Consumer Complaint: On XX/XX/XXXX we closed on a refinance of our primary residence located at XXXX XXXX XXXX XXXX XXXX, XXXX, GA XXXX. The outstanding loan amount was about {$89000.00}. We always paid our mortgage on time, never was late. In XX/XX/XXXX/XX/XX/XXXX our home was destroyed by fire. Our insurance company XXXX, cut us a check to payoff the mortgage and to begin to rebuild our home. The check amount was {$260000.00}. We ( my spouse and I ) had to endorse the check on the back and send it to the mortgage company to pay off the balance. In turn the mortgage company, Freedom Mortgage, sent to us the difference of the mortgage owed to them. The remaining amount is being used by us to begin rebuilding our home. The amount sent to us was {$170000.00}. However since XX/XX/XXXX, we are receiving calls from the mortgage company stating that our mortgage is due and we owe them a payment. The latest representative has called us and threatened to begin the foreclosure process. The loan should have been paid off with a balance of XXXX. When talking to the representatives, they state that the records show we owe over {$80000.00}. That is not possible, because we received a check for the difference of what we owed on the loan. I have attached a copy of the check showing it had cleared the bank.

Issues began, XX/XX/2018, a payment option was offered to make bi-monthly payments to split my mortgage in half to assist to my financial situation at the time. As such, my mortgage payment was split from {$1600.00} to {$820.00} bi-monthly on the XX/XX/XXXX and XX/XX/XXXX, as agreed with the agent and my pay check schedule. However, in XX/XX/2018, a payment of {$3200.00} was paid in full to start the process of bi-monthly payments. Unfortunately, when XX/XX/XXXX came around my bank account and mortgage account numbers don't match and are different from what you have on file. At this time, I am requesting that someone please assist me with this issue. As of XX/XX/2018, I contacted Freedom Mortgage for assistance but this has been to no avail. I am in foreclosure and in default at this time and concerned that I will become homeless because funds have been inappropriately applied and I have received no assistance from the mortgage company to help me resolve this issue.

Consumer Complaint: On Friday, XX/XX/2018 at XXXX, I received a call from my mortgage company Freedom Mortgage . The rep explained that there was an alleged shortage in my escrow and that they were planning on increasing my monthly payment by nearly {$100.00} each month. They had done this very same thing last year though nothing whatsoever had increased, including my taxes. This year, I changed my homeowner 's insurance company which increased my total insurance charge by {$200.00} for the entire year. Having researched this on Saturday, XX/XX/2018, I called Freedom Mortgage back and explained that there was no justification to increase my mortgage by {$1200.00} annually for a simple {$200.00} homeowner 's insurance increase. I further explained that I would be comfortable with them raising it by {$17.00}, which is {$200.00} divided by 12 months ( the {$88.00} visible on the attachment was a one time charge for a different insurance company that I quickly dropped and that {$88.00} should not play any part in the annual increase calculation ). Their response was that they want to implement a buffer, which I declined when I originally opened the mortgage. When I asked the rep if my original choice to opt out of a buffer should stay in place for the life of the loan, he gave a non-answer and said " technically yes but no. '' He went on to say that Freedom Mortgage had miscalculated the escrow and they had paid out more in previous years as a result. Since my mortgage is 5 years old, I explained that they should have caught their error years earlier and that it is not fair to penalize me for their bad math. It was their mistake, not mine and I should not be obligated to correct their error which lasted several years until they finally caught it.

Consumer Complaint: My property taxes were not paid and I received a tax delinquency notice from the Municipality of XXXX which assessed additional penalties and fees. I contacted my mortgage company who paid the taxes in full on XX/XX/2018 in the total amount due for the year {$1800.00}. I requested an escrow statement and received the same. I noticed that on XX/XX/2018 a tax payment of {$1200.00} was deducted from my escrow account. I spoke to my mortgage company who stated that the payment was made to Municipality of XXXX. I contacted the Municipality who stated they did not receive the payment and have no record of the check. I requested that Freedom Mortgage, my mortgage company send me a copy of the check to take to the Municipality so they can research. I was told a copy of the check would be sent to me via email by XX/XX/2018 and I also requested a copy be mailed to me. I have not received either as of today and when I contact my mortgage company, they keep stating that the check was sent to the Municipality of XXXX, but will not provide a copy. {$1200.00} is missing from my escrow account and my mortgage company will not give me a copy of the check or an explanation of where the money was sent. As of XX/XX/2018 I received a notice from Freedom Mortgage that I have an 'escrow ' shortage and they increased my payment by {$46.00} monthly to make up the shortage. I should not have an escrow shortage and want the {$1200.00} put back in my escrow account or returned to me.

