Consumer Complaint: I have sent Freedom Mortgage two ( 2 ) cease and desist letters, disputing alleged debt. I, XXXX XXXX, am the consumer and natural person and I am the beneficiary of my home and real property, located at XXXX XXXX XXXX The account in dispute was opened fraudulently and I have requested it be validated with the original creditor. I am attaching a copy of my deed and " Cancellation of Deed to Secure Debt '' showing that am the owner of my property and I have all rights to my property. Freedom Mortgage has been constantly violating my consumer rights by continuing to contact me and they are threatening to foreclose on my property. Freedom Mortgage has also fraudulently placed derogatory remarks and late payments on my consumer report, which is causing me distress and causing me to be denied credit, which is right as a consumer and natural person. This is a violation of my privacy as well, pursuant to violation of 15 USC 1692c ( b ) - ( b ) Communication with third parties " Except as provided in section 1692b of this title, without the prior consent of the consumer given directly to the debt collector, or the express permission of a court of competent jurisdiction, or as reasonably necessary to effectuate a postjudgment judicial remedy, a debt collector may not communicate, in connection with the collection of any debt, with any person other than the consumer, his attorney, a consumer reporting agency if otherwise permitted by law, the creditor, the attorney of the creditor, or the attorney of the debt collector. '' Freedom Mortgage has shared my personal information with several people. Freedom Mortgage also continues to harass me via postal mail and electronic mail claiming I owe a debt, to which I have disputed on several occasions. This is a violation of my Federally protected consumer rights, pursuant to 15 USC 1692c ( c ) Ceasing communication. " If a consumer notifies a debt collector in writing that the consumer refuses to pay a debt or that the consumer wishes the debt collector to cease further communication with the consumer, the debt collector shall not communicate further with the consumer with respect to such debt, except ( 1 ) to advise the consumer that the debt collectors further efforts are being terminated ; ( 2 ) to notify the consumer that the debt collector or creditor may invoke specified remedies which are ordinarily invoked by such debt collector or creditor; or ( 3 ) where applicable, to notify the consumer that the debt collector or creditor intends to invoke a specified remedy. ( 5 ) not use any language or symbol on any envelope or in the contents of any communication effected by the mails or telegram that indicates that the debt collector is in the debt collection business or that the communication relates to the collection of a debt. '' This harassment is constant and it is causing me stress. Freedom Mortgage has providing me anything of cash value in exchange for an alleged debt, yet they are claiming that I owe a debt to them. I do not.

Maybe there is some miscommunication happening. I have given your company responsible amount of time to handle this situation. It is clear that you rather ignore my complaint against you and stall. I noticed some late payments posted on my consumer report. Freedom Mortgage Account XXXX XXXX Freedom Mortgage is in clear violation of the law. Pursuant 15 USC 1681a 2 ( A ) ( i ) EXCLUSIONS- Except as provided in paragraph ( 3 ), the term consumer report does not include ( A ) subject to section 1681s3 of this title, any ( i ) report containing information solely as to transactions or experiences between the consumer and the person making the report ; THE LAW CLEARLY STATES : Transactions between the consumer ( XXXX ) XXXX XXXX and the person Freedom Mortgage is making the report is not INCLUDED on my Consumer report! A Late payment is a transactional history, My HISTORY with your company and XXXX clearly states that the reporting of Transactions or experiences between the CONSUMER and the PERSON making the report is not included on the consumer reports YOU HAVE VIOLATED THE FCRA 15USC 1681a 2Ai by reporting this transaction or experience on my consumer which CONGRESS clearly states IS NOT included on my CONSUMER REPORTS. Furthermore, under the Truth and Lending Act 15 USC 1666b, A creditor may not treat a payment on a credit card account under an open end consumer credit plan as late for any purpose. According to TILA a credit card is defined as 15 USC 1602 ( l ) The term credit card means any card, plate, coupon book or other credit device existing for the purpose of obtaining money, property, labor, or services on credit. So, if XXXX is saying a Creditor may not treat a payment on a credit card my line of credit extend ( mortgage ) by means of my drivers license as late then how are you ( Freedom Mortgage ) reporting any late payments, that are being reflected onto my consumer report. So after six phone calls and over a month the tax still isnt PAID! So I have til Friday and Im going to have to pay for something I already paid for. This is absolutely ridiculous, this company is stealing my money and has no accountability and is ripping me off. All I can do is sit back and watch cause I cant control my escrow account they do! I have nowhere to turn and its costing me more money and they dont seem to care! How are mortgage companies allowed to do business like this?

