Consumer Complaint: Freedom Mortgage XXXX https : XXXX XXXX started charging me fees within 60 days of loan transfer. Their customer service told me that their records show that loan got transferred on XXXX. They did not send welcome letter and did not set-up my account until end of XXXX. Late charge was charged without any notification and did not meet federal rule of 60 days. This is clear violation of consumer protection rules and these agencies trying to steal from ordinary consumers should be investigated. Consumer Complaint: Freedom Mortgage is the lender. I have always paid ahead of time for my monthly payments. They changed the monthly amounts due without proper notification. I paid the mortgage but is was a few dollars short because they raised the payment amount. Instead of cashing the check and either passing it on to the next month or contacting me stating it was short, they did not cash the check and reported 30 days late. Not short of proper payment with notification. No one called. No one wrote. There was no way for me to know the amount changed and they refuse to remove the 30 day notice. I have been writing them letter after letter and they refuse to do anything.

Issue: Struggling to pay mortgage

Consumer Complaint: I started to miss payments in XXXX of XXXX because my mortgage had increased by {$500.00} per month. I tried to call Freedom Mortgage to see what the problem was and they never could explain exactly why. They kept flip-flopping between something to do with the property taxes or the insurance. I never got a clear answer. I asked about possible loan modification/repayment options during the early part of XXXX in order to catch up with my payments but was told that they did not offer any of these services. I told them that my friend had received assistant through his bank with an FHA loan but Freedom Mortgage said, sorry, either you pay us the full amount or sell the house. In addition, I tried to refinance but they said no because I was behind. I ended up pulling money from my XXXX in order to reinstate the loan and wired the money to Freedom Mortgage on 8/16/17 which was one day before the sale date. I called Freedom mortgage to let them know and they said that my house would not be sold because I wired the money and they said not to send them any proof because they would review the wire when it came in. I offered to send them a copy of the wire receipt but they said that they did not need it. I assumed everything was ok but it turns out that the wire information provided to me by the bank was erroneous and my wire was rejected because of this. A few weeks after I received a letter on my fence telling me that the house had a new owner and to contact them in order to set up a " cash for keys ''. In a panic, I resent the money to reinstate the loan to them again but they sent me a check back telling me that they would not accept the funds. The mortgage has been reverted back to the lender and every time I try contacting them, they tell me sorry, nothing we can do and are not being responsible for the sale of the home even though I wired the money. I truly believe that the bank is acting in bad faith in that they did n't even bother to postpone the sale date after I notified them of the wire transfer. I have proof I sent the money in on the XXXX. My home was sold unfairly!!

Issue: Problem with a credit reporting company's investigation into an existing problem
Subissue: Their investigation did not fix an error on your report
Consumer Complaint: This summer, the XXXX payment of around {$800.00} dollars on an approximately {$38000.00} mortgage was apparently late because the property management company had a glitch in their system and I was unaware it was going to be late. No one from Freedom notified me one bit. 1. Although Freedom repeatedly asks me for multiple phone numbers, they did n't call either the second or third ones when a payment glitch occurred and a payment was being received late. I now have relatively trashed credit ( XXXX to XXXX and now to XXXX ) due to this failure of Freedom Mortgage to either contact me or remove the bad mark from my credit. My unfixed credit bad mark is the main complaint here. A tiny little loan balance, a failure to notify me properly, and my credit is totally trashed by Freedom Mortgage. 2. Second problem is : I also asked for a clear emailed reponse to the inquiry and never got one. 3. Third problem is that Freedom Mortgage sends me junk mail solicitations and I 've asked more than once for them not to do so. Just got another letter soliciting a second mortgage from me today. I do not trust this company at all. I have had three ( 3 ) mortgages with perfect records for many years. The company has standard hold times of 9-10 minutes, today again. They do not care about me as a great customer with multiple mortgages with them. I 'm shocked to be treated with this kind of disrespect as to both not call me at the numbers and then subsequently to not help fix the issue or accept any responsibility for it. Freedom Mortgage is the worst of the worst companies I 've dealt with as a person who has had many mortgages on homes, both primary and rental properties. Ask yourself if you want to have a mortgage company who takes all your information so they can use that information to contact you if there 's a problem ... of course you do. Freedom Mortgage wants all this information from you so they can solicit you to the max. That 's why they want three phone numbers of yours. Freedom Mortgage 's high level managers and/or board ought to be embarrassed at this style of business. The attached paperwork to this complaint confirms even their own employee ( s ) agree with the wrongdoing that has been done here. Unfortunately they are only the " heat shield '' good people that do n't make the greedy policies clearly evidenced by this situation. Good luck with asking for information ... this company has you " talk to the hand '' as much as any that ever existed. Go with a mortgage company who cares about you and your situation. Business is a two-way street of respect. Avoid Freedom Mortgage on your next loan purchase or refinance. I 've given up after Freedom Mortages standard " 10 min average wait times ''. I 've called about 5-8 times and done by best.

