Consumer Complaint: In XX/XX/2021, I telephoned Freedom Mortgage Company to advise them the XX/XX/2021 payment would be paid at the end of XXXX because my wife and I were closing the account due to the sale of the home. On XX/XX/2021, we signed all documents with the title company and from there, they processed the payments. To my knowledge, they were going to wire the balance due of the loan that day but instead, the title company chose to send an overnighted check to XXXX. That check was received according to tracking o XX/XX/2021. Freedom Mortgage then reported to credit bureaus on XX/XX/XXXX that the account was XXXX XXXXays past due, even though they had a check in hand that they never cashed. This has caused both my wife and I 's scores to drop substantially, creating a hardship for us. Even thought the account is now paid off.

Issue: Applying for a mortgage or refinancing an existing mortgage

Consumer Complaint: I used the forbearance plan with freedom mortgage. The whole time they told me that there would no fees. I was placed in what I thought was a government loan repayment which I was told it would just go to the end of the loan. They sent a letter saying I was denied, when I called they said the had started an application and was just using my old info and they never sent me anything. They said I dont need to send anything in. Freedom mortgage said they lowered my payment to {$1800.00} a month with a modification to my loan. I thought great. When I revived the paperwork it had a XXXX XXXX lien that would be added to my house. They never told me that, would happen and now they are jerking me around, and if I dont sign they could force me to foreclose in my house by making me pay everything back at once. I have documents stating that no fees would be charged. They are also giving short turnaround date and if you miss it then they think you will pay everything at once. There is more also. I wonder how many people are they doing this too? Or people who dont read there documents and are trusting them to do the right thing. Freedom mortgage is trying to intentionally take peoples homes. Thank you