Consumer Complaint: Responded to repeated offers from the lender for a refinance to reduce my interest rate. Mortgage is held by the same lender. Completed application on XX/XX/XXXX. Application was cancelled without explanation 2 days later. Complained and application was re-opened on XX/XX/XXXX. After dozens of phone calls, dozens of emails, was informed by phone at my initiative that my refinance application was closed on XX/XX/XXXX for " incompleteness. '' No explanation was given and repeated requests for information and reconsideration have not been answered. I have no received correspondence from Freedom Mortgage, nor any adequate explanation. Customer service for this process was non-existent and infuriating. I emailed repeatedly with questions about forms I was being asked to sign. Only once was there a reply. I was asked for the same forms by different people multiple times. I requested updates dozens of times and there was no reply. I received dozens of calls from " customer advocates '' who were unable to tell me anything other than the fact that my application was still in process. I escalated the case to find out information on what the issue was and those escalations were not followed-up on by XXXX. I did not receive any signed copies of electronic forms, written notification, or other correspondence. I was not informed of reason for delays or were my questions answered. In the end, I did learn from my HELOC lender ( XXXX XXXX ) that they were in a dispute with Freedom over the subordination agreement. Because of the 6 month ordeal with this application, interest rates have increased substantially and Freedom Mortgage has caused me a loss of opportunity in excess of {$15000.00} dollars.

Consumer Complaint: I start my refinance of my mortgage on XX/XX/2022. The originating loan officer stated this would be a few week process since it was a refinance. I have submitted all documentation the day it was requested. I am now approaching 70 days and still have not got a commitment on closing. My original loan officer is no longer with the company and was never informed of this change. There have been multiple delays that I was not informed about. I have had to call Freedom Mortgage to learn there are documents that are needed. I recently learned who my new loan officer is, but is actually a sales manager with a license. He was not even aware the file was with him prior to our phone conversation. The company informed me on XX/XX/XXXX that my file was going to underwriting and would take 48 hours to complete. I called XX/XX/XXXX to be told it never went to underwriting and was asked if it was single family home and the HOA amount. These are questions that could have been answered from the appraisal that was complete a month earlier. Now it is XX/XX/XXXX and I still can not get a commitment on a closing. This is affecting me financially since I can not touch my credit and it is holding the Veteran Affairs ( VA ) benefits since the original loan was VA.

Consumer Complaint: Numerous attempts have been made with Freedom Mortgage to remove XXXX. Attached you will find my appraisal report for my home. According to law, XXXX can be requested to be removed in writing. I have made the request several times in writing and over the phone. I followed the below steps with attempting to remove XXXX with them because I have reached the date when the principal balance of my mortgage has fallen to 80 percent of the original value of your home. I made the request in writing. I have a good payment history and be current on payments. There are no junior liens ( such as a second mortgage ) on my home. Evidence ( for example, an appraisal ) that the value of my property hasnt declined below the original value of the home. Thank you

Consumer Complaint: I applied for a refinance loan with my current loan servicer, Freedom Mortgage in XX/XX/XXXX. I was quoted XXXX fees for the loan. I was approved for the loan and closing was scheduled for XX/XX/XXXX. I asked for hard copies of the Closing XXXX and did not receive them. When I called a rep told me that they could only be sent electronically. When the closing notary arrived and I started to review the paperwork he told me to just sign and that he had no time for me to read through the paperwork. The fees for the loan were listed as approximately {$7100.00}. I continued to review, noted a mistake- this is a two-family home and on the closing papers it was listed as a XXXX family. I mentioned it to the notary and he got upset and said either I sign or I could reschedule. I said that I could not sign without review. He left. Freedom Mortgage contacted me and rescheduled the closing. I again asked for hard copies of the closing disclosures and again did not receive them. At closing I noticed that the fees had been increased to $ XXXX. I brought it up to the notary and he told me that I could sign the papers and that I could dispute it with Freedom and still had XXXX hours to cancel if I couldn't resolve the issue. I refused to sign and asked that the paperwork be corrected before I signed. Freedom Mortgage called me and I told them that again did not receive my hard copy disclosures, and that the fees were almost triple to what was agreed on, they asked me if I was cancelling my application. I told that I wanted the fees that they agreed to and that was displayed on the 1st set of closing papers. They reiterated that I was cancelling the loan application. Then in XXXX they reported me as late to the credit agencies, dropping my scores by XXXX points. I called them and they admitted that they had made an error because of an escrow shortage. But there was never an escrow shortage because I never received any escrow refunds. I asked them to put a trace on the escrow checks. They verified that none were ever cashed. I became alarmed that Freedom was now showing my escrow was short and afraid that they would not pay my real estate taxes. So I paid the taxes and notified them that I had paid the taxes myself for XXXX. To date they have still not applied the missing escrow amounts, they continue to report me late to the credit agencies forcing my score even lower to prevent me from refinancing my loan and have neglected to reanalyze my escrow account and adjust it after the tax payment. Freedom Mortgage tried to force me into a predatory loan and when I refused, they retaliated by incorrectly reporting me to the credit agencies. I have been on bi-monthly mortgage autopayments since XX/XX/XXXX. Freedom Mortgage adjusts the amount of my payment accordingly as demonstrated by all previous incidents of payment adjustments. Freedom Mortgage changes the payment amounts based on their escrow analysis and then adjusts my payments. The account from which they draw if always funded and never short. Freedom Mortgage has damaged by credit rating, causing me monetary damages by denying me the opportunity to apply for credit with a higher credit score at a time when the interest rates were lower. My complaints have not yielded any resolutions, my money is still missing and has not been returned to my escrow accounts, and they continue to report me as late. Please note that I have notified the credit agencies of the error, sending them the documentation to prove that I have not been late with my payments to Freedom Mortgage. The credit agencies did remove the late payment but did not return my scores to what they were before the late payment report.
