Consumer Complaint: On or about XX/XX/2018 I was notified by our Mortgage lender, Freedom Mortgage that they did not receive our payment for XX/XX/XXXX. I immediately faxed customer care the copy of the cashed check in the amount of XXXX. On XX/XX/XXXX, I received another letter asking for a payment of XXXX. They stated they did not receive my fax or payment for XX/XX/XXXX as well and are now charging me a late fee of XXXX. I proceeded to fax them proof of XX/XX/XXXX and XX/XX/XXXX 's payment. This time they told me they only got the first cover page of the fax. On my end I show that all pages of the fax were received. I have called customer service at least ten times, e-mailed three times and sent information certified letter to two different locations which they signed for. For some reason I discovered that the account number had gotten switched back to an old account number I had with XXXX XXXX when Freedom acquired my loan. I do not know how this happened but I relayed this information to them. They acknowledged they got this information and proof of payment but continue to send me letters with threats of foreclosure and reporting me to the credit bureau. I got into my credit report today and found that Freedom Mortgage has now placed a negative mark on our spotless credit report. I will also be filing a dispute regarding this matter. I am helpless and unable to get this resolve while they damage my credit and threaten to foreclose on our home. It is time to make XX/XX/XXXX mortgage payment and I am frightened they will loose this one as well.

I begin receiving phones call from them indicating that they had not received my payment. I then contacted my bank, XXXX XXXX XXXX and they investigated and concluded Case ID : XXXX, that the payment had been received by them. Then in XX/XX/XXXX I made my second payment XX/XX/XXXX and found out that this company applied my XX/XX/XXXX payment to XX/XX/XXXX. Then they begin calling me for a XX/XX/XXXX payment, on XX/XX/XXXX I made a payment for XX/XX/XXXX and they have applied that payment to XX/XX/XXXX and now are calling for a XX/XX/XXXX payment. In XX/XX/XXXX I spoke to XXXX ID # XXXX @ XXXX who informed me that my XX/XX/XXXX payment was misapplied and that it was found and everything was straighten out apparently it's not and I'm continuously receiving calls for payments that I've already made. Once again my bank is involved and they can't understand what the issue is either considering that they have already provided an investigation into this matter, because once again they're saying that this all goes back to my XX/XX/XXXX payment that they didn't receive.

