Consumer Complaint: I asked my Mortgage lender for a special forbearance plan on my mortgage while i was going to be out of work for XXXX months under going a complete XXXX XXXX XXXX on XXXX 7,2022..i was told yes this could be done prior to filling out proper paper work and submitting documintation from my XXXX and i completed this and was told to call back on the XXXX of XXXX XXXX i was being pro active in this prior to XXXX and every mortgage agent i spoke with had given me false information leading up to XX/XX/XXXX call..I was told i could pay escrows for XXXX months and this would not affect my credit putting my loan on hold and putting 3 months payments on the back end of my mortgage loan..From what i am now being told i was denied because this is not XXXX related and i would have to re file going into default affecting my credit and that prior to XX/XX/XXXX call everyone has lied to me giving me false information.This is total incompidence in there Dept and not fair to me because i was only looking for a little relief since i only will be receiving short term disabilty at {$450.00} a week minus taxes thus money doesn't go far..Freedom Mortgage has given me the run around and i am not happy with there services and would like some compensation for the mess they have caused...

Consumer Complaint: Hello, My name is XXXX XXXX and I am having a problem with Freedom Mortgage Corporation located in New Jersey. In XXXX I obtained a loan with XXXX XXXX XXXX XX/XX/XXXXlocated in XXXX, Washington. I'm hoping to get to attach page XXXX of the related Deed of Trust. In XXXX the loan was purchased and assigned to Freedom Mortgage Corporation. I'm hoping I can attach the Assignment. Around XXXX I paid of the loan balance in its entirety. The XXXX XXXX department at Freedom Mortgage has these documents because I faxed them both to them at XXXX I am now in the process of selling the property that this loan was secured to, but am unable to do so because Freedom Mortgage Corporation never reconveyed the Deed of Trust, so their lien still shows on the property. The title company XXXX working with, XXXX XXXX XXXX, XXXX located in XXXX, Washington, and I have had several calls with Freedom Mortgage attempting to get them to help us. The closing on the property has been delayed and the transaction is at risk of not closing. Prices are dropping in the real estate market every day. If this deal collapses, the property will likely not sell for as high a price as it would if it closes now. Freedom Mortgage is unable to locate the loan number and therefore does not want to address filing a reconveyance. I was just on the phone with them for over an hour with XX/XX/XXXX XXXX XXXX XXXX. My old loan does not show up in their system. Logically, if I have provided them the assignment of the loan to Freedom Mortgage that they recorded with XXXX XXXX, and I do not have a loan balance showing up in their system, the loan must have been paid. Unfortunately, when the loan was paid they did not bother recording a reconveyance. The have told me that their records from that time period have been purged and my old loan does not show up in their system. I need Freedom Mortgage to record a reconveyance with XXXX XXXX before the proposed buyer of my property walks aways from the transaction.

Consumer Complaint: Freedom Mortgage has recently purchased my mortgage from XXXX and took over servicing this my mortgage account in XXXX. I wasn't given any notice that this would be happening, just a letter that it had. In that letter, I noticed that after the transfer ; the escrow amount per month had gone up {$51.00} or more than 7 %. My insurance and property taxes have gone down, so I was surprised that my escrow was increasing. I called and was told this was due to a " Shortage '' in the escrow analysis done by XXXX in XXXX. I believe that it is apparent that in this analysis, the " shortage '' is caused by requiring me ( the borrower ) to deposit funds, needed for disbursement and maintenance of a cushion, in the escrow account some period before the disbursement date. This has been accomplished in the escrow analysis by pushing together the two property tax disbursements so they are 5 months apart, and both are disbursed long before Illinois, XXXX county property taxes are due. In the analysis from last year, the final property tax disbursement wasn't planned until XXXX but didn't happen until XXXX. If these disbursments came at the proper time, or were properly spaced, there would be no shortage. I have made Freedom Mortgage aware of this, and asked for a way to contest this, and have basically been told the following : Freedom Mortgage says they have not done any analysis the analysis is from XXXX. They can not change, alter or grant a stay until they conduct their own analysis, which they say they plan to do in the first 60 days. With rising interest rates and inflation hitting everyone, blaming the previous company 's terrible analysis in order to justify what looks a lot like the use of pre-accrual in order to justify an escrow shortage is unacceptable ; and although I may get paid the " shortage '' difference in a year, there is no interest.