Consumer Complaint: Dear Sir or MadamXXXX XXXX. FREEDOM MORTGAGE CORP Account XXXX Please correct this inaccurate information on my credit report. I recently pulled my credit report from your Bureau and my attorneys and I had a chance to go over my credit report and in amazement, that you have decided to report me 30 days late on this account in XX/XX/XXXX. I immediately disputed this information with FREEDOM MORTGAGE CORP and the results of the investigation came back " verified ''. Not only was I never late on this account, but according to the Fair Credit Reporting Act ( FCRA ), the information furnisher is required to notify me of the insertion of negative listings. Since I have disputed the lates with the creditor, and you obviously " verified '' them, I am very curious as to what kinds of " records '' you may have for this alleged account. I am very confident that you are in violation of the ( FCRA ) and ( FCBA ) sections ( 1666, 1666a. 1666b., and 1666c. ) as stated below : 1666. Correction of billing errors ( b ) Billing error ( 4 ) The creditor 's failure to reflect properly on a statement, a payment made by the obligor or a credit issued to the obligor. ( 5 ) A computation error or similar error of an accounting nature of the creditor on a statement. ( 6 ) Failure to transmit the statement required under section 1637 ( b ) of this title to the last address of the obligor which has been disclosed to the creditor, unless that address was furnished less than twenty days before the end of the billing cycle for which the statement is required. ( 7 ) Any other error described in regulations of the Bureau. 1666a. Regulation of credit reports ( a ) Reports by creditor on obligor 's failure to pay amount regarded as billing error After receiving a notice from an obligor as provided in section 1666 ( a ) of this title, a creditor or his agent may not directly or indirectly threaten to report to any person adversely on the obligor 's credit rating or credit standing because of the obligor 's failure to pay the amount indicated by the obligor under section 1666 ( a ) ( 2 ) of this title, and such amount may not be reported as delinquent to any third party until the creditor has met the requirements of section 1666 of this title and has allowed the obligor the same number of days ( not less than ten ) thereafter to make payment as is provided under the credit agreement with the obligor for the payment of undisputed amounts. ( b ) Reports by creditor on delinquent amounts in dispute ; notification of obligor of parties notified of delinquency If a creditor receives a further written notice from an obligor that an amount is still in dispute within the time allowed for payment under subsection ( a ) of this section, a creditor may not report to any third party that the amount of the obligor is delinquent because the obligor has failed to pay an amount which he has indicated under section 1666 ( a ) ( 2 ) of this title, unless the creditor also reports that the amount is in dispute and, at the same time, notifies the obligor of the name and address of each party to whom the creditor is reporting information concerning the delinquency. ( c ) Reports by creditor of subsequent resolution of delinquent amounts A creditor shall report any subsequent resolution of any delinquencies reported pursuant to subsection ( b ) to the parties to whom such delinquencies were initially reported. 1666b. Timing of payments ( a ) Time to make payments A creditor may not treat a payment on a credit card account under an open end consumer credit plan as late for any purpose, unless the creditor has adopted reasonable procedures designed to ensure that each periodic statement including the information required by section 1637 ( b ) of this title is mailed or delivered to the consumer not later than 21 days before the payment due date. Because I take my credit very seriously, I contacted every name and account that was listed on the report. I was again very shocked by the multiple names, account numbers and figures. Included with this letter, is every letter written to those who have hampered my ability to obtain credit. I believe that any judge that looks over the report would agree that it is a violation of both the FCRA, CCPA and FACTA. The following accounts were listed on your report and I have demanded from them a full accounting and five years worth of records to see if their accounts were in violation of the FAIR CREDIT BILLING ACT ( FCBA ). We also demanded signed contracts, agreements or any legal paperwork that would tie us to the following accounts. Under the FCRA, you are required to conduct an investigation on this account if I request it. I DEMAND to see all 100 % verifiable proof that I was indeed Verifiably late on these accounts and the creditor fulfilled its obligations under ( FCBA 1666 ( a ) ( 2 ) ), As I was never notified of a billing delinquency on my accounts, which the creditor must do under section ( FCBA1666 ( b ) ( 6 ). I DEMAND to see proof that I was mailed my statement to the correct address notifying me of both payment due date and delinquency of payment on the account. If you can not provide 100 % Verifiable proof and proper documentation that the CREDITOR fulfilled its obligations under the ( FCBA ) and ( FCRA ), I therefore demand these late payments be removed from my account or I will be forced to be in contact with the Attorney General of my State and the Consumer Financial Protection Bureau. I therefore am submitting my written request to you to conduct an investigation. Per the FCRA, you have 30 days to conduct this investigation and respond to my request. If you do not respond within this time period, per the FCRA, you must remove this negative information. Consumer Complaint: XXXX XXXX XXXX XXXX The XXXX XXXX XXXX, XXXX and all its active partners, who continue to willfully violate the consumer protection laws as if they do not apply to their practice. I have been personally damaged by their violations as a federally protected consumer for almost 3 years now. As we all know ignorance of the law is no excuse. They are in direct violation of Federal law and are civilly liable due to their willful non compliance as debt collectors pursuant to 15 USC 1681n. Below you will find the US Codes they have willfully violated against me that can be proven : 1. 15 USC 1692c ( a ) - Communication without prior written consent or expressed permission. 2. 15 USC 1692c ( b ) - Communication without prior consent or expressed written permission. 3. 15 USC 1692d ( 1 ) - Attacking my reputation by accusing me of owing a debt. 4. 15 USC 1692d ( 2 ) - Using false deceptive or misleading representations. 5. 15 USC 1692e ( 2a ) - False representations of the character and amount of the alleged debt. 6. 15 USC 1692e ( 2b ) - False representation of any service rendered or compensation. Accusing me of owing a debt for an alleged loan. 7. 15 USC 1692e ( 8 ) - Communicating false information. Communicating false information to the court of me owing an alleged debt.Attempting and threatening to sue and repossess my home. 8. 15 USC 1692e ( 9 ) - Use/Distribution of communication without authorization or approval. 9. 15 USC 1692e ( 10 ) - False representation. XXXX is not a party to the alleged debt by my consent. 10. 15 USC 1692e ( 12 ) - False representation/ implication. I am a innocent purchaser for value. 11. 15 USC 1692f- Unfair practices attempting to collect an alleged debt. 12. 15 USC 1692f ( 1 ) - Attempting to collect a debt unauthorized by an agreement between parties. 13. 15 USC 1692g ( a4 ) - Certifiable validation and verification of alleged debts. 14. 15 USC 1692j ( a, b ) - Furnishing certain deceptive forms. They are not a party to the alleged debt, yet they sent me 6+ letters to my abode without consent.Threatening me with obscene language. 15. 18 USC 1028a- Aggravated Identity Theft. They are in possession of my location and personal identifying information without my written consent. XXXX ( the paralegal requested my Social security number on the phone, ( when I called to discuss this matter today ) to verify my identity. Yet I have never given this information to XXXX XXXX XXXX XXXX XXXX. They are in possession of this information illegally. You continue to commit fraud pursuant to rule XXXX. You are not to carry on the business of practicing law for a corporation. People v. XXXX dermatological institute XXXX XXXX XXXX. XXXX ; XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX. XXXX. Pursuant 15 USC 1602g, I the CREDITOR have the right to extend credit just as under 15 USC 1635 I have the right to rescind credit. Im not sure which part of the consumer protection laws are not clear to XXXX XXXX XXXX XXXX XXXX. Is it that they believe these laws do not apply to them? They continue to harass me by mail, they have defaulted in Maryland XXXX XXXX to ALL of our notices. They are willfully dragging this out to cause further damage and attempting to ignore the consumer protection laws.