Consumer Complaint: The complaint is about a payment behind proved and admitted by Freedom Mortgage to be fix today. Freedom mortgage is the correct servicer on my account # XXXX. This mortgage was transfer in XX/XX/XXXX from XXXX. As you will see in the documents attached, There is a claim since XX/XX/XXXX, originally with XXXX servicing time. For the last 2 years me and my attorney XXXX XXXX, have trying hard to engage on a face to face meeting with XXXX and they have ignored us, some inquiry was responded with a completely different content than the inquiry subjects. I sent RESPA letter register, that was never answered, Certified letters, numerous phone call without results. I enclosed the letters as reference to show my attempts to solve the situation without success. Freedom Mortgage at beginning was engaged in analyze the documentation and work with me, analyzing the documentation. After they admitted that the documents I submitted show no payments behind, they told me that XXXX contact the XXXX to they transfer XXXX credit XXXX the payment to Freedom Mortgage. I try, but the answer from XXXX to my calls was negative due to they state that they weren't the servicer on the account and I should contact Freedom Mortgage. After spoke with XXXX XXXX my attorney, who told me that the responsibility for the account rely on the current servicer, we contact Freedom Mortgage ( XX/XX/XXXX ) from XXXX XXXX office, spoke to a supervisor name XXXX ID XXXX. After a explanation the situation, and that my intentions was to pay if I old, otherwise Freedom Mortgage should correct the account and make it current, and clear my credit report proportional to the time the error was sustained. We request a " face to face " meeting in any Freedom Mortgage branch in NJ. It was granted by XXXX and he generate a TICKET for the meeting be arranged and told as that we should receive a call and a email with the date and local for the meeting no later than XX/XX/XXXX. On XX/XX/XXXX, no contact was made, I call Freedom Mortgage to found out, and have been told that the meeting request was dismiss due to the loan do not qualify for a face to face meeting. I report to my attorney the answer and he was about to sent a certified letter to claim a solution. Next morning I call Freedom Mortgage again and after severals calls, the last one, after the representative statement about that call was recorded for training purposes, I asked him if I could record the conversation to and he say YES, and I did XXXX file attached ), after explain the matter over, I got ta a hold on gentleman name XXXX ID XXXX from Special Handling Department. He was very kind and start analyzing with me the documentation I sent in, after some times placed in a hold for documents analyses, he finally came with a solution. In accordance with XXXX ID XXXX, the error occur in XX/XX/XXXX, when XXXX apply my XXXX payment direct to the principal ( showing on XXXX Detail History attach ), in accordance with him, the payment should be reversed to the account, deducted from the principal ( {$2200.00} ) and complement with the {$780.00} unapplied funds in the account, it make one month payment {$2600.00}, that should correct the error. As he also informed me in the same conversation XXXX audio file attached ), the fees pertinent to the error should also be voided and in regarding to my credit report, it would take a little more time, due to, it should be sent to the credit bureaus in writing, erasing negative records back to XX/XX/XXXX. He gave a date to the modification be effective XX/XX/XXXX. It was great was the solution for 2 years of fighting to solve the problem and finally I had it RESOLVED. XXXX XXXX XX/XX/XXXX XXXX, I received a call from Freedom Mortgage rep. trying to collect the past due amount. I proudly explained to him that the dispute was resolved and it should be a note or the entire correction on his screen. He look at ready the ticket contents back to me, it was matching the above outcome made by XXXX ID XXXX, but he could not see the correction made, he ask me for hold, couple minutes he came back and told me that he was about to transfer me back to XXXX ID XXXX. XXXX came and apologize that his outcome could not be effective, due to it was so far behind, the company see the error but can't correct it, unfortunately my account will continuing behind, nothing they can do about. Honestly, I do not understand what kind the business this company are doing, they look like don't have a respect for the Law and the regulations. Resuming, they admitted the error exist is point to the date it occur XXXX XX/XX/XXXX XXXX but can't be fixed., AMAZING!!!!! Also I am officially place a complain against XXXX, under the accusation of predatory lander. XXXX " Detail History '' is a mass, they adding and subtract numbers to confuse and hide the illegal withdraws on scroll account and to hide others disbursements. Look at the history line by line and see if you can follow it up! XXXX against RESPA regulations made several withdraws on the scroll account 3 months some time 4 months in advance for pay taxes. I only discover it, when wasn't no place to look for the error. I realize that analyzing only the XXXX Detail History, wasn't real anything. I decide confront their dates with the City of XXXX Taxes Office XXXX XXXX XXXX XXXX XXXX ) than find that the scroll analyses was fake, they was drawing money anticipated ( they may are doing it with many customers, and applying the money ). This drawings unbalanced the account creating deficits and the necessity of increase mortgage monthly payments to cover their unlawful draws. Consumer Complaint: Freedom Mortgage had just began servicing my loan in XX/XX/2017, which I have had for several years. Within 1 month of having my loan, they stated I had an " Escrow Shortage ''. I was going to be short several thousand dollars, and my payment was going up {$140.00} per month. Again, I have had this loan for several years, and currently have 4 other mortgages on investment properties. So I checked with my insurance company and the county tax office about significant increases. I then called Freedom Mortgage multiple times of the next months, to try to get it figured out, and I got absolutely nowhere with approximately 10-15 phone calls. I have recently filed a complaint with the NC Banking Commission, to which Freedom Mortgage 's response was they paid a non-existent Insurance policy, meaning they ( Freedom Mortgage ) paid XXXX XXXX insurance, money out of my escrow account for an insurance policy that I had absolutely nothing to do with. I have never had XXXX XXXX as an insurance provider. They have not received a refund for this payment, therefore my Escrow Account is in shortage. So, after months and months of no response from Freedom Mortgage, my payment is still {$140.00} more than it should be, due to them paying another insurance policy and not receiving the refund.