Consumer Complaint: Good day Sir/Ma'am. I am writing today as I am at an impasse with my lender Freedom Mortgage. We have a difference of opinion as to how 12 CFR 1024.17 ( f ) ( 2 ) is applied. The escrow analysis that I have been provided with states that I should be paid back any surplus over {$50.00}. According to 12 CFR 1024.17 ( f ) ( 2 ) ( i ) this is exactly what should happen. Yet {$2000.00} was held in reserve. My escrow account was overfunded by {$5000.00}. At no point was there a deficit. Additionally, all of my payments were made on time which satisfies 12CFR 1024.17 ( f ) ( 2 ) ( ii ). In satisfying this part, they are prohibited from keeping any portion of our surplus as recompense for late payments. Freedom Mortgage claims that the Real Estate Settlement Procedures Act ( RESPA ) requires them to maintain a minimum amount. Unfortunately, this is incorrect. RESPA does not define a minimum account level. RESPA provides guidelines that are rooted in the CFPB regulations. These are the same regulations that I have referenced throughout this complaint. Furthermore, RESPA references 12CFR 1024.17 as a guide to the maximum that may be paid into an escrow account. Per 12CFR 1024.17 ( f ) ( 2 ) ( iii ) we have not entered into an agreement to create, nor fund such a surplus. I have called numerous times to point out the regulations that I see as having been broken. During these calls, I ask them to reference their actions in the CFPB regulations and they can not. I think the mistake they are making falls under the provision of 1024.17 ( c ) ( 1 ) ( ii ). This references the specific maximum that may be paid into the escrow over the course of the year. The key term here is " Paid ''. Under this provision, they may create a cushion by way of monthly payments, not by holding back my escrow surplus. As I see it all three paragraphs in 12CFR 1024.17 ( f ) ( 2 ) have been violated in some way. In summation, I believe 12 CFR 1024.17 ( f ) ( 2 ) ( i ) has been violated in that any surplus over {$50.00} was not paid back to me. I believe that 12CFR 1024.17 ( f ) ( 2 ) ( ii ) has also been violated as no triggering event in this part has been infringed upon, which would allow them to keep my surplus. Finally, I believe 12CFR 1024.17 ( f ) ( 2 ) ( iii ) has been violated in that we have come to no agreement regarding any surplus to be placed into this year 's escrow account by way of keeping my surplus from last year I would certainly appreciate any help that you may be able to provide. I'm not sure what else to do.

Consumer Complaint: Freedom Mortgage Timeline of Events VA Partial Claim XX/XX/XXXX Received documentation saying we were approved for the VA Partial claim Received a letter from Freedom Mortgage dated XX/XX/XXXX saying we were not eligible for VA partial claim XX/XX/XXXX Spoke to XXXX XXXX inquiring why we are no longer approved. Said letters were dated 4 days apart and we are approved for VA partial claim Made several calls ( XX/XX/XXXX, XXXX, XX/XX/XXXX ) to see where the paperwork was. Kept being told due to backlog the paperwork will be sent out. XX/XX/XXXX Received documentation from Freedom Mortgage for the VA Partial Claim dated XX/XX/XXXX XX/XX/XXXX called and spoke to a representative at Freedom Mortgage to inquire about questions we had on the paperwork and if we could have an extension to further review. The representative said we could take time to review the documents. XX/XX/XXXX Spoke with XXXX at Freedom Mortgage about questions we had. He was unable to answer but assured us XXXX XXXX XXXX ( underwriter ) would call us and he sent him a message. Again he said we had an extension to get the paperwork in. XX/XX/XXXX Spoke with XXXX XXXX about the questions we had on the paperwork. Answered the questions about principal and interest. We were then told we had a 1 week extension to get the paperwork in. XX/XX/XXXX Called their notary J & A to get documents notarized and we were told Freedom Mortgage cancelled the notary. When I called Freedom Mortgage I was told it would take 48hrs to reinstate the notary. Told again we had another week extension. Still no mention of the VA partial loan program ending on XX/XX/XXXX XXXX called notary to get documents notarized XX/XX/XXXX got a letter from Freedom Mortgage saying to return the paperwork no later than XX/XX/XXXX XX/XX/XXXX spoke to XXXX from Freedom Mortgage saying we returned the paperwork by their deadline. She assured us our paperwork was being reviewed by underwriting and we should resume making payments and our partial claim was accepted. XX/XX/XXXX spoke to XXXX XXXX we were then told that the VA Partial claim expired XX/XX/XXXX and she never would have told anyone we could have an extension for the paperwork. We were then told because our paperwork was received after the deadline all documents were voided. Options were now loss mitigation. She then transferred us to her supervisor who assured us she would escalate the matter and call us back. XX/XX/XXXX Spoke to XXXX Supervisor XXXX Were told the care team is reviewing our file as of XXXX and still being reviewed. VA declined their request for the VA partial claim paperwork being submitted after deadline. Was emailing her director XXXX. We could do loss mitigation with a higher interest rate. XXXX will work on it and our file is coded for loss mitigation. We will receive a call back in a couple days as both XXXX and XXXX are working on our file. If we do go into foreclosure they can send an email to stop the process. XX/XX/XXXX Received a phone call from XXXX an Independent appraiser from VA to do an appraisal for liquidation. We were in foreclosure. XX/XX/XXXX Spoke to XXXX XXXX reviewed previous phone call with XXXX. Yes what we were told about extensions and no mention of VA deadline were her words teachable moment. Nothing they can do about the foreclosure process. We need to move forward with loss mitigation.

Consumer Complaint: I have file XXXX XXXX back in XXXX. The lender is not part of the XXXX XXXX. I am current with my mortgage payments from the first day. I have never missed any payments or late on it. It just that after I file XXXX XXXX ( credit cards issues ). The mortgage lender stop reporting to the credit bureaus. I am trying to fix my credit score, as a good client, I want to show that on my credit reports, so later on if I ever want to buy a new house it helps. I talked to the representatives regarding this, they denied, they would not do it because of XXXX XXXX even though they are not part of it. Anyways, I want to know if it true or not. They can look at my payment history and see.

I was supposed to receive additional documents to sign in the mail within two weeks I have yet to receive additional documents I've sent this information to last mitigation via email twice I have called and spoke to numerous associates at freedom mortgage and no one can seem to help me or knows what's going on in regards to this issue.
