Consumer Complaint: On XX/XX/XXXX I submitted to Freedom Mortgage a Notice of Appraised Value from the XXXX County appraisal District. to notify them of the tax value increase from the prior year. This home was a new construction and had not yet been taxed on the improvements. I sent the document in in order for Freedom Mortgage to do an escrow analysis and increase my payments so I would not be short in the escrow account at the end of the year. I wanted to make a payment to bring the shortage current and then have my payments adjusted higher in order to get to what the payments should be. However they refused to adjust my payments this was found out by a phone call on XX/XX/XXXX. I called since I had not received documentation on the outcome of the escrow analysis only to find out that they were refusing to re-evaluate my payment. I want to get this correct so it does not financially impact my family negatively. I know the account is short and I know my payments are too low, I do not want them to increase the payment by {$1000.00} at the start of next year because they refused to do the escrow analysis this year. It would be a great burden on my family and we would have to sell the home.

I have contact them several times over the phone, but they do not seem to be changing their process or it keeps reverting back to future interest. I feel that I am being defrauded and I suspect they are doing this to many other people. I copied my statement. Please note the " Interest Paid to Date '' is far into the future. Its conveniently buried in the statement.

Consumer Complaint: Property tax exemption was approved XX/XX/XXXX by City tax assessors office. Loan was transferred from XXXX to Freedom Mortgage on XX/XX/XXXX with an escrow surplus. Made numerous phone calls to XXXX prior to transfer of loan, but to no avail. XX/XX/XXXX emailed Freedom Mortgage Customer service regarding escrow refund. XX/XX/XXXX received a generic email response referring us to " Your Loan Transfer - FAQ '' on their website. XXXX with Freedom Mortgage representative on XX/XX/XXXX & requested escrow refund, in amount of {$5100.00} -- she asked we send proof that we were tax exempt - emailed copy of tax exempt letter. XX/XX/XXXX Spoke with Rep Id # XXXX in regards to tax exempt letter submitted - said target completion date was XX/XX/XXXX. Spoke with Rep. Id # XXXX on XX/XX/XXXX, notes per escrow dept ... '' our research found that your account is not being escrowed for your property taxes, but for your homeowners insurance ''. Rep. said that escrow analysis can only be run within 90 days of acquiring loan. Called back on XX/XX/XXXX - Rep. Id # XXXX, says since they acquired the loan, escrow analysis could be requested at 60 days. Rep ordered analysis, said the target completion date XX/XX/XXXX. XX/XX/XXXX spoke with Rep. Id # XXXX, claims pending tax research and unable to do escrow analysis at this time. - - - - - Requested to speak to supervisor ... ID # XXXX. Supervisor said that escrow was done on XX/XX/XXXX BUT had not been " downloaded in the system ''. That it may take a few weeks. In a nutshell ... getting the run around, Freedom Mortgage holding our money for no reason and seem to be stalling on processing a refund.

Consumer Complaint: I'm submitting this complaint due to what I believe is a predatory lending scheme perpetrated by Freedom Mortgage. I first purchased my home in XX/XX/XXXX using a VA loan. I refinanced several months later to a much lower interest rate and mortgage payment offered by Freedom Mortgage : from 4.125 % to 3.25 %. My original mortgage payment with Freedom Mortgage was $ XXXX/month. Several months later, I received a supplemental tax bill from my local tax assessor for the taxes due as a result of the reassessment of my home 's value. Freedom Mortgage agreed to pay it and informed me that my payment would increase for 12 months to $ XXXX/month ; an increase of $ XXXX/month, which I completely understand and was fine with. Last month, I received a billing statement from Freedom Mortgage showing my monthly payment is increasing to {$4300.00} per month in XX/XX/XXXX! I was expecting my payment to return to the original amount of $ XXXX/month, so I was shocked when I received this. I immediately called and sent a follow up email. Their response was simply that my property taxes and property insurance went up. To be clear, my property insurance only went up by around {$20.00} per month, so that is a non issue. The bottom line, and why I'm filing this complaint is this : Freedom Mortgage failed to perform their due diligence when they assumed this mortgage from the previous lender, or they engaged in a bait and switch tactic. They know the sale price of my home, and they should also know the property tax rate for my area in California ; especially given the fact that property tax rates in California have been capped at 1 % due to Proposition 13 since XX/XX/XXXX!. They simply took the amount the previous owner had been paying for property taxes, based on a much lower recorded property value, and plugged that into their equation. This is either an egregious mistake on their part, or as I stated, a form of predatory lending. Either way, my monthly mortgage payment has increased from {$3300.00} to {$4300.00} over the past 18 months or so ... .an increase of over {$1000.00} that I can not afford! Please investigate this matter and help me out. I was directed to this site through the VA Home Loans Assistance website, so I'm sure I'm in good hands. Respectfully, Disgruntled U.S. XXXX Veteran

Someone had my debit card with PIN number than used it but I had my card on my possession the whole time, this happened in XX/XX/XXXX and the bank froze my account XX/XX/XXXX and XX/XX/XXXXwhen the mortgage company tried taking money from my account it was declined because my bank froze my account till further investigation they said. I wrote to freedom mortgage to get the2 missed payments in XX/XX/XXXXand XX/XX/XXXX out of my credit bureaus and they refused, I sent them all the proper documents needed. This was my last way of resolving my negative items.

