Consumer Complaint: My XXXX and I bought a house in XXXX XXXX XXXX. It had a clear title that was insured by XXXX title. We are now trying to sell the house and the XXXX and Freedom Mortgage filed paperwork in XXXX XXXX XXXX, for an unknown mortgage to an unknown person. Per XXXX this has been paid prior to our closing in XXXX XXXX XXXX. Neither my XXXX or I are have ever ever been in the XXXX. Freedom Mortgage has been contacted prior to the initial closing date of XX/XX/XXXX about this and they keep saying that it will take a few more days. My XXXX is paying $ XXXX in interest because we can not close this house. Our loan is through XXXX XXXX XXXX. I believe that Freedom Mortgage should clear this loan off the title as it was put on incorrectly. They should also have to reimburse the interest accrued from XX/XX/XXXX through the actual close.

Consumer Complaint: Please reference CFPB submission # XXXX for reference. As Freedom Mortgage provided CFPB false information to force closure of the complaint. Prior report will be included. When CFPB previously communicated in reference to my demand for Successor in Interest status, they falsely stated the mortgage was both unrecognized and that no 3rd party authorization was in place. None of which are truthful. Freedom Mortgage did finally confirm Successor in Interest to myself, XXXX XXXX XXXX, however in name only. Today I received mixed contradictory information in the form of two letters, both dated XX/XX/XXXX. One to my deceased spouse and one to myself. Deceased communication stated he ( the deceased of 1.5 yrs ) must have a confirmed Successor in Interest and an Assumption of the mortgage is required for a loss mitigation workout. In direct violation of federal law. The second, addressed to me, was an acknowledgement of Successor in Interest status. However, it essentially stated the status only bestowed the title and allowed me to receive notices and communication but does not include the federally defined Successor in Interest rights. They purposely state that they maintain the right to foreclose, clearly included to intimidate me into assuming the mortgage. They are refusing to recognize my clear right to act as a federally defined " borrower '' for all purposes needed or that may arise. Demanding I assume the mortgage before allowing any loss mitigation, hardship or similar. They have had my house insurance claim funds and are holding them illegally ( over $ XXXX ). My husband has been deceased for over a year and a half. Freedom Mortgage has caused significant undue hardship for my household. Their actions have caused financial harm and have resulted in breached contracts to vendors retained to replace my roof. This has resulted in XXXX XXXX as the reimbursement funds are needed for a XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, due to Freedom Mortgage withholding mine and my daughter 's funds ( daughter XXXX is 50 % deed holder also ). I live in Florida and this significant delay and hardship may very well result in my home being uninhabitable, as a severe tropical storm is hitting me as I write this, and I have a roof with 60 % damage that will likely cause much more extensive damage then it currently has. Freedom Mortgage was served first notice of my husband 's passing XX/XX/XXXX. It took them FIVE HUNDRED and TWENTY-SEVEN days to confirm my Successor in Interest status. That is an unconscionable amount of time. They have further been in receipt of all house insurance claim information needed since XXXX of XXXX.

Consumer Complaint: In XXXX of XXXX we were in a forbearance plan due to medical issues in XXXX XXXX We received a letter from XXXXXXXX XXXX stating our loan had been sold. I Had called Freedom Mortgage asking about transfer of loan. Our first teller XXXX stated that our loan was still active that our letter in question was a scam I was put on hold transferred to teller number XXXX stated that XXXX plan ended in XXXX of XXXX she stated that we were almost 3 months behind she took our original mortgage an past due payments insured me for 12 months payments would increase to XXXX and We would receive a packet in the mail with a modification to loan .We did not receive a packet for modification. On XX/XX/XXXX received three letters one stating sale of home at auction, next letter stated not enough time for modification .ALL dated for XX/XX/XXXX .In XXXX the XXXX we tried to make payment which online status did not let us login .ON XX/XX/XXXX with letters received i called Freedom Mortgage Company First was told of foreclosure .Then we were told yes we there was a note for loan modification placed on hold again to next teller stating she does not know what Happened and our loan was sold. .She stated that she could not see where our loan was. Credit Reporting for Freedom Mortgage since transfer from XXXX shows no payment in transfer in 2 years we were always current until medical issues .Payments in history with confirmation due not match to any of our records.

