Consumer Complaint: I bought my home in XXXX. I had a hardship and had to modify my loan in XXXX. XX/XX/XXXX i refinanced. XX/XX/XXXX HUD sent a letter saying i owe them {$30000.00}. I contacted Freedom Mortgage and they said the title company XXXX title XXXX ) was at fault. So i contacted the title company and they pointed the finger at the mortgage company. Ultimately the mortgage companys insurance rep contacted me and stated Im at fault and i need to pay. I had no idea until HUD contacted me that there was an issue. Im thinking with underwriting and the entire process someone shouldve caught this.

Consumer Complaint: we were purchasing a bank owned home that needed work done. we were " sold '' a 203k loan by XXXX XXXX out of XXXX, CT because this was our best option, with the promise that all receipts had to be collected and a HUD inspector was working in our best interest. XXXX XXXX said it would hold our mortgage until the work was finished. Our loan was sold to freedom mortgage before the first payment was made. They never collected the subcontractor 's licenses/insurance information. {$140000.00} was paid out to the contractor ( XXXX XXXX XXXX XXXX ) and the work is nowhere near completed. A subcontractor ( XXXX XXXX XXXX XXXX, not a licensed plumber ) completed the plumbing work, and per a licensed plumber that came in confirmed everything needs to come out and be re-installed. everything they touched has to be redone correctly. we are now going through arbitration with the contractor, but I feel like the bank should have done a better job. I reached out to our HUD inspector multiple times and he never involved the bank. he advised me to just sign the checks so we didnt hold up the work. I am now paying a monthly mortgage on the full amount of the loan plus the additional money for the improvements. I have asked the bank if there was something we can do ( we were supposed to refinance after the work was completed, should have only taken 6 months ) we are going on 12 months. we can not afford this mortgage and I am trying to avoid foreclosure and ruining my credit.

Consumer Complaint: On XX/XX/XXXX, I contacted my current mortgage servicer, Freedom Mortgage ( FM ) to see about an equity loan. In XXXX, FM contacted me repeatedly to do an equity loan. They told me in XXXX that my debt-to-income ratio was too high and I would need my husband on the loan. I vowed to change mortgage companies as soon as I could. However, FM contacted me earlier this year again about doing an equity loan. My husband and I had been actively looking for a way to consolidate our debt, so we canceled our XXXX XXXX application and went with FM. I have at least {$50000.00} of equity in my home. I have owned my home since XXXX, I have had no delinquent payment history on my credit report in 13 years. I was denied the loan based on " not having consistent income in XXXX and XXXX ; '' despite the fact that I could show that I did, in fact, have consistent income. My husband and I applied jointly. Prior to pulling a hard credit inquiry and starting the application, I told XXXX XXXX with Freedom Mortgage that I have been a solo practicing attorney since XXXX and that I also work for my husband 's XXXX ( XXXX ) since XXXX. I specifically stated that I make less through the XXXX. My husband also has been working for the same XXXX XXXX since XXXX. XXXX told me that he would only use my income from the XXXX, and if he needed me to provide information on my income as an XXXX, he would let me know. It all sounded promising, so my husband and I invested in making small improvements to guarantee that our house would appraise at the amount which we needed. My XXXX score was XXXX, my husband 's was XXXX. We provided our tax returns from XXXX and XXXX. We also provided pay stubs for XXXX. On XX/XX/XXXX, XXXX told me that I could not be on the loan for the home because I could not show consistent income in XXXX and XXXX as I do not have w-2s for the XXXX XXXX since I am a sole XXXX. I asked why I could not provide balance sheets and business account statements. I was even willing to provide redacted copies of retainer agreements. XXXX told me none of what I offered would be sufficient, that it HAD to be W2s. I later followed up and provided w-2s from the other jobs I have held in XXXX. I also was looking for W2s from XXXX. As I stated to XXXX, since I am a solo XXXX ( which means feast or famine ), I maintain various contracts as appointed counsel along with e-discovery positions. I also offered to provide the full tax returns with corresponding schedules so that he could see our income along with the deductions we were able to claim. XXXX told me that the information that I was offering still was not enough, that only w2s will show consistent income. He stated that my husband would have to be on the loan alone ... then stated to me that my husband would have had to been on the deed for 12 months prior to the application. XXXX knew full well that I purchased my home before I met my husband and that he would not be on the deed. My claims : Income discrimination : XXXXFreedom Mortgage would only accept W2s knowing that I am mainly a solo practicing attorney, and, as such, I would not have W2s for my solo practice. We told Freedom Mortgage that I was a solo XXXX from the beginning. Upon providing my pay stubs from the XXXX, my husband let XXXX know that I am XXXX versus a full-time permanent employee and that, because the XXXX just started being in the black as of this year that is why my payment history isn't beyond XXXX. After providing tax returns and pay stubs, I offered to provide further information to prove my income for XXXX and XXXX and XXXX/Freedom Mortgage would not work with me. I understand that with FHA loans there is no minimum income amount and the history only need be for the previous 12 months. Last year, it was " your income is not sufficient, you need your husband on the loan. '' This year it's " you can not prove consistent income. '' So, last year, my income was consistent. But this year it is not? Racial discrimination : I believe race has a part to play in this because it is well-known that minorities are given more difficulty in trying to obtain loans. Here, Freedom Mortgage has no good reason to deny me from being on the loan of the home which I have maintained with no delinquent payments for the past 6 years. I am simply trying to do the same thing that many other homeowners do - utilize the equity in my home to get a handle on debt. I am left no choice but to believe these issues that FM is ONCE AGAIN taking me through is based on race. I have also just found that my monthly payment has arbitrarily increased by {$20.00}. It is ironic that it happened right after I notified FM of my intent to file consumer complaints and I have not received any prior notification of any issues with escrow or tax increase.

