Consumer Complaint: I requested the private mortgage insurance be removed since I am now at less than 80 % loan to value based on the original appraisal at the time the loan was refinanced. I was sent a letter that I can't have the pmi removed until I obtain a new appraisal or the loan reaches a loan to value of 75 % The letter I was sent regarding the removal of pmi was different than the terms I was sent from the original lender indicating I would have it automatically removed at 78 % The loan is a 15 year fixed and would be at 78 % based on a normal amortization period in 4-5 additional months which is the same as paying for a new appraisal from their vendor The loan was closed in 2016 and they didn't indicated I was now subject to the Homeowner 's Protection Act of 1998

Whereas you have received payment your demand for payment and a late fee is not valid, any late fee imposed is fraudulent. Whereas the bank has verified that the moneys where deposited/transferred in to Freedom Mortgages account in XXXX, XXXX and XXXX your actions are harassment, your threats are counterproductive. As your demand for payment letter was not mailed on XXXX XXXX assuming 3 days for mail we conclude the letter was not mailed tell the XXXX of the month at the earliest. Based your customer service over the years and after speaking with your customer service and being refused to be allow to speak with a supervisor it is clear that your company is not customer oriented. Based on you letter and your actions it is your goal to force property in to foreclosure to incur fees, cost and other amounts that you see fit to impose. Of note XX/XX/XXXX to XX/XX/XXXX is 31 days not 33 days. Please provide in writing your plan to prevent further miss placement of funds.

Consumer Complaint: Our mortgage was sold to Freedom Mortgage and shortly after that we sold our home. The process of getting documents and receiving refunds has been horrible. I was charged a fee to obtain my payoff amount, which is probably standard but when we closed before our estimated date, the loan was overpaid by the few days of interest. Because we " OVER '' paid our mortgage they charged us a {$16.00} fee! Why would there be a fee for over payment? To make matters worse, it was a cash sale which funded immediately. From that funding and over payment, the principal balance was paid, interest was paid, and then the extra payment was thrown into escrow. After we received the notice that the transaction was fully funded from the closing company, I contacted Freedom Mortgage to ask about the release of our escrow account and was told it would be almost a month before they would release it. The reason, to ensure funding went through and all fees and interest were collected. I was online looking at my account at the same time as I was talking to the representative and it showed " Paid in Full. '' I mentioned this to the rep and was told there would still be fees to adjust. My complaint is how do you charge a fee for over payment and then not release my money that I have paid in even after the loan was paid in full?! It is a scam to earn interest for as long as they can and get " fees '' any way possible. I would NEVER recommend Freedom Mortgage to anyone and have been very verbal about my situation.

Consumer Complaint: We have reached out to Freedom Mortgage several times regarding the Private Mortgage Insurance placed on our mortgage loan. Every call has been recorded according to their disclosure with the initiation of our conversation. Our current Loan to Original Value Ratio is 78.8 %. We have had two conversations with their mortgage brokers where we were told that we could send a letter to request the removal of the PMI, but it really wasn't necessary because it will drop off in " XXXX '', which is in 2 months. So we sent the letter and was told that we have to have another appraisal. This costs {$500.00}. Our thought process is why should we have another appraisal when we have two months left? We can use this money toward our principal. Well after several more conversations : XX/XX/XXXX I spoke with ID # XXXX and was disconnected. I called back and spoke with XXXX @ XXXX on a recorded line. I was told " qualifies for PMI removal scheduled to drop off by self. '' Loan meets 2 requirement. Then he stated we had to be @ 75 %. They are not providing a logical reason to us that makes sense for why we are still having to pay PMI. Our original disclosure statement for PMI states that the PMI will automatically terminate when it reaches 78 % .They have this date scheduled. However, even if we reach 78 % prior to this scheduled date, they refuse to drop the PMI without an appraisal, which is not listed in the section discussing automatic termination.Today I called and spoke with XXXX ID # XXXX, she refused to allow me to talk with some in PMI and said that they do not take direct calls. I then was sent to her supervisor, XXXX ID # XXXX and was told that the PMI would not be removed before XX/XX/XXXX without an appraisal. We are not sure of why we had to have PMI in the first place because we put down over thirty thousand dollars when we bought this house. Please help. Thank you.

Consumer Complaint: I was under forbearance due to hurricane Irma and called every month asking status of the cap an extend. I was told dont worry about it and it was still being approved and their backed up. I stated I wanted to start making my payment and was told not nessary. Then after 8 months was told va approved it if freedom mortgage did two things. They refused so it was not approved and I was told I owed XXXX right now and they reported on my credit. I argued that they need to give me 30 days to make some arrangements. After a lot of arguing and filing a complaint with cfpb they agreed to payment arrangements and removed off my credit. I have made every agreed payment and now half way thru the agreement they started reporting on my credit reports that Im late and its not correct. I have made every payment as agreeded. The refuse to remove it again. This is unfair to me and still seems as it has all along as predatory lending and they are trying everything to get the house. I have XXXX payments left under the agreement and they are damaging me by in correctly reporting that I have not payed as agreed and am delinquent.