Consumer Complaint: We were affected by Hurricane Irma and were in forbearance based solely on location of mortgaged property ( XXXX, Florida ) which was in a PDMDA. After the forbearance period Freedom Mortgagee must offer Rate and Term modifications at the conclusion of the forbearance period based on the criteria found in Handbook 4000.1 III.A.3.c.iv. ( C ). Freedom never did this. They immediately began assessing late fees and reporting a delinquency to the credit bureaus.

Consumer Complaint: I requested a loss mitigation review for a modification to help bring my account current. The correspondence between the loss mitigation team at Freedom Mortgage and myself has been slacking. First, I have not received the acknowledgment letter that was supposed to be dated within 5 days of receipt of my documents advising me of the missing items. Yes I received a call, but they stated a letter was sent out. I advised them that I was at work, unable to write things down as I operate construction vehicles ( dozers, etc. ). They said no worries basically because this letter was supposed to be sent out. NEVER RECEIVED IT. I know according to the CFPB and OCC regulations, they are in violation of notifying me of my missing information. Number 2, Just 2 days ago, I finally received the SPOC letter advising me who my contact was. This should have been sent to me as soon as my documents were first reviewed. Not 3 weeks later. I am aware of the regulations and compliance rules/laws. 3rd issue, I was advised my 4506T form was incomplete, when I review the sample provided verses the one I submitted, EVERYTHING is filled out correctly. This is alarming to me, as I now feel that Freedom Mortgage staff might not be able to review the documents in the proper manner. How do I know they will calculate my income, expenses, and review all the rest of my documents correctly?

Consumer Complaint: I am a first time homeowner. I purchased my home with Freedom Mortgage back in XX/XX/XXXX. I was on-time with my payments until I got a notice in the mail in XX/XX/XXXX stating that I had an escrow shortage and that my payments would almost double if I did not send a check in for the shortage. My taxes were wrongly assessed, as I did not file for legal residence in my county before XX/XX/XXXX. This put me in the 6 % tax bracket for my home instead of the 4 % that I was originally placed in when purchasing my home. On XX/XX/XXXX, I filed the necessary paperwork to claim legal residence and get my property taxes reassessed. I let Freedom Mortgage know that this was the case and stayed in contact with both them and the tax assessment office. On XX/XX/XXXX, I received paperwork from the tax assessor 's office, which contained my updated/corrected taxes for this year. I sent this to Freedom Mortgage and contacted them regarding this issue. I contacted Freedom Mortgage this week to check on the status of my escrow and tax issue. The representative let me know that they have an estimated finish date of XX/XX/XXXX to get my escrow account corrected in order to bring my mortgage payment back to its original amount. Freedom Mortgage will not escalate this ongoing issue unless they do not have it corrected by XX/XX/XXXX. I have not been able to make payments since this all started back in XX/XX/XXXX. This, of course, has been an ongoing issue for almost three months with my mortgage company, which is absolutely astronomical. I will NOT go into foreclosure or file bankruptcy because of a mistake that my mortgage lender refuses to fix in a timely manner.

Consumer Complaint: Freedom Mortgage acquired my loan, which was originally held with XXXX. While my loan was held with XXXX ( from the start ) I had automatic withdrawal set up on my account. My payment history was impeccable being that the payments were on auto withdrawal. Unfortunately, when the acquisition of my loan took place ( from XXXX to Freedom ) XXXX cancelled my automatic withdrawal. This cancellation caused my loan payments to default. Details I had no idea the acquisition of my loan took place, and I also had absolutely no idea the automatic payments were cancelled. Up until XX/XX/XXXX I was operating under the impression everything on my loan was the same as it had always been. I ONLY became aware my loan was in default because I received an alert from XXXX credit bureau stating my score had dropped over 120 points ( based on missed payments from this loan ). Upon receiving the alert from XXXX I called the number provided on the credit bureau, which is when, I became aware XXXX no longer held my loan. Once getting in contact with Freedom Mortgage I was able to sort things out. I immediately paid the outstanding balance, and brought the account current. Some facts regarding the failed communication need to be put in consideration. I moved out of the property XX/XX/XXXX. Upon moving I had a savings account ( outside of my other personal and business accounts ) set up for this payment. At that time everything on my account was as it should have been excellent payment history, auto withdrawal was in place etc. The fact I had a separate account for this loan is the reason I didnt notice the payments had stopped. Furthermore, due to the fact I no longer lived at the property I never once received a letter or call relating the loan acquisition/cancellation of my autowithdrawl for payment. See attachment for communication notes your representative provided me. Per the notes in the attachment youll see mail was listed as returned to sender and there was no contact made via phone- they had multiple wrong numbers and called them multiple times. Again, had there been any communication this wouldnt have happened. Ive also attached my credit report to highlight the negative reporting that needs to be removed. This horrendous scenario is product of failed communication due to a business acquisition ( Freedom Mortgage and XXXX ) I had nothing to do with. My credit was XXXX prior to this incident, and now Im facing potential business hardships with the drop in my credit.