Consumer Complaint: During our re-finance process, we were contacted by more than 6 different team members. When trying to return phone calls or emails, I either wouldn't hear back, or would receive conflicting information. We were supplied our final disclosure 7 days prior to our closing date, then on the closing date, supplied a VERY DIFFERENT disclosure we had never seen before. Only upon inspecting the disclosure on THE DAY OF our closing ( when I had to specifically ask to see the revised disclosure - it was not provided voluntarily ), did I find that there were errors and issues with the disclosure. I had to call multiple people to re-schedule the closing date and have them correct the issues that would have resulted in us needing to pay {$1000.00} more in closing costs. Even then, we were not supplied a new disclosure until a few hours before our re-scheduled closing date a week later which STILL had errors. The level of incompetence I experienced where I had to check Freedom Mortgage team members work was simply unacceptable. If I had a choice and we weren't already so far into the process, I would have refinanced with a different company.

Consumer Complaint: We were doing a loan modification with Freedom Mortgage we our first payment in the middle of XXXX for XXXX because our trial payment started in XXXX we made all our payments from XXXX to XXXX. Ever time we made a payment we called and made for sure they got the payment they verified they got the payment ever single payment in XXXX they sent us the paperwork to sign because they approved the loan modification and they even sent a notary to our home so we could sign the paper with there company for modification aproval in XXXX we they got there last payment for the trial period we received a denial letter they did not get there payments but we have proof every we made a payment we called them. Ever time we made a payment we called and made for sure they received and they acknowledged that they received the payments with every phone call.