Consumer Complaint: The issue is summarized in this letter I am sending to Freedom Mortgage via certified mail : Dear Mr. XXXX XXXX XXXX, I appeal to you for resolution of this grievance as satisfaction could not be obtained from your customer service representatives despite much time sacrificed to that cause. In the 10 years I have held this home mortgage never has a payment been missed, never late. I have assured this with automatic payments. In XXXX of this year my payment amount increased by {$25.00} due to a tax increase. This incidentally coincided with an extended family vacation. Upon return I learned that my on-time XXXX payment had not been credited to my mortgage but instead held in limbo and a {$73.00} late fee applied. All because of this {$25.00} discrepancy. Despite the unfairness of this, I was willing to write it off to unfortunate circumstances, pay the late fee and move on. That is, until I received notification that you had reported my payment Past Due to the credit reporting agencies. This damage to my creditworthiness with its potentially wide-ranging consequences is unjust and unacceptable. My loan payment was not late. The amount more than covered the principle and interest payments due. The trivial escrow balance in no way justifies this disturbing and damaging course of action by Freedom Mortgage. I am requesting restitution from you in this matter through 1 ) immediate correction of the derogatory credit reports and 2 ) application of the {$73.00} late fee to my principle balance.

Consumer Complaint: Freedom Mortgage bought our loan from some other lender, why don't we get a say in this? But the real problem comes with our tax escrow check being held while we are exempt from property taxes. In XX/XX/XXXX of this year we finalized our XXXX XXXX XXXX veterans exemption with our county assessor. In Illinois I am exempt from property taxes. Freedom Mortgage paid the taxes to our county and the county refunded the funds back to them in XX/XX/XXXX, it is almost XX/XX/XXXX now and they are still holding our check! My wife has made approximately 20 phone calls with no real results. She eventually got the " privilege '' of speaking with a manager, who basically lied to her stated that he/she was going to take care of this and now he/she will no longer respond to our calls! Why would they need to hold my money for over two months? This is XXXX XXXX and i have been a XXXX Veteran for more than a decade. I have alot of time on my hands and I will copy and post this complaint to every website out there until I get MY MONEY back. Freedom Mortgage, you know how my address, I will be checking the mailbox ... ... ..

Consumer Complaint: For the month of XX/XX/XXXX and XX/XX/XXXX I made my payments ( XX/XX/2018. {$1600.00} ) ( XX/XX/2018 {$1600.00} a XXXX dollar fee was charged for paying over the phone ) accordingly to my statements, Mortgage company ( Freedom Mortgae ) is stating I havent made my payments. I sent them all the necessary paperwork work, bank statements, personalized letter from my institutionincluding my institution calling them on a three way call confirming my payments and they still havent fix the problem and say I still owe the month of XX/XX/XXXX. I sent my XX/XX/XXXX payment and they applied it to my XX/XX/XXXX payment still stating I am missing a payment. I have called multiple times have coopaerated with all the information they need and they still havent fix the problem. Every time I call is different people to whom I have to explain my situation and spend hours on the phone on each call. I have asked to talk to supervisors they say they will return my call never returned a call. There was a stop payment on XX/XX/XXXX for a check because I was concerned they hadnt received my XX/XX/XXXX payment on time ... so Freedom Mortgage adviced me to stop payment on the check and call back the same day and pay on the phone which I did ... they are claiming I put a stop payment on my XX/XX/XXXX and XX/XX/XXXX payments which I only did for the check I made on XX/XX/XXXX, I called back and made the payment over the phone and they gave me a confirmation number. The money was withdrawn from my account by freedom mortgage. My statement shows the stop payment for the check only, the other two payments were made. No where in my statement states that I put a stop payment on my XX/XX/XXXX payment ( paid over the phone ) nor my XX/XX/XXXX payment ( paid over the phone ) the only stop payment that states is the check I made for XXXX ( check # XXXX ) this is shown on the end of my XX/XX/XXXX statement. I have spoken to multiple people ... XX/XX/XXXX talked to XXXX Id # XXXX she said by XX/XX/XXXX everything should be revised and fixed. Talked to XXXX Id # XXXX he put in a request for a XXXX to call me back no manager ever returned my call. Nothing was fixed by XX/XX/XXXX. XX/XX/XXXX spoke with XXXX id # XXXX we were on a three way call with my bank her name was XXXX, she answered all of XXXX questions. She said she has to put in a request to research check # XXXX for the amount of XXXX I never made a check for that amount nor that check number. She said she would call me back once she had an update on my situation, she called on XX/XX/XXXX and left me a message to call back when I called back they werent unable to get a hold of her I spoke to XXXX # XXXX he then transferred me to XXXX id # XXXX ( shes in collections ) she said everything was resolved when I asked her about why does it show that I still owe for XX/XX/XXXX when I sent the check and I carried the check she said they hadnt received it yet, I also questioned the fees she said she was going to put a request to review and haves them waived ... after I got out of the phone I confirmed from the bank they had charged the money on XX/XX/XXXX, they had applied to my XX/XX/XXXX payment. So now theyre saying I still owe XX/XX/XXXX. I spoke to XXXX Id # XXXX now she says the target to get everything fixed was XX/XX/XXXX I asked to speak to a manager again no one was available she was finally able to transfer me to a supervisor XXXX whom I explained the situation she said she was going to talk to XXXX and XXXX to get an update and that she was going to give me a call by the end of the day ... I wanted all day no call and today XX/XX/XXXX didnt receive a call from them either. Like I have explained to them I have a son with a XXXX who requires all my attention. Honestly I spend so much time talking to people on the phone explaining all my situation and being on the phone for more than an hour.