Consumer Complaint: Hello, Freedom Mortgage has made this process diffcult to say the least. I have been working on a loan modification for the last 12 months and yet to receive a decision. I have worked with my housing counselor to get all the required documents to the lender yet they still say they need more up to date documents. I submitted my bank statements that were generated by my bank for the last two months. Freedom said they could not take the bank statements because it wasn't a full month meaning showing 1st day of the month through the 30th day of the month. My statements run from the 15th through the month through the next month. We were told that it was a FHA requirement which it isn't. Any document I submit, there is always a problem. They have made my family 's life a living hell the last 12 months XXXX XXXX

For over a month we have been working to modify my mortgage. I started to receive notices from multiple attorney 's offices stating that my home was going to be foreclosed on. I reached out to XXXX for guidance and they stated that my home was up for sale on XX/XX/XXXX, and that Freedom Mortgage was reviewing my case and paperwork. A few weeks ago I started receiving mailings about a XX/XX/XXXX Auction with XXXX County Court. I reached out to XXXX again, they stated after speaking with Freedom Mortgage that they were still reviewing my case and the sale date was still XX/XX/XXXX. I still, at this point had no correspondence from Freedom Mortgage. I reached out to a Bankruptcy attorney to clarify my status and they confirmed the XX/XX/XXXX auction. Had I not filed Bankruptcy THIS AFTERNOON, I would have lost my home. The sale date that Freedom Mortgage was giving, was a week later than the actual sale. Consumer Complaint: Multiple Complaints:1 ) payment information is misleading to the consumer - Loan is paid in full and automated phone system and online system still shows a payment due on XX/XX/XXXX. 2 ) The fees charged for payoff letters are excessive. {$30.00} is ridiculous and was charged for them multiple times in a 30 day period. 3 ) Escrow and details of loan and payments need to be easy to see online, NOT JUST WITH PAPER STATEMENTS. 4 ) last but to me the most important is an issue with them reporting a 30 day late when I did make a payment online before the 30 days - there was a technical problem with it going through and I wasn't notified in time to fix it before the 30 day mark and they won't fix it on the credit reports. I have NEVER had a 30 day late on my mortgage since inception and they can see that. The property was under contract waiting for closing so I was making payments after the due date but paying the late fees accordingly. I also paid AS SOON AS I KNEW about the problem - I called and submitted written requests for them to correct but was denied multiple times. I think this is wrong. This error dropped my credit score over 250 points overnight. This loan was with XXXX and I never had an issue until it was sold to Freedom Mortgage in XX/XX/XXXX.