Consumer Complaint: Freedom Mortgage has been an absolute nightmare. First we are holding for extremely long times on the phone to even speak with a customer service agent. Every time I speak with one my husband and I get a very different story. Several agents have even stated that they don't know what is going on with our account. This company continues to take funds from our bank account in error and then take 8-9 days to put it back. We have been dealing with then since they purchased our account from another Mortgage Company. We have never been late or had issues until Freedom Mortgage took our account. We have spoken with several agents and they are are listed here forth : XXXX - XXXX XXXX on XX/XX/21. Requested out funds of {$1900.00} to be returned to our account immediately because we paid the payment by phone on XX/XX/21 and then they turned around and took an auto-draft, XXXX. This was after we cancelled auto-draft. Then even though we can see both payments Freedom states they have to wait to see it it clears or not. We have since spoken with XXXX XXXX, on XX/XX/21 and then XXXX XXXX on XX/XX/21 and then XXXX XXXX on XX/XX/21 and XXXX the XXXX XXXX on XX/XX/21 @ XXXX, only for him to tell us the funds went to the incorrect account. How does that happen? You take the money from an account via XXXX and then when they put them back they go to the wrong account. They actually stated the last number of our account was changed from a 6 ( six ) to a three ( 3 ). as of yesterday we spoke with XXXX XXXX and he stated the funds were returned and auto-draft cancelled. Now today XX/XX/21 they have once again removed monies from our account. I don't understand how they can continue to lie, and steal. I need some help getting them to do the right thing. This company had a class action lawsuit again them and they should not be allowed to do business anymore. We didn't choose them, they bought our loan and now we are stuck.

Consumer Complaint: Freedom mortgage account was surrendered in bankruptcy Freedom mortgage pulled my credit report after bankruptcy My bankruptcy was discharge and the final account put them being paid. They show my account current on credit report but not 0 liability and also showing that I have a monthly payment I put in dispute with all credit bureaus I also informed freedom morgage I surrendered the property And did not reaffirm debt but every month they are reporting me owing XXXX more on loan now to XXXX due to fees I went into bankruptcy with a balnce of XXXX The trustee had payed loan for one year he did not pay freedom mortgage after I surrendered property but on final accounting it says he paid them over XXXX in principal. The bankruptcy is now discharcharged and the case is closed but freedom is still reporting I owe balance and payment.

Issue: Struggling to pay mortgage

Consumer Complaint: My mortgage forbearance ended on XX/XX/XXXX. I made my XXXX XXXX payment. On XXXX XXXX I contacted Freedom Mortgage loss mitigation with a PDF letter that arrived with them also as a verified tracking letter on XXXX XXXX. I informed them that, since my mortgage is a XXXX XXXX, I want the balance added to the end of the loan, as provided for in the CARES Act. I sent them money to bring my escrow account up to date. The company refuses to acknowledge that I have the right to add the forbearance balance to the end of the loan. They have not responded to the substance of the letter. Instead, I am receiving letters that show {$17000.00} past due. I am receiving RoboCalls where the caller asks for my social security number. When I call to talk to someone, which I have done a dozen times, I am on hold for 45 minutes before I hang up. I want Freedom Mortgage to acknowledge that eligible and qualify for the CARES Act deferral. I want that in writing and I want the harassment to end.