Consumer Complaint: New mortgage company we have, Freedom Mortgage, took over mortgage on XX/XX/XXXX. They said we need flood insurance even though our neighborhood is elevated and built on sill. Was told to get flood insurance in 45 days or they would buy it for me from their own insurance company -- and promised it would be expensive. They also said they would not accept an elevation certificate, but a LOMA from FEMA which can take over a year to get. The Flood Plain manager for my city said that is ridiculous -- LOMAs are based on the elevation certificate. There is no way to get a LOMA in 45 days. I bought flood insurance in the meantime. Thought that would be the end of it. It takes 30 days for flood insurance to be active. I get another letter on XX/XX/XXXX that reads, and I quote : " We will charge you for insurance we plan to buy for XX/XX/XXXX to XX/XX/XXXX '' and that the insurance they buy " will cost an estimated {$570.00}, which may be significantly more expensive than insurance you can buy yourself ''. HOW can you buy insurance retroactively??? When I asked my flood insurance company if I could buy insurance for months already passed, they told me it was illegal.

Consumer Complaint: I am trying to make additional payments against the principal on my mortgage with Freedom Mortgage, the servicing company. This is a new mortgage ( XX/XX/XXXX ). I make the normal monthly payment directly to them via EFT from my bank. This monthly payment is for servicing the principal, interest and escrow. I tried to make an additional payment directly against the principal by sending a check. The check was notated to indicate I wanted it applied to the principal. I sent the check with a letter of explanation that the payment was for servicing the principal only. After Freedom Mortgage received the letter of explanation with the payment, they recorded it as " unapplied funds. '' Unapplied funds are held until there is enough to submit a regular payment to service the principal and interest. When I saw this on my statement, I called to request an explanation. I was told that in order to make a payment against the principal I would either have to use their web application and provide payment method information or call every time I sent a check and request verbally that the payment is to be applied to the principal only. The representative that relayed this information was XXXX, ID # XXXX. The date and time of the call was XX/XX/XXXX at XXXX. The online web application does not allow principal payments only. Rather you have to use their application to submit a principal payment together with the regular payment. To do so one must provide payment method information ( bank account, credit card, etc ). As I stated, I service the mortgage via EFT from my bank account. This business practice seems to intentionally make it difficult for a consumer to make a payment against the outstanding principal balance. This is evident in their web application intentionally omitting functionality that would allow a consumer to make a principal payment only. The other issue I have is that they do not openly disclose this, rather the consumer has to proactively engage the company to discover this practice. Because of not applying the amount to the principal as I instructed in writing, I incurred additional interest on an outstanding balance that should have been reduced by my payment. Is this behavior from freedom Mortgage compliant with the existing consumer protection laws?

This property was purchased/owned under the maiden name. XXXX XXXX XXXX XXXX confirmed that a payment was made by XXXX Mortgage. XXXX XXXX XXXX XXXX XXXX confirmed that overage payment was made by XXXX Mortgage. The new property owners also paid tax payments on that property XXXX XXXX TX XXXX ). There is now overage in payment to property XXXX TX XXXX. Please see Deposit No : XXXX ( Freedom Mortgage ) for the XXXX XXXX Tax Receipt. Attached are both receipts that confirm there was payment made to wrong property address that is not owned by applicant. This property address belonged to applicant and was sold on XX/XX/XXXX. Both parties XXXX Tax offices XXXX informed applicant that XXXX Mortgage would have to apply for refund of this incorrect payment, as they are not able to refund to the applicant since she did not make disbursement. Please see account XXXX : XXXX that was associated with applicant 's for the property of XXXX TX XXXX. This is currently affecting her Escrow analysis and has placed applicant 's in an overwhelming debilitating financial situation that may foreclouse her home when she can not meet new mortgage payment. Please see attached receipts ( Spring Branch XXXX XXXX XXXX - {$4700.00} and XXXX XXXX XXXX XXXX XXXX XXXX Assessor {$4400.00} ). For a total of {$9200.00} multiple phone calls and converstations with Tellers from XXXX Mortgage have been made : Faxes producing Deliquent Bills from XXXX XXXX were sent to XXXX Mortgage on XX/XX/XXXX and XX/XX/XXXX.
