Consumer Complaint: During the Covid pandemic my wife lost her job. We took a forbearance with our previous lender XXXX XXXX. While in forbearance our mortgage was sold to Freedom Mortgage company. I contacted Freedom to reinstate my loan to begin making payments again. My option was to make a lump sum payment for the past due amount or apply for a loan modification. I chose the loan modification as I did not have funds to repay the entire amount. I was told that 3 trial payments needed to be made beginning XX/XX/XXXX. We made the three payments and continued making regular monthly payments. We received notification in XX/XX/XXXX that we failed to make our XXXX payment. We had indeed made all of our payments but unbeknownst to us at the time, they assigned our 3rd trial payment to XX/XX/XXXX and our XXXX and XX/XX/XXXX payments were applied to XXXX and XX/XX/XXXX. Our only recourse was to reapply for a modification which we did. We received the paperwork in XXXX with instructions to wait upon their notary service to contact us. At the time I was not provided the contact information of the notary. I had multiple subsequent contact with Freedom Mortgage inquiring on when the notary service would contact me. The last time I contacted Freedom Mortgage was XX/XX/XXXX, the representative gave me a number to call directly to the notary service. When I contacted the notary service I was told my paperwork had expired. I asked the Notary service why they did not contact me, they stated they had called on three occasions but I didnt answer the phone. I asked why they did not leave a voicemail and she responded that their policy is to not leave voicemails. She also mentioned that my caller ID would show scam likely. I then contacted Freedom Mortgage to see what can be done. This was early in XX/XX/XXXX, customer service at Freedom confirmed my modification had lapsed and that she would resubmit it. Today XX/XX/XXXX I called Freedom Mortgage to ask when my modification paperwork would arrive. I was out on a brief hold and then told the agent I spoke with a few weeks ago did not submit the modification request.

Consumer Complaint: Freedom Mortgage paid monies from my escrow account to pay taxes for the sellers ( XXXX XXXX XXXX XXXX XXXX. I was not living at nor did I have ownership of this property, during the period of XX/XX/XXXX to XX/XX/XXXX. I purchased the property on XX/XX/XXXX. However, the taxes due for XX/XX/XXXX to XX/XX/XXXX in the amount of {$10000.00} was/is the sole responsibility of seller XXXX XXXX XXXX XXXX XXXX As you can see on the attached documentation, on XX/XX/XXXX, Freedom Mortgage Corporation paid the first half of the taxes in the amount of {$10000.00} due XX/XX/XXXX. Freedom Mortgage also paid the second half due XX/XX/XXXX, in the amount of {$10000.00} on XX/XX/XXXX. Freedom Mortgage Corporation then paid the first half of my taxes due XX/XX/XXXX in the amount of {$7400.00} on XX/XX/XXXX. As of this day, this writer, has paid a total of {$36000.00} in taxes and escrow. After reviewing all documentation it is clear that Freedom Mortgage Corporation owes this writer, at total of {$10.00}, XXXX. This writer also wrote a disclosure check payable to XXXX XXXX XXXX XXXX on XX/XX/XXXX for {$500.00} for the period of XX/XX/XXXX to XX/XX/XXXX at my closing. I also wrote Freedom Mortgage Corporation a check for {$6100.00} for taxes. On XX/XX/XXXX and XX/XX/XXXX I spoke with representatives who confirmed I had a new mortgage amount and that I would be receiving a refund in the amount of {$10000.00}. My escrow currently has a total of {$8200.00}, which is short {$10000.00}. The correct amount that should be in my escrow account is {$18000.00}. As of today 's date I still have not received my {$10000.00} or notification as to when I will receive payment.

Consumer Complaint: A separate complaint was entered on XX/XX/2021 due to the delay of a modification request. The company ( Freedom Mortgage ) continually told myself and my co-borrower that our " signatures '' did not match what they had according to their underwriters and despite their documentation requesting that we signed the documents in a manner which they specified. The company response to the last complaint simply reiterated this signature issue without resolution. After multiple calls to Freedom Mortgage and being advised to constantly wait for a callback ( we never received one ) we were advised that our " [ modification was approved and that the underwriting issues did not matter, so we should just make a payment based on the modification ] '' when the website and/or statements were updated. The website and statements were never updated and do not reflect an active modification agreement. We've made multiple recorded requests on this and were constantly told to " wait ''. Recently, the representative language has once again changed randomly. They now tell us that b/c we didn't make a payment we have to accept a new COVID 19 agreement w/ a rate 1.125 pts higher than the original modification.

Consumer Complaint: The problem is with the Freedom Mortgage Company. On XX/XX/22, I sent the updated final documents that followed the loan modification period and asked the company to put my account on Auto pay through my bank. I asked them to make the monthly mortgage payment directly from my checking account. I sent the updated final documents through XXXX, and the tracking # is XXXX. I called the Freedom Mortgage company twice, and the customer services agent informed me that Freedom Mortgage had received the updated final documents. I also asked the agent to report that I called twice, asking Freedom Mortgage to directly take the monthly mortgage payment from my checking account. The agents informed me that he had noted my request twice. Nothing has happened so far ; no feedback from Freedom Mortgage, and the company has not put my account through the auto pay from my bank so I can pay my monthly mortgage payment as agreed. I have been dealing with this issue for more than 6 months now. This is the second time the problem is happening, and I have paid twice for the notarization.