Consumer Complaint: Below is the letter I sent to Freedom Mortgage to dispute a 30-60 day late they reported to my credit report. When I initially called them about this issue, I was told by one of their representatives that if I sent this letter along with the supporting documentation from my bank, that they would gladly remove the 30-60 day late from my credit report. I have the audio recording of their rep saying this because I record all of my calls. That same day I faxed over this letter with the supporting documentation from my bank to begin a formal dispute with Freedom Mortgage. Freedom Mortgage told me they would have an answer regarding my dispute by XX/XX/XXXX. I contacted them today, XX/XX/XXXX to follow up on the dispute and was told that after reviewing my dispute, they are unable to remove the late payment from my credit report. I asked the Freedom Mortgage rep I spoke with today for some clarification as to why it was denied. After speaking with her supervisor, she told me that it appears that whoever reviewed my dispute went by the date the check cleared, not by the date the check was actually received. Per the documentation that I provided Freedom Mortgage from my bank, the check was received on XX/XX/XXXX and cleared on XX/XX/XXXX. According to both Freedom Mortgage reps I spoke to, the date a check is received and stamped at their XXXX XXXX is the date they consider it received -- not the date it clears. With that said, my check arrived before the end of the month and shouldn't have been considered late. Below is the dispute letter I faxed to Freedom Mortgage : XXXX XXXX XXXX XXXX Loan # XXXX XXXX XXXX XXXX XXXX XXXX, UT XXXX XX/XX/XXXX Freedom Mortgage XXXX XXXX XXXX XXXX, XXXX XXXX XXXX XXXX, NJ XXXX Dear Freedom Mortgage : This letter is to dispute a recent 30-60 late payment reported to the credit bureaus for our XX/XX/XXXX mortgage payment. The reported late payment has not only negatively affected my credit, but my wifes as welldropping our scores by as much as 82 pts overnight. As you can see from my payment history with Freedom Mortgage, I have always made our mortgage payment before the end of the monthtypically around the XXXX or XXXX of the month. While I understand the payment is due on the XXXX of the month, this is the best we can do at the current time. Nonetheless, I have always made our payment before the end of the month and will always make our payment before the end of the month. In fact, Im hopeful that after receiving our upcoming XX/XX/XXXX tax return, I will be able to begin making our payments on the XXXX of the month. For our XX/XX/XXXX mortgage payment, I opted to use XXXX XXXX bill payit was the first time I made our mortgage payment using this method. I decided to use this method to avoid the {$10.00} processing fee Freedom Mortgage charges to pay by phone. On XX/XX/XXXX I filled out the online bill pay form on XXXX XXXX website, it stated that the check would be mailed out by XX/XX/XXXX and would be delivered by XX/XX/XXXX. Assured that it would be there on-time, I decided to proceed with the bill pay method. On XX/XX/XXXX I received an email confirmation from XXXX XXXX that the check had been sent that day and would arrive by XX/XX/XXXX. Ive included a copy of the confirmation email with this fax that clearly shows the sent date and estimated delivery date. Fast forward to Sunday evening, XX/XX/XXXX. I received a credit alert via email stating that a 30-60 day late mortgage payment had been added to my credit reportdropping my score 82 pts. I figured it had to be a mistake because I knew that I had initiated the bill pay in sufficient time to arrive before the end of the month. I immediately contacted XXXX XXXX to confirm the bill pay information. XXXX XXXX confirmed that a check in the amount of {$1200.00} was sent on XX/XX/XXXX to Freedom Mortgage and was delivered on Friday XX/XX/XXXX and cleared on XX/XX/XXXX. I contacted Freedom Mortgage regarding this issue on Monday XX/XX/XXXX to get information, specifically regarding the date Freedom Mortgage uses to determine a payment received by mail. The representative I spoke to stated that they use the date the check was delivered to the lock box, not the date the check was processed and cleared. I explained to the representative that according to XXXX XXXX and the bill pay proof of payment, the check was delivered on XX/XX/XXXXalthough cutting it close, it was still delivered before the end of the month. The Freedom Mortgage representative said that according to his records, it was delivered on XX/XX/XXXX. Again, I told him that I had a proof of payment from XXXX XXXX with the delivery date stating it was delivered on XX/XX/XXXX. I even contacted USPS to see how long it would have taken to arrive and they said with 100 % certainty that it would have been delivered no later than the XXXX. I asked the Freedom Mortgage representative what could be done at this point because I felt like I had done my due diligence to ensure that our mortgage payment was delivered before the end of the monthwhich it was according to the proof of payment. I was told to write this letter explaining the situation and to include the email confirmation, and proof of payment from my bank. Ive included both with this fax. I beg you to please work with me on this. I have been desperately trying to improve our credit scores over the past year. Again, I have made every effort to make our payment before the end of the month and have done so ever since our mortgage was transferred to Freedom Mortgage. I cant afford to have our credit scores drop this drastically. More importantly, I cant afford to have another late mortgage payment added to our report. With the information and proof I have provided you, I hope that you will be willing to work with us and remove the recent 30-60 day late mark from our credit reports. Again, Im hopeful that in the near future well be able to make our payment on the XXXX of the month. Unfortunately, the XXXX is the best we can do at the moment, but we have never paid our mortgage payment beyond the end of the month with you guys. Please show some compassion and help us. Consumer Complaint: Freedom Mortgage has a very, very dated website that is extremely glitchy and won't process payments half the time. I paid my bill online, but it did not go through. I was not aware of this. Freedom did not place one single phone call to me to advise me that they never received payment. They called my husband ( co-borrower ) once, but it was to offer a refinance, NOT to advise him that the payment was late. They have marked mine and my husband 's credit ( which has tanked our scores ), and they will not budge and offer a goodwill adjustment. I have sent them the following documentation : 1. Screenshot of my online browsing history showing I was logged into their system, paying or attempting to pay the bill, before the due date. 2. Screenshot of my checking account balance of the day I was online, with more than the amount available in the account ( which was there, and supposed to go to them ). 3. A copy of my exceptional credit rating, showing that late payments simply do not happen with me. We have sent multiple emails with the evidence I just described, showing that this was a fluke mistake. We emailed all of the executives, including the CEO. The VP of customer service even admitted, in writing, that their IT department found that the system was down while I was online, yet claims they can't amend the 30 day late mark on our credit as it is illegal. IT IS NOT MY PROBLEM THEY HAVE AN UNRELIABLE AND GLITCHY WEBSITE. There are dozens of consumer complaints on The XXXX ( and XXXX, and virtually every other outlet ) website outlining the same problems I'm having. I have paid my bill on time, every month like clockwork, and they refuse to give me the benefit of the doubt. My loan is all paid up and current, and all we are getting from them is " we can't do that '' regarding a goodwill adjustment. They seriously have the worst website interface I have ever dealt with, and payments do not go through. The fact that they DID NOT CALL ME ONE SINGLE TIME to try to rectify the situation, yet they mark my credit. I have proof this was a big misunderstanding, yet they will not budge. This is very unfair business practice. My credit score has tanked from over 800 to barely 700. It's not my fault they have a terrible, glitchy, unreliable website interface ( that many others have complained about ), and it is beyond incompetent that NOT ONE SINGLE PHONE CALL was made to me to let me know they never received payment. Instead they just wait and then ruin our credit.