Consumer Complaint: Due to XXXX I was laid off from my previous employer. I asked my Mortgage lender ( Freedom Mortgage ) what I could do while I look for a new job. They advised entering a XXXX plan and ensured me it was the best option for me. Once I found gainful employment again I was ready to come off of XXXX. This loan modification process took them well over 6 to 8 months. I was never explained that entering this XXXX would change my interest rate. After underwriting took their sweet time while interest rates were rising they finally got back to me about a loan modification bring my rate from a XXXX to currently a XXXX. Also it is a XXXX mortgage and I applied for a Partial Claim and they never followed through with the partial claim only a loan modification. My mortgage went up almost {$1500.00} a month because of there negligence and Id wish nothing more than to have this reversed and have a new lender. Please help. XXXX XXXX XXXX

Consumer Complaint: I am writing to file a formal complaint against Freedom Mortgage regarding the protracted and inefficient processing of my forbearance request, which has persisted for over five months. Despite diligently providing duplicate documents as requested, the progress has been disappointingly stagnant. Moreover, the repayment solutions offered present an undue burden, with both options threatening to increase my monthly payment by {$400.00}. This exacerbates the financial strain resulting from job loss, which initially prompted the forbearance request in XX/XX/2023. At that time, my wife was unemployed, while I was the sole breadwinner. Circumstances have since evolved with my separation from the company, leaving my wife as the sole income earner. I urge the Consumer Financial Protection Bureau to intervene swiftly, ensuring a fair and expedited resolution to this pressing matter.

Consumer Complaint: I have a XXXX year fix rate conventional loan that Freedom Mortgage took over in XX/XX/XXXX. Historically my mortgage payment may increase a small amount when the taxes and hazard insurance are paid at the end of the year and the new tax bill or Hazard insurance has increases. On XX/XX/XXXX I called Freedom to see why my payment increased and talked with a representative ( ID # XXXX ) that explained to me that I did not have enough money in my impound account so I would need to pay the shortage ( XXXX mon. ) in full in order for my payment not to increase. He proceeded to inform me if I did not pay it I would be sent to collections. I did pay the amount over the phone so that my monthly payment would not go up ( {$140.00} check # XXXX ). I added to the conversation I never asked to go paperless and would like paper statements. I just received my paper statement and now Im noticing Im being charged " Total fees & Charges '' when I called on XXXX and talked with another representative ( ID XXXX ) I was told that was for the escrow shortage and it will only be for a few months and it will drop off. I requested an escrow analysis and new statement to be e-mailed with the reflected " new '' monthly mortgage amount. No e-mail was sent as of today and I am not buying that the " Total fees & Charges '' are a reflecting of my escrow account. I noticed that when I called the automated line it gave me the amount of my next mortgage payment of XXXX due but when I asked the rep. ( XXXX ) on XXXX what my current payment due is she told me XXXX but my statement for XX/XX/XXXX states amt. due is XXXX I received XXXX different amounts due all in one evening! My main goal is to find out what the " Total fees & Charges '' are for and have this removed. I have been charged this fee starting XXXX at {$40.00} and XXXX it increase to XXXX each month thereafter/until present.

Consumer Complaint: I recently reviewed my escrow analysis for this year and I found 2 payments one made XX/XX/2023 for hazard insurance and XX/XX/2034 additional hazard but the name was XXXX XXXX for the amount {$4000.00}. I reached out to freedom mortgage insurance and I stated I dont acknowledge this payment nor approve it. Since my home is a single family property. I asked for Breakdowns of what this has covered and time frame since this is a large amount of money. The gentleman declined to send me any documentation. He stated this how they coded the property as a condo but we its not! Also the gentleman reached out to homesite for past policy information and which he found was this policy was paid late by freedom mortgage and the insurance company had canceled the insurance policy. ( On their recorded line I must say ) Which I had no acknowledgment or this would have not been taken so long resolve. Until recently as XXXX I received a letter stating we did not have proper insurance coverage for the property and needed to update the policy. Which I did so and is current.

Consumer Complaint: I have called many times to be told that I need to send an email message on the website under my account. I can not talk in detail to a person that understands it or can answer my questions. I just keep getting messages that they do not see anything wrong with my escrows or shortage. Since Freedom bought my loan from XXXX of XXXX my i have a shortage of XXXX that they can not and will not explain. Also, they made me increase my flood insurance which i did and sent them the declaration, but they still have not removed the charge for the extra insurance they are charging me for the last year. Again, you can not talk to a live person that can reconcile the problem. They just listen and send a message to the escrow department and I never get a call back just a message saying its correct. I want to get my loan audited because my escrows have went up {$1000.00} per month on my monthly payment in 1 year. I just got another notice saying they are going up again. It makes XXXX sense. I have had about 6 mortgages and have never experienced this.