Consumer Complaint: so here 's the deal. i bought a house last year, closed on XX/XX/XXXX and then right before i was to make my first payment, i was laid off. i immediately requested a 1yr deferral of payments per the covid bill which was granted. during that time, XXXX XXXX said their investors were also giving another 6 months on top of the 12 and i indicated i would like that just in case. shortly after, the loan was sold to Freedom mortgage who says they " arent sure '' if theyre offering the same 6 month extension even though theyve admitted that they have the same investors. they also fudged my paperwork and requested a restart of payments on XX/XX/XXXX instead of an EXTENSION as per the 6 months allowed by the investors, and on top of it, said my 1yr deferral expires this XX/XX/XXXX...... which is the 1yr anniversary of when i bought the house, NOT when i requested the extension. on the call today, Freedom mortgage said there was nothing she could do to get it out of a loan mod and in to an extension, and then when i said OK, you know what, i think its time i call the CFPB and the VA, she changed her tune to " oh you know what i can re request an extension '' when she said she couldnt 5 minutes before that. im over it now and clearly they are playing dirty, nor would she put in writing the requests i was making ( deferral for 6 months after initial 12 months expired, converted to 40yr mortgage and then interest only payments for the first 4 months after ). i told her this house has equity and i have a permit showing another 2 bedrooms im adding downstairs so you have nothing to worry about. time to possibly take l ; egal action or submit a complaint to you guys.

Consumer Complaint: Terrible company to work with. Our mortgage was purchased by Freedom Mortgage and it has been a nightmare since. They contacted us to solicit a refinance in XX/XX/2021. We moved forward and they pulled our credit, which is 800+. They proceeded to state they could not proceed with the refinance due to our debt to income ratio based on large student loans, despite our debt to income ration actually decreasing since the mortgage initially inception 2 years prior. This was addressed by the loan officer before our application was submitted and he assured us that it would not be an issue as it was not an issue with the original loan. Freedom was incorrectly calculating our debt to income ration based on what our monthly payments would be under a traditional 10 year repayment plan and not under the income driven repayment plan in which we were enrolled. I spoke with the loan officer many times and provided documenting from my student loan servicer, FASFA, the department of education and XXXX XXXX XXXX showing that there incorrect application to our debt to income ratio calculation was in contradiction with conventional loan underwriting guidelines and federal law. I was continuously reassured that everything would be sorted out and that the file was being reviewed by management in the underwriting department. After following up many times via email and telephonically and being advised that I would be contacted and the file was still in review I was ultimately told the file was closed and there was nothing I could do. The entire situation from start to finish was very frustration and deliberately misleading. **It is also very important to note that when I was initially advised they would not be able to proceed with the refinancing I went to another mortgage company and submitted an application that was approved by the underwriter. I abandoned that application and switched back to Freedom Mortgage due to their slightly better terms when I was subsequently contacted by their loan officer with apologies and reassurances that they would be able to move forward with the refinance and that they have received assurances from their underwriters after reviewing the file. Only up subsequently change positions again and deny the refinance for the same reason they previously assured me would not be an issue multiple times. Due to this, I am now in a situation, only three months later, where interest rates have increased significantly and refinancing no longer offers the same benefits. Due to Freedom Mortgages negligence, blatant disregard for consumers, and lies that caused me the withdrawal my other application I will endure an additional cost of approximately {$75000.00} over the life of the loan.

Around the same time I had received a notice my loan was being transferred to XXXX XXXX but the payment had already been sent. On XX/XX/XXXX I noticed the check had not been cashed. I called Freedom and was told the check would be returned to me and that I needed to call XXXX XXXX and make the XXXX payment there so I did. I then noticed on XX/XX/XXXX the check to freedom mtg had been cashed so I thought it would be transferred to XXXX XXXX for the XXXX payment. I called rocket mtg and they said payment for XXXX was due. I went ahead and made the XXXX payment with rocket mtg and then called freedom to find out what they did with the funds. They say we did not receive a check from you. I said yes you did and you cashed it. It has the stamp and title of the person in accounting that cashed it. The person said oh we have no record but that person does work here. I asked to speak to a manager, we went around again with the same answer. He said he filed a report and someone would call me in a day or two. This was on XXXX. Today is XX/XX/XXXX. Nobody has called me. I just called them again and went over the same thing. I was told to file a dispute and fax in a copy of the check they cashed. I dont have a fax but will get to XXXX since they wont allow an email. They have had my check almost 60 days and should have returned it or cashed it and transferred the payment to the new servicer.

Consumer Complaint: XX/XX/2022, I received a letter from Freedom Mortgage about my escrow balance being almost $ XXXX short for the year now causing my payment to be an extra $ XXXX monthly. I've been having issues with my tax payments for over a year now with Freedom. I made some phone calls and found out that the previous mortgage company sent Freedom a tax refund to be deposited into my escrow acct. Instead Freedom processed it as a payment. And the remaining balance of the shorted escrow is from Freedom not refunding my acct a tax payment that was returned. I was told by Freedom that I have to get at letter from the previous mortgage company ( XXXX ) stating how the check was to be processed then they will apply it to the escrow. XXXX said a letter was sent to Freedom with the check and they should've been contacted it there was any questions from Freedom. XXXX sent my mortgage to Freedom... I had nothing to do with it. Now I have to be one contacting different departments trying to get issues resolved when there are internal departments that can do that. I've continued to pay my regular payments, now I'm getting late payment letters. This has been a nightmare. It is unacceptable how this company has been juggling me for the past year, and still my issue is still unresolved.