Consumer Complaint: I had previously requested from Freedom Mortgage that my late payment ( paid 34 days late ) be removed from my account and subsequently from the credit bureau. The reason for my request was not to dispute that I made a late payment. Instead, I was hopeful that Freedom Mortgage would consider the reasoning for the late payment and my plea for an opportunity to rebound from the mishap. InXX/XX/2019 my husband was laid off from his job unexpectedly from his job. At the time he was laid off, I was XXXX XXXX XXXX. This caused a significant financial difficulties for our household but we continued to make ends meet, and as is evident from my account history, I did not miss a payment during this time. OnXX/XX/2019, our first child was XXXX XXXX, and in the whirlwind of events that preceded our son 's arrival, I failed to make our mortgage payment of {$1600.00}, when it was due on XX/XX/2019. I did not ultimately make this payment until XX/XX/2019, which made it 34 days late. This late payment appears to have been almost immediately reported to the credit bureau, as I was able to see my credit score plummet significantly thereafter. Through the use of a forecasting program, I was able to determine that if this late payment were removed, my credit score will likely increase at least 60 points. I have NEVER had a late payment reported to the credit bureau in my entire credit history, and was entirely shocked by its effect on my credit score, which I have worked so diligently to maintain. This was especially discouraging because I felt my reason for missing this payment was understandable. What I failed to do was to contact Freedom Mortgage to inform them of what was going on in advance or shortly after the missed payment, which may have ultimately helped my cause. On XX/XX/2019, I spoke with an extremely helpful representative at Freedom Mortgage, and I explained my situation. I asked her if she could help me have this late payment removed from my account, and from the credit bureau, in hopes my credit score could bounce back. I explained to her my intentions to re-enroll in the AutoDebit option for my monthly payment, so I can avoid this issue in the future, which I have since done. She advised that I submit my explanation to Freedom Mortgage through their customer service email, in hopes that my request would be considered. This woman was very understanding and I hoped the agency would also extend the same understanding and remove the late payment. On XX/XX/2019, I received a letter from Freedom Mortgage indicating they would not remove the late payment, as it was accurate as reported. From the beginning I indicated I was not disputing that it was 34 days late. I am very well aware of that. I am simply looking for some leniency given the situation and my credit history as well as just how negatively this one incident has impacted my score and ability to obtain any future credit. For these reasons I have decided to submit a complaint through the CFPB, in hopes that it will be reconsidered by Freedom Mortgage.

Consumer Complaint: Duplicate mortgage payments in the amount of {$1500.00} each were sent for the XXXX and XXXX payments, XXXX. This was due to the fact that my mortgage has been sold three times, XXXX to XXXX to Freedom Mortgage and the autopay for my XXXX XXXX account was not cancelled for LoanCare so that Freedom got two payments for XXXX and two payments for XXXX ( attached ). I called Freedom Mort at least a dozen times explaining the situation and that the duplicate payments were in error and not to be applied to principal of the loan. I received a message that I would get a refund upon supplying my routing and account number which I did on XX/XX/XXXX ( attached ). I called again on XX/XX/XXXX and was told that I would get the refund on the following Tuesday, XXXX. I have not received it. I am on a fixed income and can not afford to not receive my refund. It is the height of hypocrisy that I have to make my payments on time, with no mercy for being late, but they can take their time on my refund and not comply with their promise. I appreciate whatever you can do to get me my refund that is due to me.

Consumer Complaint: So my mortgage conpany is fredom mortgage. They are trying to tell me to pay XXXX now or break it up $ XXXX month for year for '' anticipated '' escrow being negative. They are any many other companies especially in XXXX RI are stating they want escrow upfront. XXXX town hall charhes quarterly i went to town hall they stated that has not changed. The letter i received stating pay now or up {$200.00} starting XXXXwas received last week! I struggle paying XXXX month now XXXX month is going to be difficult. I know some have fixed thru this site and some fighting with their company. I am at a loss and do not want to lose my home. Ty XXXX

Consumer Complaint: Good day, Sometime during XX/XX/2019 Freedom Mortgage offered to refinance my mortgage with them from 4.0 to 3.5 %. I agreed to their terms and was told i wouldn't need to pay the month of XXXX because that would be included in the new refinance loan. There were some issues with the documents and i was not able to close out on the loan during XXXX. Once the documents were corrected i was not able to schedule the closing because i was late on my XXXX payment. I was charged a late fee and the missed payment was sent to the credit bureaus. I made the XXXX payment early in XXXX in order to schedule the closing on the new refinance. When scheduling i was told again i didn't have to make the XXXX or XXXX payment and that the first payment will be due in XXXX During closing i was told the same thing yet i received another late fee for XXXX.