Consumer Complaint: I live in the city of XXXX, and moved in to my house in XX/XX/XXXX. My mortgage company, Freedom Mortgage, required me to open an escrow account to cover my real estate taxes and house insurance when we got the loan. I have never missed a payment, or been late for a payment. On XX/XX/XXXX I was served with a notice from the city that they were threatening to start a sheriff 's sale on my house due to missing real estate taxes. They had already taken out liens against me for underpayment of real estate taxes in XX/XX/XXXX and XX/XX/XXXX. This was the first I was ever notified of this. It had turned out Freedom Mortgage had incorrectly determined the amount of real estate taxes owed on the house, and neither the city nor the mortgage company gave me notice of this. For {$2700.00} under underpayment over two years, I now owed the city {$3900.00} including penalties and interest. Somehow, Freedom Mortgage had figured this out and paid the correct amount for XX/XX/XXXX taxes, but did not take care of the missing balance from the previous two years. I immediately notified Freedom Mortgage about the issue, and they said they would take care of it, and cover the penalties and interest. I spoke to three different customer service agents who told me the same thing, but no one would send me confirmation of this in writing. Freedom Mortgage took longer than they said to pay the tax bill, risking me further legal action with the city. I was forced to hire an attorney to defend myself and my home from the city. Finally Freedom Mortgage paid the bill, but deducted the entire amount from my escrow account, rather than just the portion of the principal, and then sent me a bill saying I needed to pay them $ XXXX to cover my negative escrow balance and keep it full going forward. After hours of the phone, waiting on hold to speak to people familiar with my case, someone told me that " upper management, '' whom I am not allowed to speak to directly, had decided that I should 've notified them about the underpayments earlier so I was responsible for the penalties and interest, even though the city never notified me. When I called the city they said they had been sending my tax bill to the mortgage company. The Freedom Mortgage service rep two weeks ago said they 'd " discuss this further and reconsider '' but then stopped returning my phone calls. I can no longer get hold of anyone senior enough at Freedom Mortgage who can discuss my case. Calls to them take over 30 minutes even just to leave a message for someone who wo n't call me back.

Consumer Complaint: Our mortgage was just transferred to Freedom Mortgage XXXX XXXX, the letter we received stated we needed to send payments beginning XXXX XXXX to them. I had scheduled our mortgage payment through our old lender already and could not be cancelled. I contacted both XXXX XXXX and Freedom Mortgage immediately to inform them that the payment had been sent to XXXX. Both XXXX and Freedom informed us that we had a 60 day grace period for XXXX to send the payment and that it was no problem at all. We are getting daily calls and multiple letters in the mail from Freedom telling us that we are late. We have now received a packet from Freedom asking for all of our financial information, ways telling us all the different ways to avoid foreclosure, a Uniform Borrower Assistance Form. We are completely up to date on payments, there is no reason a mortgage company should be able to foreclose on us. Freedom refuses to contact the company to work with them to get their money. It is completely up to us to figure out how to get XXXX to give Freedom the payment we sent, otherwise, we are going to have this go on our credit and possibly lose our house- over being up to date on our mortgage payments.
