '' I got a manager on the phone and tried to find out what was wrong with the 4506 form I submitted, but he did not know, and I reviewed the original which was completely filled out and sent it again. It is true that Page 2 of the tax return was not signed and dated, but that has been taken care of. The bigger issue is that SHOULD I LOSE MY HOUSE TO FORECLOSURE IF I SENT THEM TAX RETURNS THEY REQUESTED BUT DID NOT SIGN PAGE 2??? Or if my information is on the wrong form because they sent me the wrong one? No one told me what the problem was with the tax returns until today. This is a scam. I am complying with their requests and obviously working with them.

Issue: Struggling to pay mortgage

Subissue:

Consumer Complaint: My mortgage company, Freedom Mortgage has been a horrible experience since the beginning of XXXX. Last year, I was having problems paying my mortgage and opted to using the VA COVID forbearance plan. Earlier in 2022, I planned to leave the program after being able to pay my mortgage. Well, it didn't go as planned. While leaving the COVID forbearance, it took Freedom Mortgage over 6 months to transition us off the program. During this time, they were taking huge amount of time processing the paperwork, and delays in underwriting. While waiting, our mortgage payment debt was building. I called multiple times checking on the status. In XXXX, I managed to submit paperwork to start paying my mortgage. I was informed that my first payment was initially due XX/XX/XXXX but it was later confirmed and changed to XX/XX/XXXX. After XXXX, I was getting multiple harassing calls that my payment was due. I would call back to understand why I was being berated. I was informed to ignore the calls and that my payment wasn't due until XX/XX/XXXX. Unfortunately, in XXXX, the harassing calls didn't stop. I called again and explained it again. This time it changed. On XX/XX/XXXX, I was told that I was late on my XXXX and XX/XX/XXXX payment. I was very upset and had to explain to them how I was lied to for months and was told incorrect information. Now my credit has been affected and XXXX XXXX only offered a, " we're sorry that we misled you. '' Now I'm XXXX months behind and I can not afford to pay the payments owed. I will have to go get a loan and avoid my home from going into foreclosure. This is a complete disservice to me as a retired XXXX veteran, and is causing undue stress around XXXX time. We're not sure if my kids will get anything for XXXX due to the neglectful and haphazard business practices of Freedom Mortgage. This is clearly their fault and I should not be held liable or having to pay 2 months of my mortgage for their lies. Please help to rectify this issue, my negative credit hit, and this financial burden that my family and I are a victim to.

Consumer Complaint: Good morning, I have recently submitted, per XXXXXXXX XXXX XXXX XXXXXXXX, a noterized Legal Instrument, which is now legal tender, to the mortgage company to settle all outstanding debts. Sent in a certified letter ( attached ). Also, per the Fair Debt Collection Practices Act, I requested the company to send me the Generally Accepted Accounting Principles ( GAAP ) Ledger ( the account Freedom Mortgage used to loan me the money to purchase my property ) according to the Fair Debt Collection Practices Act. Instead, I was provided a Payment History which is not in accordance with the Fair Debt Collection Practices Act per my request, to which they are in violation. Section 809. Freedom Mortgage is also in possession of my Original Promissory Note. They did not return the Original Promissory Note, nor with a legitimate written explanation as to why their organization is exempt from United States legislation, UNIFORM COMMERCIAL CODE or why the Legal Instrument is unacceptable. To which I assume they've monetized it without my permission or knowledge due to its non-return. Per my original letter stating they are to return the original document or it would be considered theft and must be reimbursed for XXXX XXXX of its value.

Consumer Complaint: I am the XXXX for the XXXX of XXXX XXXX. I have attempted to contact Freedom Mortgage and no one has been willing to speak with me. The account is still under review. I will refer to Freedom Mortgage as " FM ''. The first court ordered document that I submitted to FM was on XX/XX/XXXX. The second set of court ordered documents and my ID were submitted to FM on XX/XX/XXXX. As requested by FM 's service team, I had to wait for someone to review the documents. I was told to call back several times. Then I was told the documents sent on XX/XX/XXXX were never received and that I had to wait for the review to take place. I emailed the documents on XXXX. I have been waiting to speak with someone regarding the account and then find out that the property was being foreclosed on. I was told on XX/XX/XXXX ( by FM XXXX team ) that I would be able to make a payment on the account ( no one before was willing to help me handle this account ), that I would need to bring the account current and suggested to add an additional " about {$500.00} '' to the payment. I was given the wire information. I submitted the funds on XX/XX/XXXX. I have actively been attempting to speak with someone regarding the account to get the account current, to get account details and to handle the estates property. This is already a stressful time, having to deal with a loved one who has passed away. The process I have been put through dealing with FM has really been overly stressful. I have been active in getting everything that FM needs but I have not been given the same respect. To make matters worse, FM did not wait a few days for the review to be completed before marking the account as an Active Foreclosure, this just adding more stress. I have been active in getting the account taken care of. I sent the first court document on XX/XX/XXXX, second court issued documents and my ID on XX/XX/XXXX. I sent the documents again on XXXX. I called again on XX/XX/XXXX and no one is willing to speak with the. The account is still " under review '' and they are still not allowed to speak with me. Finally was able to speak with someone regarding the account and was able to make a payment but I was charged over {$1700.00} in fees. I would like to request for these fees to be waived since I actively was attempting to handle this account for the XXXX. I called several times a week and I kept being informed the documents I sent were still under review.
